Kansas City Chiefs tight end Travis Kelce could return for his team’s game against Jacksonville Jaguars on Sunday.
Kelce hyperextended his knee in training last week and missed the reigning Super Bowl champions’ 21-20 defeat to Detroit Lions but head coach Andy Reid says the 33-year-old’s fitness is improving.
Reid said: “Travis is getting better. We’ll see how he does the rest of today or tomorrow and we’ll go from there.”
In Kelce’s absence against Lions, backup tight ends Noah Gray and Blake Bell combined to catch five passes for 43 yards.

Miami Hurricanes football safety Kamren Kinchens was carted off the field after a tackle attempt during the team’s 48-33 upset victory against No. 23 Texas A&M on Saturday.
The injury happened late in the fourth quarter at Hard Rock Stadium, when Kinchens took a blow to the chest as he attempted to tackle Aggies receiver Ainias Smith. The safety laid motionless after making the tackle.
Players from both teams gathered around the 20-year-old as he was looked at by medical staff. The All-American player was carted off the field following a lengthy delay.
According to ABC’s broadcast of the game, Kinchens was awake and communicating with medical staff as he left the field. He was taken to Ryder Trauma Center in Miami.
Miami Hurricanes football head coach Mario Cristobal said in the team’s postgame news conference that tests on Kinchens seemed to be “relatively normal.”
“We’re going to head over there right after I get done with this press conference to see how he’s doing but it seems like we’re going to be fine,” Cristobal said.

The Los Angeles Rams’ star receiver Cooper Kupp will miss the team’s first four games of the new NFL season after being placed on the injured reserve list.
Kupp will now be sidelined until at least Week Five, when the Rams host Philadelphia on October 8.
The Rams also put new tight end Hunter Long on injured reserve on Saturday, just one day before their season opener in Seattle against the Seahawks.
Kupp injured his hamstring August 1 in training camp, and he aggravated the injury late last month. The Super Bowl 56 MVP got treatment and saw a specialist in Minnesota in recent days but didn’t improve enough to play.
Kupp also missed the final eight games of last season with an ankle injury. He won the triple crown of receiving in 2021 and was named the AP’s NFL Offensive Player of the Year before leading the Rams to their Super Bowl victory over Cincinnati.
The Rams also signed kicker Brett Maher and quarterback Brett Rypien from their practice squad ahead of their trip to Seattle to face the Seahawks. Rypien will be the backup to Matthew Stafford in the absence of Stetson Bennett, who wasn’t put on injured reserve despite a shoulder problem which is likely to prevent him from suiting up in Seattle.
Los Angeles also signed linebacker Troy Reeder from its practice squad, ahead of the trip to Lumen Field.

Super Bowl-winning defensive tackle Ndamukong Suh will join the Sky Sports NFL coverage for four weeks during the 2023 season.
The five-time Pro Bowler and three-time first-team All-Pro brings with him 13 seasons worth of expert knowledge, during which he has recorded 600 tackles and 71.5 sacks while winning one Championship ring across spells with five teams since being drafted by the Detroit Lions as the No 2 overall pick in 2010.
Suh arrives on the back of featuring in the Philadelphia Eagles team that reached Super Bowl LVII, where Nick Sirianni’s side were beaten by the Kansas City Chiefs.
He previously starred in the Tampa Bay Buccaneers team, led by Tom Brady, that toppled Patrick Mahomes and the Chiefs to win Super Bowl LV at the end of the 2020 season, having made the first of his three Super Bowl appearances with the Los Angeles Rams team that came up short against the New England Patriots in 2018/19.

“You can expect a lot of excitement, great insights on football, especially from somebody who’s been doing it for 13 years plus and potentially 14 years,” Suh told Sky Sports.
“We’ll see how things pan out after my amazing time over in the UK with you guys so just looking to have a lot of fun and give great insights.
“I’ve explored the UK a lot. I think this will be probably my seventh or eighth time over. I’m looking forward to getting to my favourite restaurant in London, and then obviously to go check out some great football as you guys call it over there. I grew up playing since I was three and love watching the Premier League.

