  • Sweetgreen is first new tenant opening at Manhasset Row reboot | Long Island Business News

    • The 4,018-sq.-ft. eatery marks the chain’s fourth Long Island location.

    • Manhasset Row redevelopment adds new tenants including Visual Comfort and Joe & The Juice.

     

    A Sweetgreen eatery will be the first of the new tenants to open at a redeveloped Manhasset retail property. 

    The new 4,018-square-foot fast-casual restaurant at 1593 Northern Blvd. is slated to open at 10 a.m. on Tuesday, Nov. 25. The Manhasset Sweetgreen will be the chain’s fourth on Long Island, following locations in Garden City, Woodbury and Huntington Station.

    Sweetgreen is one of five new tenants at the newly redeveloped Manhasset Row. The project from Manhasset 1577 LLC, an affiliate of Jericho-based AJM Real Estate, began about five years ago aiming to reimagine a strip of stores between 1575 and 1595 Northern Blvd. The developer removed part of the building to add more parking and reposition the property for its new tenants. 

    Formerly occupied by Sleep Number, Investors Bank, Mayweather Boxing + Fitness, Mystique Boutique and Destination Maternity, only the bank, now Citizens Bank, remains. Besides Sweetgreen, the new Manhasset tenants will include a 1,765-square-foot T-Mobile, Visual Comfort, a 3,247-square-foot designer lighting showroom, a 2,249-square-foot Joe & The Juice and a 1,670-square-foot Laser Away studio. 

    Patrick Breslin of CBRE represented T-Mobile, Brian Schuster of RIPCO Real Estate represented Visual Comfort, RIPCO’s Jason Sobel represented Joe & The Juice, Michael Miller of The Shopping Center Group represented Laser Away and Schuster and his RIPCO colleague Tom Rettaliata represented Sweetgreen. Sobel and Schuster represented the landlord, Manhasset 1577 LLC, in all of the Manhasset Row lease transactions. 

    “We started working with the original owners in 2019 and almost seven years later, it is incredibly gratifying to finally see the finished product. Kudos to the developer for having the fortitude to see it through,” Schuster told LIBN. “Manhasset Row sits in the heart of the ‘Miracle Mile’ which is among the most desirable and sought after retail markets in the entire New York metropolitan area. Given the location and the high-end aesthetic, which is so difficult to find on Long Island, no doubt this project will be a tremendous success.”  

    The Sweetgreen in Manhasset, which offers salads, warm bowls, protein plates and sides, will celebrate its opening day by giving its first 150 guests seasonal chocolates from Lazar’s Chocolate, apple cider donuts from Jericho Cider Mill and mini-Thanksgiving bouquets from Hometown Flower Company. In addition, Sweetgreen will donate a meal to Island Harvest for every meal purchased on opening day. 

    Publicly traded Sweetgreen was founded in 2007 when it opened its first restaurant in Washington, D.C. and now has about 250 locations throughout 19 states and the District of Columbia. The company reported 2024 revenue of $677 million.

    After a rainy morning in the Puget Sound region, Seattle Mariners fans are wondering if the roof at T-Mobile Park will be open or closed for ALCS Game 5 on Friday.

    The Seattle Mariners are looking to get back on track after dropping two straight games at home to the Toronto Blue Jays in the American League Championship Series.

    With the series now tied at two games a piece, both the Mariners and Blue Jays aim to take a 3-2 series lead before heading back to Toronto.

    As of Friday morning, the roof was closed. The Mariners later said they would keep the roof closed for the game.

  • Satellites Are Leaking the World’s Secrets: Calls, Texts, Military and Corporate Data

    That suggests anyone could set up similar hardware somewhere else in the world and likely obtain their own collection of sensitive information. After all, the researchers restricted their experiment to only off-the-shelf satellite hardware: a $185 satellite dish, a $140 roof mount with a $195 motor, and a $230 tuner card, totaling less than $800.

    “This was not NSA-level resources. This was DirecTV-user-level resources. The barrier to entry for this sort of attack is extremely low,” says Matt Blaze, a computer scientist and cryptographer at Georgetown University and law professor at Georgetown Law. “By the week after next, we will have hundreds or perhaps thousands of people, many of whom won’t tell us what they’re doing, replicating this work and seeing what they can find up there in the sky.”

    One of the only barriers to replicating their work, the researchers say, would likely be the hundreds of hours they spent on the roof adjusting their satellite. As for the in-depth, highly technical analysis of obscure data protocols they obtained, that may now be easier to replicate, too: The researchers are releasing their own open-source software tool for interpreting satellite data, also titled “Don’t Look Up,” on Github.

    The researchers’ work may, they acknowledge, enable others with less benevolent intentions to pull the same highly sensitive data from space. But they argue it will also push more of the owners of that satellite communications data to encrypt that data, to protect themselves and their customers. “As long as we’re on the side of finding things that are insecure and securing them, we feel very good about it,” says Schulman.

    There’s little doubt, they say, that intelligence agencies with vastly superior satellite receiver hardware have been analyzing the same unencrypted data for years. In fact, they point out that the US National Security Agency warned in a 2022 security advisory about the lack of encryption for satellite communications. At the same time, they assume that the NSA—and every other intelligence agency from Russia to China—has set up satellite dishes around the world to exploit that same lack of protection. (The NSA did not respond to WIRED’s request for comment).

    “If they aren’t already doing this,” jokes UCSD cryptography professor Nadia Heninger, who co-led the study, “then where are my tax dollars going?”

    Heninger compares their study’s revelation—the sheer scale of the unprotected satellite data available for the taking—to some of the revelations of Edward Snowden that showed how the NSA and Britain’s GCHQ were obtaining telecom and internet data on an enormous scale, often by secretly tapping directly into communications infrastructure.

