  • Neiman Marcus parent sells its Beverly Hills site

    The land below the Beverly Hills flagship store of luxury retailer Neiman Marcus has been sold to a New York investor as the owners of the department store chain sell property to pay debts.

    Neiman Marcus, which has occupied the 9700 Wilshire Boulevard store since it opened in 1979, will continue to serve customers there as a tenant.

    “We made the strategic decision to sell the land beneath the Neiman Marcus Beverly Hills store and enter into a long-term lease with the new owner,” said a spokesperson for Saks Global. “This opportunistic real estate transaction does not impact our day-to-day operations. We remain committed to serving our loyal Beverly Hills customers.”

    Saks Global, the parent company of Saks Fifth Avenue, Neiman Marcus, Saks Off 5th and Bergdorf Goodman, sold the Beverly Hills Neiman Marcus site for an undisclosed price.

    The new owner of the property on the edge of the city’s prestigious Golden Triangle is Ashkenazy Acquisition Corp., a private real estate investment firm owned by Ben Ashkenazy.

    Ashkenazy also owns the former Barneys building on Wilshire Boulevard that is now occupied by Saks Fifth Avenue.

    “This strategic acquisition significantly expands Ashkenazy’s presence in Beverly Hills and reinforces the firm’s focus on irreplaceable, best-in-class retail assets located in globally recognized luxury corridors,” the company said in a statement.

    Executives at Saks Global have signaled plans to shore up cash by offloading stores, or raising emergency financing.

    It could also part with a stake in luxury retail chain Bergdorf Goodman to help pay off debts and reinvest in its core retail business, real estate data provider CoStar said.

    The company faces a $100-million debt payment deadline at the end of December and is considering Chapter 11 bankruptcy as a last resort, Bloomberg said. The scramble comes a year after Saks Global purchased Neiman Marcus in a $2.7-billion deal.

    The Beverly Hills retail property market is still one of the most robust in the country, said real estate broker Jay Luchs of Newmark. He was not involved in the Neiman Marcus property sale, but has brokered sales and leases of luxury stores in Southern California for more than two decades.

    “This is probably the best it’s ever been in Beverly Hills,” he said, with “essentially nothing available” on Rodeo Drive for merchants in search of store space and demand climbing on nearby streets such as Wilshire Boulevard.

    Some top-shelf brands are making their stores larger, and luxury brands, including LVMH, Chanel, Hermes and Richemont, are buying their stores instead of renting them, he said.

    “They don’t do that unless they’re making a tremendous amount of money, unless they want to be there forever,” Luchs said, “and they realize that Los Angeles and Beverly Hills is a very important market for them.”

    Most Wanted is a weekly series in which one editor, staffer, or influencer shares their top 30 must-haves or current wish-list items.

    This week, I discovered something very dangerous—designer items on sale. After tons of digging, I concluded that at least for now, Nordstrom and Saks have the best assortment of discounted designer items including brands you rarely see on sale. Some examples include Valentino boots, Proenza runway pieces, and the Ferragamo bag everyone wants right now. Curating a wish list of must-have items within this category was a no-brainer. The hard part was narrowing down my selects to just 30. 

    Alas, I was able to make a tight edit of the best designer pieces currently on sale at both Nordstrom and Saks. If you see something you love (which you will) I suggest you act fast because these pieces do not tend to stay in stock for long. Happy shopping and good luck!

    Our Verdict

    This is a nice stack along with the Amex Platinum $50 credit. If you go to a Saks store, you should be able to even split the $150 purchase between two or three Platinum cards to get it all free. For online purchases, go through a shopping portal for some nice rewards rates.

    Personally, I find it just ends up being a waste of time to find something of value, and so I’d just use up the Amex credit on a $50 item and be done with it. But for someone who appreciate designer items, this $75 sweetener and high portal rates can be a nice stack with the $50 Platinum credit.

