Spanning Old Master paintings, masterpieces of ébénisterie and menuiserie from the most talented craftsmen, rare books and great masters of contemporary art and design, the exceptional collection of Hubert Guerrand-Hermès will be presented at auction from December 13th-19th.
Hubert Guerrand-Hermès (1940-2016) was passionate about art in all its forms. A member of the famous luxury goods family, a keen sportsman and a familiar sight in the auction houses and antiquaries of Paris, his collecting activity ranged across a multitude of interests. Over the course of his life, he amassed a unique collection which he displayed in his magnificent Parisian residence, the Hôtel de Lannion. In the opulent rooms of the grand townhouse facing the Musée d’Orsay, and decorated by interior designer François-Joseph Graf, he surrounded himself with rare books and masterpieces by some of history’s greatest cabinetmakers, Old Masters and contemporary artists.

The evening auction pays tribute to his taste for the interplay between different time periods: works by Pierre Soulages, Lucio Fontana, Anselm Kiefer, and Yves Klein are presented alongside a pair of monkeys sculpted by François-Xavier Lalanne and a Louis XV chest-of-drawers by Cressent. His passion for history and hunting is reflected in the scenes in paintings by Alexandre-François Desportes, Hubert Robert, Alfred de Dreux, and Honoré Fragonard. The collection also showcases abstraction and sculpture, as shown in the basement of Hôtel de Lannion, where a majestic painting by Pierre Soulages hangs beside an Homme debout (Standing Man) bronze by Germaine Richier.
Collection Hubert Guerrand-Hermès, Hôtel de Lannion
The former Parisian home of the Hubert Guerrand-Hermès collection, Hôtel de Lannion is a testimonial to the architecture and opulence of the Ancien Régime. Built in 1754 by Jean Damun, architect to the Prince of Conti, the mansion is laid out according to the traditional Parisian townhouse floor plan “between courtyard and garden”. Like a tribute to the true purpose of Hôtel de Lannion – which is to showcase the great decorative arts – Hubert Guerrand-Hermès called upon the decorator François-Joseph Graff when he took possession of the space. The designer had to incorporate a large collection including 18th-century decorative arts, post-war painting, and contemporary sculpture and design, with a certain taste for hunting.
Collection Hubert Guerrand-Hermès, Duchess de Berry
Hubert Guerrand-Hermès was passionate about Marie-Caroline de Bourbon-Sicile, Duchess de Berry, an icon of the 19th century. A free and unconventional woman, from her early years in Paris the Duchess de Berry played an active role in cultural life and aroused the curiosity of the artists who gravitated around the court of Charles X. Through her many purchases at the Salons, she encouraged many of the painters of her time and built up a first-rate library. The bindings she commissioned made her library one of the most admired of the period, and were all masterpieces from the golden age of French bookbinding. An artist herself, cultured, free and passionate, the Duchess of Berry inspired many painters and designers. Like men of letters such as Chateaubriand, Dumas and Lamartine, many painters wanted to put her at the center of one of their works. Over the years, Hubert Guerrand-Hermès has collected works that once belonged to the Duchess, as well as porcelain and books, trying to recreate the Duchess’s fantastic library in his hotel in Lannion.

The final sale includes works of art dating from the 16th to the 20th century. Hubert Guerrand-Hermès was a collector and patron of the arts, with a taste for both major and emerging artists. He liked to mix materials: sculpture, painting, drawing, silverware and miniatures.
Wasps were considering building a multi-use stadium, training facilities and a hotel on the outskirts of Swanley, with a public consultation planned next month; Wasps have been without a permanent home since leaving Coventry when they were suspended from all competitions last year

Wasps have revealed a plan to try and move to a permanent location in Kent
Former Premiership giants Wasps have announced their intention to explore the
possibility of establishing a permanent home in Kent.
The club, who were removed from the Premiership last year after falling into administration, say they are “actively engaged” with Sevenoaks District Council to identify a suitable location.
A prospective move to Kent would mark another geographical shift for the club, who played most of their 156-year history in London, before moving to High Wycombe in 2002 and Coventry in 2014.
Wasps, who are two-time European champions and six-time Premiership winners, had £95m worth of debts when the club went into administration and said this decision “signifies a new chapter in the club’s journey, reaffirming its commitment to professional rugby”.

