She was presented with the organization’s 2023 Presidents Award in recognition of her contributions in fortifying CIBS and advancing the commercial real estate sector on Long Island.

“Melissa is a true advocate for our industry, and her contributions to our organization have been substantial,” CIBS Co-President Ted Stratigos, principal and managing director at Avision Young, said in a written statement. “Through her leadership and role as the chair of the CIBS W committee, our organization has expanded its leadership role within the industry and the region.”

A team of commercial real estate brokers and a Long Island development firm were recognized for outstanding achievements by the Commercial Industrial Brokers Society of Long Island and the Association for a Better Long Island at their joint event at the Heritage Club in Bethpage on Wednesday.

The CBRE team of Paul Leone, Martin Lomazow and Matt Manoogian earned the 2022 Most Ingenious Deal of the Year award for their work on the Baylis 495 Business Park in Melville. The project, developed by Phoenix-based Creation Equity, is a 103,500 square-foot warehouse on an 8.18-acre site at 125 Baylis Road that replaced an office building that had previously occupied the property.

The CBRE team signed a tenant, Keurig Dr. Pepper to the new building in August 2022. The company relocated from an adjacent building it had been leasing at 135 Baylis Road.

“This deal was truly a testament to teamwork. It was essential that we set this property apart from the competition and leverage its strengths,” Leone said. “Together, we were able to accomplish that and reach a mutually beneficial agreement for both the tenant and the landlord. We are grateful to CIBS and ABLI for this tremendous honor.”

In another award presentation, Plainview-based Rechler Equity Partners earned the 2022 Developer of the Year for its work on restoring the Canoe Place Inn and developing the Boathouses in Hampton Bays.

“This award is a testament to the hard work and collaboration our team, our partners and the community put into restoring the Canoe Place Inn while also accommodating for present day aesthetic, and amenities,” said Mitchell Rechler, co-managing partner of Rechler Equity. “We are grateful for the opportunity to work alongside the Town of Southampton and the Hampton Bay’s residents whose endless passion for their community is remarkable.  We feel this development’s design pays homage to the region’s rich history and seamlessly connects the past and present. Thank you to ABLI and CIBS for acknowledging our work.”

The Commercial Industrial Brokers Society of Long Island has launched a program of golf lessons for young professionals.

The program is designed to teach the fundamentals of the game while also facilitating networking with other real estate professionals.

The golf lessons are led by experienced golf instructors at the Nassau Country Club in Glen Cove and are open to CIBS-LI Future Gen members and non-members between the ages of 21 and 39. The program includes six lessons, covering topics such as swing mechanics, short game, putting, and course management, according to a CIBS-LI statement.

“We’re excited to offer this unique opportunity to our Future Gen members,” Joe Sorbara, CIBS-LI Future Gen committee chair and vice president at JLL, said in the statement. “Golf is a great way to connect with colleagues and clients, and our program is designed to help young professionals build their skills and confidence on the course.”

The golf program also features networking events and friendly competitions, providing participants with opportunities to meet and connect with other professionals in the industry.

“As a committee, we are looking to provide Future Gen members with opportunities to develop skills that will help them advance their careers in the industry,” Clem Coté, Future Gen committee member and managing principal at Sovereign Realty Group, said in the statement. “At the end of the day, these golf lessons are not just about improving your swing, they are about honing the discipline and focus necessary to succeed in business.”

Frank Soler, a principal at Sovereign Realty Group and CIBS-LI Future Gen member who attended this week’s lesson, said the program provides a great experience.

“Golf is both a life and a business skill and having a chance to learn from professionals is a tremendous opportunity,” Soler said in the statement. “But what made it truly unique is the camaraderie and sportsmanship among my fellow committee members. It’s a testament to all of the hard work CIBS puts into connecting people in our industry.”

  • Commercial brokers group establishes “Elite” designation | Long Island Business News

Commercial brokers group establishes “Elite” designation | Long Island Business News

The Commercial and Industrial Brokers Society of Long Island is creating a new industry designation of professional achievement called CIBS Elite.

The designation is aimed at qualified real estate practitioners with a strong transactional history in brokerage fee-based services.

Brokers will have the opportunity to achieve the CIBS Elite designation by passing four, three-hour education classes over the course of a year and maintain an active membership in CIBS, according to an organization statement. The courses include New York State brokerage law, professional ethics, and mediation and arbitration, with additional classes covering capital markets and investment properties, underwriting, valuation and appraisal, environmental insurance, and government assistance agencies such as industrial development agencies and the Empire State Development Corporation.

“As an organization, we must do everything we can to promote the best standards of our industry,” David Pennetta, CIBS co-president and executive managing director of Cushman & Wakefield, said in the statement. “In creating the CIBS Elite designation, we can better support those brokers who represent the best of our industry, while providing them additional tools to succeed.”

Ted Stratigos, CIBS co-president and managing director and principal at Avison Young, said the new designation will indicate to future clients that these brokers have a higher level of understanding.

“CIBS Elite designees should be considered the most qualified and experienced, the best of the best when choosing your real estate professional,” Stratigos said in the statement.

The program is set to launch in late spring with classes being held at several locations throughout Long Island. Additional information, including the application process and associated costs, will be posted shortly on the CIBS website at cibs-li.com.

  • Commercial brokers express cautious optimism at CIBS event | Long Island Business News

Commercial brokers express cautious optimism at CIBS event | Long Island Business News

An industry panel expressed cautious optimism when discussing the commercial real estate outlook for the year ahead.

More than 160 people attended the Commercial Industrial Brokers Society of Long Island’s 2023 State of the Industry event last week in Melville. The event featured a panel that included David Hercman, director of Asset Management at Milvado Property Group; Robert Kent, executive vice president and partner at Tritec; Craig Weiss, president of T. Weiss Realty; Kyle Crennan, managing director with JLL; Paul Leone, senior vice president at CBRE; and Melissa Naeder, senior director for Cushman & Wakefield. The panel was moderated by Peter Curry of Farrell Fritz, P.C.

The panel discussed trends and predictions for the industrial, office, retail, and multifamily sectors.

“The industry is approaching 2023 with cautious optimism,” CIBS Co-President Ted Stratigos, managing director and principal at Avison Young, said. “While some sectors continue to face challenges, our region has always been resilient. The retail and industrial sectors remain strong and we are all too familiar with the need for multifamily housing.”

The conversation focused on current market conditions, regional projects and the obstacles of doing business on Long Island.

“The commercial real estate industry faces many of the challenges other industries on Long Island do,” Curry said. “With the uncertain economic forecasts for the year ahead, the experts on the panel were quick to note the industry’s ability and history in outperforming other markets.”

Last month, CIBS announced its new slate of executive board members, including two members selected to serve as co-presidents, David Pennetta, two-time past CIBS president and Cushman & Wakefield executive managing director and Ted Stratigos, managing director and principal at Avision Young.

Other executive officers for CIBS include Ralph Benzakein of Cresa Long Island, who will serve as vice president; Melissa Naeder of Cushman & Wakefield, who’ll serve as treasurer; Leo Farrell of Avison Young, who serves as secretary; and United Realty principal Gary Schacker, who will serve as strategic officer.