The key to winning a Super Bowl…
The race to Super Bowl LVIII in Las Vegas is on, with Suh able to vouch for the prime ingredients to any Championship contender.
“Outside of the little bit of luck, a lot of hard work,” he says. “Along with consistency and a team coming together, you’ve been able to see teams, dynasties that have core members for long periods of time, but then you’ve been on the flipside to see a team just put it together at the right time, which I think when you look at my run with Tampa Bay and winning a Super Bowl.
“We had an amazing group of guys on defense, amazing group of guys on offense and we all put it together collectively as a team at the right time. Because we went through plenty of struggles throughout that season and it was not smooth sailing like it was when I was in Los Angeles.
“My first Super Bowl, when I went to it was smooth sailing outside of one blemish during the regular season against the Saints and then maybe a couple towards the end of the year. But overall it’s like we’re just running over most of the NFC, even the league when we got into the playoffs, and then just at the very end, we couldn’t put it together to cement the deal. But I think there’s a combination of ways you get to this to the Super Bowl but it always comes down to hard work.”
The winning feeling
Suh finally captured his first Super Bowl ring a decade after entering the league, the wait only making the feeling of eventual victory even sweeter.
“That emotion was pure joy and excitement,” he recalls. “It was probably one of the best years of my life, if not the best year of my life. One not only winning a Super Bowl but bringing my kids in, my twin boys into the world as champions.
“And I’ve always said this, my wife is been a huge part of my success. She first moved in when I was living in Los Angeles, and that was my first year to get to a Super Bowl. Unfortunately, we couldn’t win it, but I was in the NFC Championship Game and then ever since then have been vying for one and been in three of the last six Super Bowls.
“She’s a big part of my corner, so you’ve got to have a strong woman behind every great man.”

Can Suh’s Lions surprise the NFL?
Suh’s introduction coincides with a season in which his former team Detroit have been touted as one of the league’s potential surprise packages after a sparkling end to the 2022 campaign.
“I think the biggest story I’m excited to watch and see is the city of Detroit and the Lions,” said Suh. “I’m excited to see them hopefully get back to an elite level like we were when I was playing there. We had some great seasons but 2014 especially.
“Aidan Hutchinson. Jared Goff, who I played with, and then obviously I wish the best for Dan Campbell, who was my interim head coach in Miami and spent some good time with him. Always respected him and and loved playing for him and then also against him when he was at the Saints.
“He (Campbell) is a ball of energy, just full non-stop bouncing off the walls. Great energy guy. There’s no quiet time around him from recollection. But a coach that you love to play for. Always brings excitement to the game, even through tough times. He finds a way to be very positive and push people, which I’ve always appreciated about him.”

Having spent five seasons with Detroit from 2010-2014, the former Nebraska Cornhusker is eager to see Lions fans treated to another Super Bowl run.
“There’s no question you wanna see about some loyal fans,” he added.
“Detroit has some of the most loyal fans and normally the only fans that I would pick over them as loyal fans would be the University of Nebraska, which are obviously the best fans in college football!
“I definitely believe that city is deserving of a Super Bowl, and I wish I could be there. Part of something of that nature because I know it would be amazing. I got so much joy and support from them and I love that city deeply.”

No longer content simply to ask where the beef is, a growing number of consumer are going to court to find out and filing lawsuits claiming that restaurants are being deceptive in how they market their menu items.
Burger King is the latest company in the crosshairs. In August, a federal judge in Florida refused to dismiss a class-action suit that claims Burger King’s ads overstate the amount of meat in its Whopper burger and other sandwiches.
But Burger King is far from the only one. Perkins Coie, a law firm that tracks class action suits, said 214 were filed against food and beverage companies in 2022 and 101 were filed in the first six months of this year. That’s a huge increase from 2010, when just 45 were filed.