A statement read: “Having faced significant challenges with regulation and funding, the club has persisted with its determination to revive Wasps at the highest possible level.”
The club has also agreed an option of utilising Worcester Warriors’ Sixways ground for both training and playing purposes, while Wasps say they will be actively exploring temporary facilities to underpin its operations in Kent.
A Sevenoaks District Council spokesman said Wasps were considering building a multi-use stadium, training facilities and a hotel on the outskirts of Swanley, with a public consultation planned next month.
Wasps played their home games in Coventry before dropping out of the Premiership
“As a top-tier club, with an international profile, we firmly believe this is a once-in-a-generation opportunity,” the spokesman added.
“Wasps would bring unparalleled economic, sports development, health, education, and skills benefits to the district and we are keen to explore how that could be achieved.”
It has yet to be confirmed what level of the league pyramid Wasps will be able to return to.

Ahead of England’s Rugby World Cup semi-final, we take a look at some reasons for optimism; England vs South Africa takes place on Saturday (8pm kick-off UK time); the match in Paris is a repeat of the 2019 final which the Springboks won
Last Updated: 19/10/23 5:52pm
England will be optimistic that they can provide an upset when they face South Africa in the semi-finals of the Rugby World Cup
The beauty of knockout rugby is that there is always an upset on the cards and an England win on Saturday could be one for the ages.
Despite being a finalist against South Africa back in 2019, England’s form has significantly dipped, fresh faces and a fresh coaching team headed by Steve Borthwick now helping to drive a side which entered the competition with very little expectations on them from fans.
‘They won’t get out of the group,’ was the first cry, then it was ‘Fiji will get them in the quarter-finals like they did at Twickenham’, now it is ‘South Africa will cruise past England in the semi-finals’.

England head coach, Steve Borthwick backs his players to succeed against South Africa in their Rugby World Cup semi-final on Saturday and has hailed their progression throughout the tournament
The first two statements were proven to be incorrect and England will believe they can also prove the third as false too. Let’s take a look at why…
Producing a performance too early: Building towards the big dance
Throughout the years in the Rugby World Cup, several nations have performed magnificently in the last four, before failing to hit the same heights in the final. They’ve been said almost to have played their final in the semi-finals.

This year, the script was slightly different as two of the quarter-finals produced final-esque clashes.
Ireland and New Zealand had fans at the edge of their seat in a war of attrition which the All Blacks ultimately won before France and South Africa dazzled with their skill and the Springboks edged by just one point. Both games set new heights and brought with it all the emotion that the latter stages of tournament rugby bring.
For England, their quarter-final was a slightly more muted contest against Fiji and it could be something which helps them come Saturday.

Being on the opposite side of the draw to the tough Pool B, England’s group has not been where the eyes and attention have been focused and with each match, they have built confidence while flying slightly under the radar.
Knockout rugby is about backing performances up and while Ireland dazzled in their win against South Africa and France looked like a tournament favourite, both sides couldn’t bring it home in the moment it mattered.
England have made it to the big dance before and will have the confidence they have the know-how and the rugby smarts to do it again.
Picking up points: Farrell vs Libbok
Although everyone loves to see dazzling tries like those in the opening 20 minutes of the France-South Africa quarter-final but in big matches, it is paramount to pick up points when they are on offer and so focus always turns to the place kicker.

South Africa have announced their line up for the World Cup semi-final against England.
Indeed, with the way in which Owen Farrell has been kicking from the tee recently, especially in his man-of-the-match performance against Fiji, it is one of England’s big strengths heading into Saturday.
Starting South Africa fly-half Manie Libbok has kicked dreadfully in the World Cup to date, and the man who has often taken over the duties in Faf de Klerk is sat on the bench.

Meanwhile, Farrell’s accuracy has improved as the tournament has unfolded and the England skipper knows how to step up on the big occasions.
The Springboks if required would call on Handre Pollard from the bench but if England have managed to take the contest that deep and make it about the tightest of points margins, they will be happy to have Farrell on their side.