    “The threat model that everybody had in mind was that we need to be encrypting everything, because there are governments that are tapping undersea fiber optic cables or coercing telecom companies into letting them have access to the data,” Heninger says. “And now what we’re seeing is, this same kind of data is just being broadcast to a large fraction of the planet.”

    Rod Stewart is extending his Caesars Palace residency, “The Encore Shows,” into next year with six shows that will fall after his 81st birthday: May 27, 29 and 30, and June 2, 4 and 6.

  • Small Town Oregon High School Competes For Million Dollar Renovation – KXL

    Lebanon, Ore. – A small-town Oregon high school is a top 25 finalist in a national competition that could result in a million dollar stadium upgrade. 

    Lebanon High School was named a finalist Thursday in T-Mobile’s Friday Night 5G Lights competition. Athletic Director Kraig Hoene says Heath Stadium is in desperate need of upgrades. It was built in 1957, “And it’s a concrete structure. It’s been a great facility for years. But the concrete’s failing and it’s at the end of its useful life.” And, he says, it’s more than just a football field, “This facility is used by our community, 24/7. We don’t have a rec center; we don’t have that. We have people walking our track at midnight. The turf field provides baseball and softball opportunities to practice.”

    More than 2,000 small-town schools entered T-Mobile’s contest. Lebanon is the only finalist in Oregon. Hoene hopes that will help rally the entire state to vote for LHS, “We just want to win this for Oregon.” Click HERE to vote.

    As a finalist, the school receives $25,000 towards future renovations. But Hoene has his eye on the million dollar prize, “The reality is, we need those votes. Everybody can vote once a day from their email.” He adds, “It’s all about votes right now.”

  • T-Mobile lays off 121 workers in western Washington

    T-Mobile is laying off over 100 employees across western Washington next month.

    What To Know:

    The layoffs will affect 121 workers, with separations expected to begin on Oct. 13, according to a recent Worker Adjustment and Retraining Notification (WARN) announcement.

    T-Mobile’s headquarters are located in Bellevue. The wireless carrier also has locations in Bothell and Snoqualmie.

    The layoffs come after T-Mobile’s $4.4 billion acquisition of UScellular, which gained the company more than 4 million new customers and over 2,000 cell towers.

    WARN notices are sent by the Washington State Employment Security Department, which works to ease the transition for employees affected by a closure or layoffs.

    AT&T Users Report Major Problems Making Calls in U.S.

    AT&T customers across the U.S. are reporting major network issues on Tuesday that’s stopping them from making calls to people with other network carriers. DownDetector appears to show reports from customers at T-Mobile and Verizon as well, though both carriers tell Gizmodo they’re not experiencing outages and those reports are from people simply trying to reach AT&T users.

    “There is a nationwide issue that is affecting the ability of customers to complete calls between carriers,” an AT&T spokesperson told Gizmodo. “The carriers are working as quickly as possible to diagnose and resolve the issue.”

    The company told ABC News that calls to 911 are not impacted and should be working normally.

    AT&T suffered a widespread outage across the country back in February that hampered not only voice calls but any connectivity on the network nationwide. Initial suspicions online saw users speculate it may have been the result of a cyberattack, a rumor that AT&T denied.

    AT&T eventually apologized for the outage and offered customers a $5 credit. Some customers complained, but AT&T defended the rebate by saying it was roughly the “average cost of a full day of service.”

    Other tech companies have experienced major outages recently, with ChatGPT down for thousands of users Tuesday morning. The first ChatGPT outage appears to have started around 3:00 a.m. ET and a second outage hitting around 10:30 am ET. Things appear to be back up and normal with the AI chatbot service as of Tuesday evening.

    Hundreds of thousands of Facebook and Instagram users experienced a serious outage earlier this year and LinkedIn saw the same thing back in March. It seems a number of companies are just struggling to keep their sites up for a host of different reasons.

    T-Mobile buys most of U.S. Cellular in $4.4 billion deal

    T-Mobile plans to acquire most of U.S. Cellular in an acquisition worth $4.4 million, the wireless carrier announced on Tuesday.

    As part of the deal, which includes cash and as much as $2 billion in debt, T-Mobile will buy some of U.S. Cellular’s spectrum as well as its customer accounts and stores.

    U.S. Cellular customers will be allowed to keep their current plans or switch to a T-Mobile plan, the company said.

    T-Mobile finally owns Ryan Reynolds-backed Mint Mobile

    Over a year after announcing it would acquire Mint Mobile for up to $1.35 billion, T-Mobile has closed the deal. With the Un-Carrier’s purchase of parent Ka’ena Corporation, it will not only get Mint, but internationally focused prepaid operator Ultra Mobile and wholesale wireless provider Plum. T-Mobile also promised to keep Mint Mobile’s $15 per month/5GB offering that’s among the least costly in the US.

    Mint Mobile is backed by Ryan Reynolds, who is believed to own 20 to 25 percent of the company. The purchase was announced back in March 2023, but the FCC only approved the deal last week. Mint will continue to be operated as a separate brand with Reynolds as pitchman and founders David Glickman and Rizwan Kassim joining T-Mobile to guide the brands.

    Mint Mobile’s $15 plan has a few loopholes, namely you have to pay for three months at the start to get that rate, then pay for an entire year to keep it ($180 in total). As a perk, T-Mobile is offering “unlimited” (40GB with throttling, really) data for the first months. Customers will also get unlimited talk and text in Canada, along with 3GB of roaming data.

    Mint’s rivals include T-Mobile itself, which has a very similar plan but a hard cap at 5GB, along with AT&T, which offers 15GB for $25 including 10GB of hotspot data. A one-year contract and up-front payment is required for the latter.