Pooja Nair, who represents food and beverage companies as a partner with the Beverly Hills, California-based law firm Ervin Cohen and Jessup, said waves of class action lawsuits started hitting federal courts a few years ago.
Some of the first were false advertising claims against snack chip makers for not completely filling the bags; most of those were dismissed, she said. Since 2019, hundreds of lawsuits have been filed asserting that consumers are being misled by “vanilla-flavored” products that don’t contain pure vanilla or vanilla beans.
More recently, a suit by a Chicago resident against Buffalo Wild Wings that the fast-food chain’s boneless chicken wings don’t consist of a deboned wing and amounts to false advertising. Another case alleges that Taco Bell’s advertising is “unfair and materially misleading,” claiming that the restaurant company overstates how much “beef and/or ingredients” are in its menu items.
Plaintiffs’ attorneys largely file the cases in the same courts in New York, California and Illinois, she said, where federal courts are less likely to dismiss them outright.
Suits against McDonald’s, Taco Bell, Wendy’s
While the case against Burger King was filed in Miami, where its parent company has its U.S. headquarters, one of the attorneys who filed it has similar cases pending in New York against McDonald’s, Taco Bell and Wendy’s. That attorney, James Kelly, didn’t respond to a message seeking comment.
Companies often settle cases before a lawsuit is filed instead of spending the time and money fighting it in court, Nair said. Earlier this summer, A&W and Keurig Dr Pepper agreed to pay $15 million to settle claims they had deceived customers with the label, “Made with aged vanilla” on cans of soda which actually used synthetic flavoring.
Others say growing consumer awareness is behind the trend. Social media can instantly make a photo of a soggy sandwich go viral, informing other potential plaintiffs, said Jordan Hudgens, the chief technology officer for Dashtrack, an Arizona-based company that develops restaurant websites.
Rising awareness of health and nutrition is also causing people to question product claims, he said.
Ben Michael, an attorney with Michael and Associates in Austin, Texas, said inflation also might be making restaurants a target right now, since some may have cut back on portion sizes to cut costs.
“Unfortunately, many businesses make these changes without consulting their marketing department or updating their menus to represent new portion sizes and ingredients,” he said. “This leaves them open to the kinds of lawsuits we’ve been seeing more of.”
How big is my burger?
In the Burger King case, plaintiffs in multiple states sued in March 2022, claiming that advertisements and photos on store menu boards show burgers that are about 35% larger, with double the meat than the burgers they purchased. The plaintiffs said they wouldn’t have bought the sandwiches if they had known the actual size.
A Burger King spokesperson said the plaintiffs’ claims are false, and that the beef patties in its ads are the same ones it serves across the U.S.
In late August, U.S. District Judge Roy Altman dismissed some of the plaintiffs’ claims. He ruled that the plaintiffs can’t argue that television or online ads constituted a “binding offer” from Burger King, because they don’t list a price or product information. But he said the plaintiffs could argue that the images on the menu boards represented a binding offer. He also didn’t dismiss claims of negligent misrepresentation.
Nair said it’s unclear how the case will be resolved. Generally, she said, cases against fast food giants have been hard to win. Unlike boxes of cereal or sodas, every sandwich is different, and some might look more like the images on menu boards than others. The U.S. Supreme Court hasn’t weighed in on these issues, so they’ve been decided on a court-by-court basis.
In 2020, a federal appeals court upheld the dismissal of a lawsuit against Dunkin’. The plaintiffs said the company deceived them when it said their wraps contained Angus steak; they actually contained ground meat.
Ultimately, the Burger King case and others could cause companies to be more careful with their ads, said Jeff Galak, an associate professor of marketing at Carnegie Mellon University’s Tepper School of Business. But that could come at a cost; more realistic photos might lead to lower sales.
“There’s a legal line. When is it puffery and when is it deceit?” Galak said. “Companies are always trying to ride right up against that line.”