England captain Owen Farrell says that the Rugby World Cup semi-final against South Africa on Saturday is a new challenge and nothing to do with the 2019 final when the two teams met in Japan.
The squad will want to avenge that moment and with Jonny May, Manu Tuilagi, Elliot Daly, Owen Farrell, Joe Marler, Jamie George, Dan Cole, Maro Itoje, Courtney Lawes, Tom Curry, Kyle Sinckler, Billy Vunipola, and George Ford all involved in the matchday 23 from four years ago, there will be an abundance of desire in the dressing room to get the job done.
The experienced members of the squad who carry that scar will be alongside an abundance of youth too that carry no extra weight into the contest and so the coupling of the two could work out to be the driving force behind an England victory.

New Zealand have made two changes for their World Cup semi-final showdown against Argentina on Friday with Mark Telea and Sam Whitelock coming into the starting XV.
Telea was left out the All Blacks’ 28-24 quarter-final victory over Ireland after breaching team protocols.

New Zealand players celebrate after beating No 1 side Ireland last weekend
Head coach Foster has warned his players “not to get softened” by the acclaim which followed their thrilling win over Ireland.
“The best way to recover is to refocus really quickly on what the next challenge is and not to listen too much to any praise you’re given as a group for a performance,” said Foster, who was assistant to Steve Hansen four years ago when New Zealand lost to England in the semi-finals.
“Not to go down that path, not to get softened because everyone’s patting you on the back saying you played well.
“That’s not a good place to be as a team.
“I love the way the team has buckled down, we’ve redefined the challenge for us as a group, we’re not satisfied with where we are now and when you’re clear about your goal for the week the recovery comes along pretty quickly.
“You know that if we’re not right on Friday night at Stade de France, it’s going to be a sad old night and we don’t want it to be like that.
“You get people talking to you about tomorrow and trying to take your eyes off today.
“In 2019 we probably didn’t stop being patted on the back after the quarter-final, hence some of my language today and we’re just trying to dial this back, keep things simple and let’s just worry about Friday.”
Argentina have shaken off a dismal opening-game loss to England to advance to the semi-finals
The Pumas have swapped Gonzalo Bertranou to start ahead of Tomas Cubelli in anticipation of a much faster game than when they overcame Wales 29-17 in Marseille.
There are seven survivors from their last World Cup semi-final in 2015, a loss to an Australia team coached by current Pumas mentor Michael Cheika.
The list includes Matias Alemanno, Agustin Creevy, Tomas Lavanini, Nicolas Sanchez, Guido Petti, captain Julian Montoya and No 8 Facundo Isa, who will play his 50th Test.
Another sell-out crowd of 80,000 fans is expected in Paris for what will be the third World Cup encounter between the two sides, and their second in the knockout stages.
The teams met earlier this year in Mendoza, where the All Blacks opened the Test season with a 41-12 win.