    I spend a lot of my time shopping in New York City, but there are certain stores I have to keep myself from stepping foot inside in order to keep my bank account in the green. One such place is Saks Fifth Avenue, a staple of the NYC shopping scene where finances go to die, not necessarily because everything’s pricey, but because it’s all utterly irresistible. Alas, sometimes you have to break your own rules. Or at least, that’s what I’m telling myself given that I did, indeed, walk into Saks this week and subsequently spent a total of three hours scouring the store’s seemingly endless offering. 

    Naturally, with a selection as good as the one at Saks, I couldn’t possibly just look at my favorite pieces from the bunch. I had to try them on, too. So, to make the damage more worthwhile, I decided to turn my shopping experience into the latest installment of my monthly column Let’s Get a Room. That way, I can use work as an excuse for my reckless behavior and everybody wins.     Here’s a harsh truth: Breaking into the fashion industry is no easy feat. There are numerous hurdles for designers, especially those from marginalized communities, including finding funding, carving out a niche in an oversaturated market, and getting stock-listed at major retailers. Even if you overcome every challenge, that doesn’t mean overnight success or long-term relevance. So many small labels have gone viral overnight, only to shutter a few years later because they couldn’t keep up with the fast-paced production or create a profitable business model. 

    But one retailer is trying to change that harsh reality for new designers. Since its inception in 1867, Saks Fifth Avenue has been one of the pinnacles of high fashion. Generations of creatives have aspired to see their designs in the windows of the retailer’s iconic Fifth Avenue location. That dream is now within reach for a rising crop of designers, thanks to the New Wave accelerator program at Saks. Launched in 2021, the initiative was created in partnership with Mastercard to provide talent with the tools to build long-lasting luxury labels. Of course, other retailers have diversified their stockists in recent years to address calls for systemic change, but this isn’t a fluff PR move for Saks. The program is buying budding designers’ work and setting them up for long-term viability by sharing knowledge and resources. 

    That distinction has made the program unique. It has reached its aim of not only giving a platform to the most exciting talent of our era but, in the process, has made Saks the place to watch and shop for new designers. However, success, especially in this industry, isn’t achieved without the work of people behind the scenes. One of the driving forces behind this program has been Saks’s SVP, GMM Women’s Designer Ready-to-Wear Anna Irving. So, of course, we had to speak with Irving about her work, and luckily, she obliged. Ahead, you’ll hear from Irving about her buying career, the importance of the New Wave program, and which trends and brands will define the rest of 2023.

    I’m not ashamed to admit that I’m a sucker for a sale. It doesn’t even have to be a good one. As long as it features an abundance of dark-red font and crossed out numbers, I’ll drop everything to at least window shop the selection.     Luxury retailers are coming for sale shoppers and their go-to discount stores.

    According to Saks Off 5th’s CEO Paige Thomas, the brand saw more competition in the discount store space than in years past, calling the 2022 holiday season “the most promotional” she’s ever witnessed while speaking at NRF 2023: Retail’s Big Show in New York City, per Fox Business.

    Lower prices were likely due to high inventory levels in the wake of the COVID-19 pandemic and inflation woes, while holiday markdowns “created opportunity for traditional full-price players to play in our sandbox a little bit and so that became absolutely competitive,” Thomas said.

    Thomas said that excessive inventory creates an “unbelievable environment” for Saks Off 5th’s team of buyers to find the best goods for customers, but now luxury stores are using the same “winning agenda” to target sale shoppers.

    Still, despite complaining about luxury retailers (none were mentioned by name), Thomas said customer research conducted by the company shows they are gaining new fans — a high-earning customer that likes deals but doesn’t necessarily need them.

    In addition to targeting this new customer base of “high earners”, that are “very fashion-driven” and “shopped everywhere,” according to Thomas, the brand has invested in technology with the launch of its app in 2021 and its resale partnerships Rent the Runway to help give consumers more access to luxury goods.

    Entrepreneur has reached out the Saks Off 5th’s parent company HBC for comment.