San Francisco 49ers quarterback Trey Lance’s future is unclear
Sam Darnold has won the back-up quarterback role for San Francisco 49ers, casting doubt over Trey Lance’s future with the California team.
The 49ers traded three first-round draft picks to acquire Lance less than three years ago but are now reportedly “considering all options” with regards to their next move.
NFL Network first reported that Darnold had beaten out Lance for the back-up job behind No 1 Brock Purdy.
Lance spent his rookie season supporting Jimmy Garoppolo, starting just two games as an injury replacement and being hampered by a finger injury on his throwing hand.

The 23-year-old was handed the starting position last season, but that lasted less than five quarters as he broke his ankle early in Week 2 and was sidelined for the rest of the campaign.
Purdy, taken with the last draft pick in 2022, came on late in the season and won his first seven starts to take over the starting slot.
San Francisco signed Darnold in free agency and he did enough in training and preseason games to beat out Lance.
Lance has completed 56 of 102 passes in his brief NFL career for 797 yards, five touchdowns and three interceptions.
If San Francisco can find a trade partner for Lance, his four starts will be the fewest for any quarterback for the team that drafted him in the top five in the common draft era.
Jack Thompson started five games for Cincinnati after being taken third overall in 1979.
Seeing superstar soccer player Leo Messi’s debut in the New York area could cost you as much as a steak dinner at Peter Luger.
Saturday’s Inter Miami CF match marks Messi’s first regular season Major League Soccer game, and demand to see it is sending ticket prices nearly 1,000% higher than they usually are for the New York Red Bulls.
Ticket reseller VividSeats told CNN that the average price for this weekend’s game is averaging $483. That’s well above the usual $46 it costs to snag a ticket to the MLS team, which plays in Harrison, New Jersey (a half hour away from Manhattan).
A search on VividSeats reveals that some seats are costing as much as $3,600 for the first-row, but you have to buy all four, totaling nearly $15,000. Of course, there are plenty of cheaper seats, with some as “low” as $345.
For the New York Red Bulls, Messi’s appearance is “trending as the Red Bull’s hottest ticket in over a decade,” a VividSeats spokesperson told CNN. The second costliest game for a ticket was a friendly with FC Barcelona in July 2022, when a ticket cost about $270.
Prices for MLS games where Messi is playing have surged since the 36-year-old entered American competition. He’s also been on a hot streak since his American arrival last month. Last weekend, he helped Inter Miami capture the Leagues Cup title and scored the club’s first trophy. The Leagues Cup is an annual tournament between MLS and Mexico’s Liga MX.
The pressure is only intensified for Messi this weekend, when Inter Miami tries to climb out of last place in the MLS standings and possibly into playoff contention as the season nears its ending in October.
“Messi mania” extends beyond the pitch, too. Apple said that subscriptions to its soccer streaming package have soared since Messi joined in July. And Adidas said that demand for Messi’s jersey has been “truly unprecedented,” sparking an order backlog until October.
Retailer Soccer.com told CNN on Tuesday that top eight-selling jerseys on its website are Messi related, including his Argentina kit and Inter Miami shirt. The Florida team is now the top-selling MLS club kit in all US states, except Vermont. Previous to him joining, the Inter Miami jersey was the only top-selling jersey in Florida.
Soccer superstar Lionel Messi’s move to Major League Soccer has made an impact on ticket sales, as prices for late-season games in the U.S. have surged by over 1,700% on the secondary market, compared with last year.
Messi signed a blockbuster contract with the club Inter Miami CF in July for $50 million to $60 million per year, which includes an equity stake in the team, CNN reports. Messi also signed undisclosed revenue-sharing agreements with Apple TV and Adidas.
Messi coming to the U.S. has created a surge of interest in the team and MLS, which isn’t commonly considered among the world’s top-tier leagues in terms of overall talent.
With Messi’s signing, subscriptions to “MLS Season Pass” on Apple TV have doubled, according to Inter Miami owner Jorge Mas. Inter Miami’s Instagram account has grown from 1 million to 14 million followers, according to the Miami Herald. And demand for Messi-branded jerseys has been so strong that the MLS’ official online store has pushed off delivery on orders until as late as October.
Perhaps most strikingly, Inter Miami ticket prices have increased for both home and away games.
For home games, the average list price on the secondary market is up from $152 to $864 since Messi’s signing, an increase of 468% as of Aug. 18, according to data provided by TicketIQ.
The effect is more pronounced for the away games, which include larger markets such as New York and Los Angeles. For all remaining away games combined, average ticket prices are up by 1,002% compared with last year, as of Aug. 15.
Here’s a look at the average ticket prices for Inter Miami’s remaining games this season.
For an upcoming game against the New York Red Bulls, the average ticket price is $1,674. Last year, the average ticket price against the same team was only $90 — a 1,760% difference.
Similarly, the average ticket price for a game against rival Orlando City SC was only $97 in 2022, but has skyrocketed to $1,755 with Messi’s arrival — a 1,709% difference.
Even the cheap seats have bumped up in price. The lowest-cost ticket for a game against the New York Red Bulls has shot up from around $36 to $578 with Messi’s arrival, according to TicketIQ data. Likewise, the cheapest ticket for a match against Chicago Fire FC was $23 last year but has since climbed to $192.

MIAMI (AP) — Lolita, an orca whale held captive for more than a half-century, died Friday at the Miami Seaquarium as caregivers prepared to move her from the theme park in the near future.
The Seaquarium posted a statement from the nonprofit group Friends of Toki on social media that Lolita — also known as Tokitae, or Toki — started exhibiting serious signs of discomfort over the past two days. Seaquarium and Friends of Toki medical team members began treating her immediately and aggressively, but the 57-year-old orca died from an apparent renal condition, the statement said.
“Toki was an inspiration to all who had the fortune to hear her story and especially to the Lummi nation that considered her family,” the Friends of Toki statement said. “Those who have had the privilege to spend time with her will forever remember her beautiful spirit.”
Animal rights activists have been fighting for years to have Lolita freed from her tank at the Miami Seaquarium. The park’s relatively new owner, The Dolphin Company, and the nonprofit Friends of Toki announced a plan in March to possibly move her to a natural sea pen in the Pacific Northwest, with the financial backing of Indianapolis Colts owner Jim Irsay.
“I am heartbroken that Toki has left us,” Irsay said in a statement. “Her story captured my heart, just as it did millions of others. I was honored to be part of the team working to return her to her indigenous home, and I take solace in knowing that we significantly improved her living conditions this past year. Her spirit and grace have touched so many. Rest in peace, dear Toki.”