Whether you’re a sales broker, a remote worker in tech, or on the cusp of launching a new career, negotiating is an essential skill for success. I’ve witnessed countless times during my 25 years of experience in real estate how finding mutually beneficial terms—while steadily navigating conflict—can lead to a winning result for all sides. Negotiating occurs at various levels, ranging from discussing details for an initial contract or sales agreement to large-scale business deals with meetings that last for a year or more.
To gain the right skills to get ahead, sign the deal or make the sale, follow these tactics.
1. Listen First when Negotiating
Ask questions to learn what’s important to the other party, advises Chris Voss, who served as the lead international kidnapping negotiator for the FBI and has taught business negotiations at Harvard University, among others. Chris is the author of “Never Split the Difference: Negotiating As If Your Life Depended On It.” When I had the chance to hear him speak on the topic, he stressed the importance of having empathy toward the other side and listening to them. Sometimes the other side is mostly looking to be heard and validated.
2. Negotiate Beyond the Price
While negotiating is often associated with the sale of a property or securing a salary package, the parties involved might not have money as their top goal. There’s a legendary saying that often gets referenced during acquisitions, “You name the price—I’ll set the terms.” The phrase brings up a great point: there’s more to a deal than just the sales figure.
I recently worked on a transaction in which the client wanted to maximize the price of a property. The buyer was a developer, and stated they could get to that price if they had a larger window of time. The two parties were able to come to an agreement in which the purchaser took longer to close, which enabled them to get the project approved and financed. The seller, for their part, needed time to relocate, so the end game was a win-win.
3. Find Common Ground When Negotiating
At first glance, some deals may seem black and white, but negotiations can often bring other details to the surface. After several discussions, the parties might find they have mutual goals and agree to find a way to come together. Taking different profiles of sellers and buyers, which might include big corporations on one side, and mom-and-pop retailers on the other, and finding common ground requires time, effort, and a dose of creativity. However, these conversations tend to be what I most enjoy about the job. Once parties find ways they can benefit, the outcome is often positive.
4. Keep a Long-Term View
The answers rarely appear during an initial conversation. Sometimes months, or even longer, are required to truly develop a plan that will work. When forming a strategic partnership, Apple and LG Display carried out initial negotiations for over a year, as reported by the Harvard Business School Online Business Insights Blog. Apple hoped to gain a reliable organic light-emitting diode (OLED) screen supplier, while LG Display aimed to expand its business. After a year of discussions over price, production capacity, and quality control, the two came to an agreement. When the iPhone X was launched, which featured LG’s OLED displays, it quickly became the best-selling smartphone in the world, according to Counterpoint Research.
5. Opt for the High Road
Chris Voss mentions applying a late night, FM, DJ voice to negotiating discussions, as it often can lead to an atmosphere that is calm and effective. When tempers are lost at the table, the negative consequence is that it might lead to long-term adversarial conditions. On the other hand, taking the high road, even if the other party seems to be following different rules, can lead to a better settlement in the end—and help you maintain integrity.
6. Take Time to Anchor the Negotiation
Before having a discussion with the other party, think about where you want to ultimately land. Spend the time needed to properly prepare and research, so you have your supporting points ready. This can help you navigate the conversation and lay out the way to move toward what you’re hoping to accomplish.
Developing negotiating skills typically involves time and practice. Reaching out to a mentor, or signing up for additional coursework, could help you further build these traits. Once you have them refined, you’ll be able to move forward in business, sales, or your profession to achieve—and maintain—long-term success.