Lolita retired from performing last spring as a condition of the park’s new exhibitor’s license with the U.S. Department of Agriculture. She’s not been publicly displayed since. In recent months, new upgrades had been installed to better filter the pool and regulate her water temperature.
Federal and state regulators would have had to approve any plan to move Lolita, and that could have taken months or years. The 5,000-pound (2,267-kilogram) had been living for years in a tank that measures 80 feet by 35 feet (24 meters by 11 meters) and is 20 feet (6 meters) deep.
A LATAM Airlines flight from Miami to Santiago, Chile, had to make an emergency landing after one of the plane’s pilots suffered an apparent heart attack in the bathroom.
Midway through the trip, flight attendants discovered Captain Iván Andaur Santibáñez collapsed and unresponsive, prompting the plane’s two co-pilots to land in Panama City.
A nurse and two doctors boarded the plane but could not resuscitate Andaur.
“When the plane landed, emergency services provided life-saving help, but the pilot sadly passed away,” the airline told The New York Post. “LATAM Group is deeply saddened by this event and takes this opportunity to express our most sincere condolences to the family of our employee.”
The nurse, who identified herself only as Isadora, said: “Unfortunately, we did not have the necessary or sufficient supplies to perform a good resuscitation.”
It was unclear what supplies she was referring to.
About the flight
There were 271 passengers aboard LATAM Airlines flight 505, a Boeing 787-9 Dreamliner, according to The Independent. The plane departed Miami at 10:11 pm on Monday. In addition to the three pilots manning the flight during the medical emergency, the flight also had a relief captain and first officer onboard. According to reports, it took the pilots about 30 minutes to land the plane after learning of the incident.
“They told us that we were going to land because the pilot felt sick, and when we arrived, they asked us to evacuate the plane because the situation had worsened,” said an unidentified passenger.
Captain Santibáñez was a 25-year veteran of the airline.
In a statement, LATAM Airlines said:
“We are deeply moved by what has happened, and we extend our sincere condolences to the family of our employee. We are deeply grateful for his 25-year career and his valuable contribution, which was always distinguished by his dedication, professionalism, and dedication. During the flight, all the necessary safety protocols were carried out to safeguard the life of the affected pilot.”

Former Minnesota Vikings running back Dalvin Cook has signed a one-year deal with the New York Jets
Two big-name NFL running backs have new homes, with former Minnesota Vikings star Dalvin Cook signing with the New York Jets and ex-Dallas Cowboy Ezekiel Elliott joining the New England Patriots.
The Jets and Cook have agreed to terms on a one-year deal worth up to $8.6m, NFL Network Insiders Ian Rapoport and Tom Pelissero reported on Monday. Cook confirmed the deal by reposting social media posts about the news.
After being released by the Vikings on June 9 following his fourth straight 1,000-yard season, the four-time Pro Bowler will team up with an ex-NFC North rival, Aaron Rodgers, in New York. The Jets’ backfield is currently led by Breece Hall, who averaged 5.8 yards per attempt across seven games as a rookie last season before tearing his ACL.
Cook was slated to earn $11m in 2023 with Minnesota, where he rushed for 5,024 yards and 43 touchdowns the past four seasons.
The 28-year-old is coming into this season off the back of surgery in February, the latest in a series of major shoulder issues that include a dislocated shoulder and torn labrum.

Elliott, who led the NFL in rushing in 2016 and 2018 and posted four 1,000-yard seasons in Dallas, was slowed in the second half of last season because of a knee injury and posted a career-low 876 yards at 3.9 yards per carry.
He ranks third in Cowboys history in rushing yards (8,262) and rushing touchdowns (68) behind Hall of Famers Emmitt Smith and Tony Dorsett.
Jeff Bezos, the founder of Amazon, is buying an estate on an exclusive man-made barrier island in Miami known as “Billionaire Bunker,” where he will be neighbors with a growing list of celebrities including Tom Brady, Ivanka Trump and her husband, Jared Kushner.
Bezos, 59, is paying $68 million for the three-bedroom, waterfront home, which sits on 2.8 acres, Fortune magazine and Bloomberg reported. The Amazon founder stepped down as CEO in 2021 to devote more time to philanthropy and other projects.
MTM Star International is listed on Miami-Dade property records as the previous owner of the home. The county website does not list Bezos as the owner, but shows the property sold in June.
Guillermo Olmedillo, the village manager of Indian Creek Village, told The Associated Press he has no information about the purchase. The village has a country club and its own police force.
County records show the property previously sold for $1.4 million in 1982. The home has 9,300 square feet and a pool.
Bezos is not new to Miami. He graduated from Palmetto High School.
According to a “real-time” billionaires list compiled by Forbes, Bezos is the third richest person in the world with a net worth of about $161 billion.

On Friday, Bezos and his partner Lauren Sánchez announced another big expenditure: plans for a $100 million donation to help Hawaii recover from the devastating wildfires.
“Jeff and I are heartbroken by what’s happening in Maui,” Sánchez wrote on Instagram, saying they were “creating a Maui Fund and dedicating $100 million to help Maui get back on its feet.”
In November, Bezos told CNN he plans to give away most of his fortune to charity during his lifetime. He said he Sánchez were “building the capacity to be able to give away this money,” but declined to provide details on where he’d likely direct his money.

At the beginning of August, CrowdStreet CEO Tore Steen stepped down amid fire after more than $50 million went missing, as reported in Bisnow. The funds had been raised for deals in Atlanta and Miami by New York real estate firm Nightingale Properties, and they never closed. Both the Atlanta and Miami entities filed for Chapter 11 bankruptcy, per Bisnow.
The recent events raise questions over whether sponsors should consider raising money through crowdsourcing platforms such as CrowdStreet. When evaluating the options, it’s important to note that there are different structures, and some cater to accredited investors while others accept non-accredited investors. The way funds are raised on platforms can vary too. While certain crowdfunding sites enable sponsors to have direct contact with investors, others keep the relationship anonymous.
Looking at the bigger picture, crowdfunding has been on the rise in recent years. Leading platforms have raised significant amounts. CrowdStreet, for instance, has funded more than 750 deals with over $4 billion invested.
Given the recent events, however, it’s important to note that clearly, there will be some challenges ahead as investors grow concerned over the legitimacy of these tools. Sponsors may want to make sure that the funding of their deal is not fully reliant on a crowdfunding raise. It’s also more crucial than ever to carry out due diligence before making an investment.
A starting point could be to check if the platform is open to accredited investors or non-accredited investors. In this article, we’ll look at the difference between these categories, and consider how crowdfunding has opened avenues for non-accredited investors. In the following article, we’ll cover crowdsourcing options for accredited investors.
Accredited and Non-Accredited Investors
Historically, real estate investments have often been limited to accredited investors. To qualify as an accredited investor, certain criteria must be met. This consists of having a net worth of more than $1 million excluding the primary residence, or an income of more than $200,000 individually or $300,000 as a couple during each of the past two years with an expectation to continue with the same salary in the current year, according to the SEC.
In recent years, crowdfunding has changed this concept, with some platforms opening the gates to larger pools of investors who are non-accredited. These individuals will have a net worth of less than $1 million excluding their home and earn an income of less than $200,000 as an individual or $300,000 as a couple during the previous two years.
The SEC has certain investing guidelines for non-accredited investors. If their annual income or net worth is less than $107,000, the investment limit is either $2,200 or 5% of their annual income or net worth, whichever is greater. If both the annual income and net worth are $107,000 or more, the limit is the greater of 10% of their annual income or net worth, up to $107,000.
Crowdfunding for Non-Accredited Investors
Some of the well-known platforms for non-accredited investors include RealtyMogul, Yieldstreet, and DiversyFund, and Fundrise, as mentioned in Nerd Wallet. Other options are GROUNDFLOOR, Roofstock, and Small Change. These sites are always changing, so you’ll want to check the latest updates and reviews before moving forward with an investment.
When I interviewed Jamison Manwaring on my podcast, “The Insider’s Edge to Real Estate Investing,” he shared his passion to give opportunities to a broader audience. Jamison is the co-founder and CEO of Neighborhood Ventures, a crowdfunding platform which is open to non-accredited investors with starting amounts as low as $1,000 for multifamily.
In addition to navigating the ample regulation in crowdfunding, Jamison noted the importance of educating investors and developing trust. “It doesn’t matter if the check is $1,000 or $1 million—people look at it the same,” he said. When breaking into crowdfunding, he and his partner agreed to try raising $500,000 that they needed for a deal via online, rather than tapping friends. Through the process, they learned that investors were looking for consistent returns and structured the plan accordingly. “In four weeks we funded the whole project,” he explained.
The Intricacies of a Crowdfunding App
Janine Yorio, the CEO of Everyrealm who served as the head of real estate at Republic, joined my podcast to discuss her experience and background in the crowdfunding space. Republic enables non-accredited investors to participate with venture capitalists for as little as $50. Prior to her time there, Janine spent years building and running a fintech app called Compound which was acquired by Republic in 2020.
On the show, Janine discussed the significant upfront investment needed to build the app and get approval for it. During this time, she and her partner carried out marketing efforts to inform investors of their options. Once the app was in place, individuals jumped at the chance to contribute as little as $100. More than 4,000 participated in the first investment, and $450,000 was raised through the app. “We never talked to people on the phone,” Janine shared on my podcast. “It was all through the app and fully automated.”
Janine’s crowdfunding app was used for projects in places like Miami, Nashville and Austin, with an eye for locations that were booming. “We wanted to make it so you could invest passively in a downtown urban core,” she shared. “Real estate is the world’s largest asset class…the more we can increase the ownership and improve what that looks like, the more people can invest and play alongside the big players.”
Ultimately, those who want to use crowdfunding to raise funds could find opportunities, though investor demand may drop given the recent fallout. In addition, there are many legal complexities to follow, and you’ll need an attorney to help you sort through them. New investors may be well suited to begin with a partner who has access to other sources of funding while building a track record.

Aaron Rodgers defended offensive coordinator Nathaniel Hackett after the latter recently was slated by Denver Broncos coach Sean Payton.
The New York Jets quarterback responded to the critical comments Denver Broncos’ head coach Payton recently made about Hackett.
On Thursday Payton told USA Today that Hackett’s 15-game stint with the Broncos last season “was one of the worst coaching jobs in the history of the NFL”.