The concept of “home” has evolved. The mobility afforded by hybrid ways of working, combined with access to international residency programs, means that luxury real estate investors can now diversify their portfolios in some of the most desirable locations in the world.
These programs provide valuable opportunities to become deeply entrenched in perspective-broadening international experiences not to be found in one’s primary country of residence. Let’s take a look at four countries that offer programs that cater to foreign investors.
New Zealand is renowned for its picturesque landscapes and relaxed lifestyle, making it a sought-after destination for those seeking refuge from the stresses of city life. With its unspoiled wildlife, scenic mountains, and active volcanoes, the country has much to offer for those who wish to gaze upon or adventure amidst its natural splendor.
But New Zealand’s allure extends beyond its stunning scenery, as it offers an attractive Investor Plus Visa Program. This program grants permanent residence to those who make a significant financial investment in New Zealand, allowing them and their immediate family to live, work, and study in New Zealand.
Among the exclusive properties available is Towers Bay Lodge in Kaiteriteri, Nelson. This award-winning, luxurious retreat offers unparalleled seclusion, breathtaking ocean views from every level, and more than 1,300 feet of private beach. Immerse yourself in the beauty of New Zealand’s golden sands and crystal-clear waters as you unwind in your own piece of paradise.
Nestled between the Adriatic Sea and the Dinaric Alps, Montenegro is an Eastern European country that has yet to be fully discovered by tourists. Its stunning coastline, quaint towns, and rich history make it a hidden gem for luxury investors.
This makes the fact that foreign investors are able to buy property in Montenegro without any restrictions welcome news—and those who own property or run local companies may be eligible for longer residency. After five years of maintaining temporary residency, investors can apply for permanent residency. And after 10 years, they may even qualify for Montenegrin citizenship.
Once you land in Montenegro, explore the beautiful coastal town of Sveti Stefan and its surrounding areas. Casa Mare e Monti, a one-of-a-kind luxury mansion, offers over 21,500 square feet of residential space with breathtaking vistas and access to private beaches. Featuring 12 bedrooms, 11 bathrooms, and a pool house on an expansive plot of land, this property offers the perfect Adriatic retreat.
Situated along the Iberian Peninsula, Portugal offers a captivating blend of rich history, astonishing landscapes, and a welcoming culture. Its mild Mediterranean climate makes it an attractive option for those seeking a high quality of life with easy access to both picturesque beaches and historic cities.
The country’s Golden Visa Program has become a popular choice for luxury real estate investors, granting residency to those investing €280,000 to €500,000—and they can also qualify for citizenship within five years. While the program is undergoing changes that may limit future investment options, there are still opportunities such as capital transfers to venture capital funds, the creation of jobs, and investments in research activities.
Consider this exclusive villa in vibrant Albufeira, Algarve, for a taste of distinctly Portuguese opulence. A contemporary four-bedroom villa offering a breathtaking sea view, the property has been recently augmented with luxury finishes, and stands out for its modern and unmistakable style. And as it’s just two minutes from the amenity-rich Albufeira marina, the villa boasts a prime location for marine enthusiasts.
Known as a hub for international business and finance, Hong Kong is a sought-after destination for luxury real estate investors in Asia. With a strong economy and access to some of the most luxurious properties in Asia, this independent city is an ideal location for would-be investors.
While secondary passports are currently limited in Hong Kong, foreigners enjoy the same ownership rights as locals when buying property in the city. Entrepreneurs seeking to establish or join businesses in Hong Kong can also apply for a 36-month visa through theInvestment as an Entrepreneur program.
Among the most notable properties is Redhill Peninsula, a luxurious development in Tai Tam, part of the Southern District of Hong Kong. With awe-inspiring sightlines and an infinity pool overlooking the South China Sea, this property features open-plan living spaces, state-of-the-art kitchens, and marble bathrooms fit for royalty.
As the potential to live abroad increases, our idea of “home” shifts accordingly. No longer is it merely where we are—now, it can be where we truly want to be.

2023 marks the 50th anniversary of Sotheby’s in Asia, where they were the first international company to hold auctions in Hong Kong and establish a permanent presence in the region. To commemorate the occasion, their anniversary year was overflowing with extraordinary events, exhibitions, and landmark auctions. The celebration culminated in the Autumn Sales in Hong Kong October 2nd through October 9th, offering live auctions and exhibitions of art, jewelry, wine, classic cars, and international real estate. Integrated within the celebration, Sotheby’s Concierge Auctions presented an exclusive auction showcasing some of the finest Sotheby’s International Realty offerings in the world. The Exceptional Global Properties live auction garnered competitive bidding with US$210 Million in total aggregate bids placed, yielding an impressive sales total including an over US$14 Million sale price for a waterfront estate in Austin, Texas.
Sotheby’s International Realty was a prominent presence at the event with an exclusive lounge featuring a curated collection of Sotheby’s International Realty offerings. In addition to property information, the lounge offered unique experiences including virtual reality home tours, expert advice from global real estate advisors, and wine tasting and jewelry masterclasses hosted by Sotheby’s auction house specialists.
Lauded landscape designer Miranda Brooks—whose clientele has included such luminaries as Anna Wintour—has said that with each of her creations, she aims “to connect the architecture to the natural world” and “to create a strong sense of place.” Brooks certainly succeeded here—on these 47.85 acres in a prestigious area of New York’s Westchester County, some 50 miles outside Manhattan near the town of Bedford. Here she manifested glorious gardens that seem to have always existed alongside a stately 1920s manor and its complementary buildings.
The residence features an uncommon combination of sleek contemporary style with Old World elegance—seen in the classical façade, Venetian plaster walls, a gracefully spiraling stairway, vintage wood millwork, and surfaces of regal marble—with cameos by the occasional rustic detail, such as rugged wood ceiling beams. In addition to seven bedrooms and 12 baths—among them a lofty luxurious primary suite that boasts two lavish baths and room-sized closets—the home offers a dramatic great room with a floor-to-ceiling stacked-stone fireplace, a formal living room, a sophisticated dining room with an adjoining butler’s pantry, and a well-outfitted movie theater. A welcoming family room and a dazzling solarium—which easily serves as a unique casual dining area—adjoin a bespoke Smallbone kitchen with an outsize island and a towering skylight.
The home’s gardens are rather formal—parterre paths and a fountain interspersed amid impossibly lush grass—with living and dining terraces just beyond. Further afield is a second garden—a vibrant assemblage of grass, flowers, and other flourishing flora bounded by a timeless rock wall and accompanying a collection of auxiliary buildings. Visitors are stylishly accommodated in the three-bedroom, three-bath guest cottage. An entertaining pavilion has a “disappearing” NanaWall that gives way to a wisteria-draped arbor, creating an impeccable setting for festive indoor-outdoor gatherings. A onetime barn has been cleverly transformed into an impressive, thoroughly equipped gym with a ballet barre, a bath, and a rare aromatherapy room that promotes rejuvenation with a special combination of essential oils, light, colors, sounds, and dry heat.
Steps away are a 72-foot swimming pool, a tennis court, an eye-catching climate-controlled octagonal storage barn, a four-car garage crowned by three one-bedroom apartments, and a charming “writer’s cottage” whose provenance can be traced to the property’s earliest days. A private trail meanders around the verdant acreage, all of which encourages relaxed moments of idyllic rambling and wandering amid thriving trees and those delightful, colorful, quintessential gardens.

Sunnyside is an exceptional and rare waterfront estate situated on a spectacular 16-acre point along the Miles River. A picturesque, winding driveway leads to the one-of-a-kind contemporary home, built by A. James Clark for his family. Completed in 1978, Sunnyside was the culmination of a three-year collaboration between the legendary builder and philanthropist, his son, architect Paul Clark, and prominent Washington, D.C. architect James Henry Sullivan. Mr. Clark hand picked every remarkable detail, from the materials to the craftsmen, many of whom would later join him to form the Clark Construction company.
Högasten, nestled along the South Coast, boasts an expansive shoreline with sandy beaches and rocky outcrops, and views of the Baltic Sea and picturesque meadows. The estate, part of Charlottenlund since the early 1900s, includes a main building erected in 1914. The family has lovingly maintained and improved the property, creating a courtyard alongside beautiful lime tree-lined avenues. To the south, open spaces overlook the sea, while to the west, a magical Versailles-inspired park garden features geometrically designed, rarely seen plant arrangements.
These rural retreats in tranquil tree-strewn locales benefit from coveted privacy, inspiring views, fresh air, and interiors that are as enchanting as their surroundings.
Enveloped by some 60 acres of evergreens in the Sierra Nevada foothills, this unique contemporary getaway is a livable work of art designed by the renowned Tokyo-based Atelier Bow-Wow. In many rooms, wood-framed glass doors open to integrate the interiors with the surroundings, which are criss-crossed by creeks and streams and bordered on three sides by the U.S. Forest Service land. Three quiet bedrooms, comfortable bunks, cozy nooks and daybeds, and a covered rooftop terrace ideal for a hammock encourage true rest and relaxation.
Surrounded by golden grassland and grandfather trees in the Santa Lucia Preserve, this contemporary getaway exemplifies stylish, accessible seclusion. The open, light-filled floor plan features a luxurious primary suite, a chef’s kitchen, a formal dining room, and a media or family room. Walls and doors of glass turn views of the hills and mountains into dynamic art and open to the gardens, an alluring terrace, and the infinity-edge pool. The 13.33-acre grounds also include a detached three-car garage, a barn, and a kennel.
This one-of-a-kind mountain retreat, nestled amid junipers and piñons high above Santa Fe, features a chef’s kitchen with an 18-foot island and superior appliances, two private bedroom suites, and an office or third bedroom. Distinctive details include hand-plastered double-adobe walls, hand-carved reclaimed beams, windows trimmed in rugged native rock, warming fireplaces, and radiant-heated brick flooring. Spacious traditional portales and patios allow for enjoyment of fresh air and the forested setting of the Sangre de Cristo foothills.