The Broncos were 4-11 when they fired Hackett and finished 5-12.
Payton also said there were “20 dirty hands” around Russell Wilson’s career-worst season, and directed some pointed remarks at the Jets – Hackett’s new team where he and Rodgers are reunited after enjoying success together at Green Bay.
Payton subsequently apologized for his comments on Friday. However Rodgers didn’t let it end there.
“It made me feel bad that someone who has accomplished a lot in the league is that insecure that they have to take another man down to set themselves up for some sort of easy fall if it doesn’t go well for that team this year,” Rodgers told NFL Network.
“I think it was way out of line, inappropriate, and I think he needs to keep my coaches’ names out of his mouth.”
Rodgers, acquired by New York in April from Green Bay, said Hackett is “arguably my favourite coach I’ve ever had in the NFL”.
They worked together for two of Rodgers’ four NFL MVP awards in 2020 and 2021 with the Packers.
Payton also criticized the Jets for being the latest NFL team “trying to win the offseason” – something he said the Broncos tried to do under Hackett and were “embarrassed”.
On Thursday Jets coach Robert Saleh said: “Hackett’s doing a phenomenal job here.”
He added: “There’s a lot of people that are hating on us and a lot of people looking for us to fail.”

Payton on Friday said he regretted the remarks in which he disparaged Hackett, and said he would reach out to him and Saleh “at the right time”.
“Listen, I had one of those moments where I still had my Fox hat on and not my coaching hat,” said Payton, who’s returning to the sideline this season after a year’s sabbatical during which he worked as a studio football analyst for Fox Sports following a 15-year stint with the New Orleans Saints.
Rodgers told NFL Network he thought Payton’s initial comments “were very surprising, for a coach to do that to another coach”.
Meanwhile, the back-and-forth makes the Jets’ matchup in Denver in Week 5 on October 8 a bit spicier.
Payton acknowledged it “certainly will bring more interest to the game when we play them, but that seems like years from now”.
The Federal Aviation Administration is investigating a near mid-air collision involving an Allegiant Air flight and a business jet over the Miami area on July 23. According to the FAA, the Allegiant pilot took “evasive action” to avoid the collision.

Nyheim Hines will miss the whole 2023 NFL season after suffering a serious knee injury in a jet ski accident.
Another rider collided with the Buffalo Bills running back while he was sitting on a jet ski, according to reports.
The 26-year-old was expected to be the Bills’ primary kick returner and a back-up running back used primarily on third downs.
Hines will need surgery and will be out for the whole season
Hines was sitting on a stationary jet ski when he was struck, a person with knowledge of the situation told The Associated Press on Monday.
It is thought Hines will require surgery after suffering a significant injury to his ACL in the incident.
It was not immediately known when he was hurt or where the accident took place.
Hines joined the Bills in a trade with Indianapolis last November and appeared in a combined 16 games and started five. He caught 30 passes for 241 yards and a touchdown and ran 24 times for 33 yards and a TD.

Messi’s U.S. arrival is generating a frenzy of excitement in South Florida, with soccer fans extending him a warm welcome. The Miami Herald even dedicated a full-page message saying “Bienvenido Messi” last Sunday.
Messi, who is Argentinian and regarded as one of the greatest players in soccer history, recently won his first World Cup trophy for his home country. He now brings his global celebrity to the U.S., after announcing last month he has decided to play in the MLS.
Messi’s arrival, coupled with the Women’s World Cup as the women’s national team efforts a three-peat, will contribute to the growth of soccer in America, said Roger Bennett, co-founder of Men in Blazers, a soccer-focused media company.
“America will be a normal football nation in which the game is loved and it thrives, and maybe one day will produce a Lionel Messi of our own, which is when we know we’ve really made it,” said Bennett.
Bennett compared Messi’s arrival in the U.S. to LeBron James deciding “he’s gonna pack up and go and play for the Shanghai Sharks in China.”
His decision to play for Inter Miami not only marks a milestone moment for the MLS, but also represents a significant partnership for the league’s new streaming partner, Apple TV. The team secured the lucrative deal with some creative arrangements, including a cut of the broadcasting uptick for Apple TV subscriptions worldwide and negotiations with Adidas to share a portion of their profits.
Inter Miami’s owner, Jorge Mas, revealed that the deal to bring Messi to the team could be worth an astonishing $50-60 million a year.
“I’ve gotta give huge respect to Major League Soccer,” Bennett said. “This is an incredibly creative, a groundbreaking, a deeply inventive deal.”
The Messi family’s familiarity with Miami played a significant role in the decision, as they already had an apartment in the city, making it feel like home, according to Bennett.
In addition to his impact on the field, Messi’s presence is creating a buzz among fans and potential investors alike. Ticket prices for his first match with Inter Miami soared, reaching more than $100,000 for some seats, and demand for Inter Miami matches throughout the league has skyrocketed.

Members of a Florida family who for years touted an industrial bleach mixture as a miracle cure for a variety of health conditions, including COVID-19, were found guilty of federal crimes Wednesday in Miami.
Mark Grenon, 65, and sons Jonathan, 37, Joseph, 35, and Jordan, 29, were convicted of conspiring to defraud the United States and deliver misbranded drugs after their church, the Genesis II Church of Health and Healing, sold $1 million worth of their so-called Miracle Mineral Solution, or MMS, according to court records.
The Grenons, who represented themselves and declined to speak or make opening statements during their two-day trial, were hit with the verdict after a jury deliberated for about 30 minutes, the Miami Herald reported.

According to court documents, the Grenons operated their organization online, calling it “a non-religious church” focused on health and healing. Their website included news and testimonials that claimed the Miracle Mineral Solution could cure everything from Alzheimer’s disease to autism.
The solution is actually chlorine dioxide, a powerful bleach often used in industrial water treatment or for stripping textiles and paper, federal authorities said.
The Grenons had created their church with a man named Jim Humble, who claims on his website that he discovered MMS in 1996 during a gold mining expedition in South America. The site describes it as “a simple health formula that cured malaria.”
Humble writes that he’d been interested in health and medicine since managing a Los Angeles health food store, and he also claims to have been a research engineer in the aerospace industry.
“Over the years Jim has maintained his interest in alternative health, and worked with numerous healing modalities including healing his own broken neck in record time using magnets,” his website says.
Humble retired from the church in 2017. He did not immediately respond to HuffPost’s request for a comment.
In a 2014 interview posted online, Mark Grenon spoke about forming the church with Humble. The self-appointed archbishop detailed how he promoted MMS with pseudoscience and conspiracy theories, claiming that modern diseases were not only human-made but “planned.”
“You go back a 150 years ago, they didn’t have all these diseases that are, I believe, man-made by industrial toxins, by chemical, by medicine, by processed foods,” Grenon said. “I’ll go as far to say it was planned to control mankind like this.”
In 2019, the Food and Drug Administration issued a warning to the public about the Miracle Mineral Solution.
“The FDA has received reports of consumers who have suffered from severe vomiting, severe diarrhea, life-threatening low blood pressure caused by dehydration, and acute liver failure after drinking these products,” the agency said.
In April 2020, federal authorities announced that they were halting the sale of MMS, calling the product “unapproved, unproven, and potentially dangerous.”
In a video posted to his YouTube channel on July 4 of that year Jonathan Grenon continued to promote MMS for healing illnesses and infections. Less than a week later, he, his father and his two brothers were charged for violating court orders to stop distributing the product.
After they were charged, federal authorities said they searched Jonathan Grenon’s home and found materials to manufacture MMS in his shed.
According to the Justice Department, officers seized a number of blue chemical drums containing nearly 10,000 pounds of sodium chlorite powder, thousands of bottles of MMS, and multiple loaded firearms, including a pump-action shotgun concealed in a custom-made violin case.
At the time, U.S. authorities only took Jonathan and Jordan Grenon into custody since Mark and Joseph Grenon were in Colombia, where they were accused of building a medical misinformation movement that garnered the support of politicians, army officers and celebrities.
Mark and Joseph Grenon were eventually extradited to the U.S. in 2022 following their August 2020 arrest in Colombia, with officials there saying that they sold MMS locally and arranged shipments to Europe and Africa.
The global impact of the Genesis II Church of Health and Healing only increased as the coronavirus pandemic raged. In Bolivia, officials said in 2020 that people could consume chlorine dioxide to treat COVID-19. And in Mexico, celebrity Verónica del Castillo said on Instagram that she used the substance to protect herself from the disease.
The Grenons are scheduled to be sentenced Oct. 6, according to court records.
Despite the Grenons’ arrest and trial, followers of their church continue to promote the bleach solution on a site formerly known as MMS Forum but now called The Chlorine Dioxide Forum.

The group led by Harris, who is a managing general partner at Harris Blitzer Sports & Entertainment (HBSE), includes Maryland businessman Mitchell Rales and Magic Johnson, who won five NBA titles during a Hall of Fame career with the Los Angeles Lakers.
“Congratulations to Josh Harris and his impressive group of partners,” NFL Commissioner Roger Goodell said in a statement.
“Josh will be a great addition to the NFL. He has a remarkable record in business, sports, and in his communities. The diverse group that Josh has put together is outstanding for its business acumen and strong Washington ties and we welcome them to the NFL as well.”
Dallas Cowboys owner Jerry Jones beamed as he walked off an escalator and headed toward the meeting room, granting a brief interview with reporters about the impending sale of his team’s division rival.
“It’s a hallmark day,” Jones said. “I’m excited about the prospects of going into Washington and giving them some capital punishment.”
Separately, the NFL also released the findings of the independent investigation into allegations of sexual misconduct and financial improprieties made by former employees of the Commanders.
Due to the findings, outgoing owner Dan Snyder will pay $60m to the league “in resolution of the findings and all outstanding matters.”
