    A topping-out ceremony for a new $22 million mixed-use development in Riverhead marked a construction milestone at the project.

    Huntington-based G2D Development Group is building the five-story complex called Station One at 205 Osborn Ave. The development will bring 37 rental apartments over 1,000 square feet of retail space to a half-acre property formerly occupied by a 10,000-square-foot medical office building. 

    The apartments at Station One will be designed with high-end finishes, including professional-grade appliances, wide-plank floors, stone countertops, and designer light fixtures. Amenities will include a 688-square-foot rooftop lounge and a fitness center. Fully furnished residences and units with private balconies will be available upon request. 

    In its ground level retail space, Station One will feature the newest outpost of the WorkSmart franchise, flexible office space tailored to entrepreneurs, independent creative professionals, and startup companies seeking a central hub. WorkSmart provides a range of resources and amenities, including Wi-Fi, video conferencing capabilities, private offices, printing and scanning services, break areas, and mail reception. 

    The Station One project comes on the heels of another downtown Riverhead development from G2D called The Shipyard. That $15 million project completed last summer brought 36 apartments and 880 square feet of commercial space to 331 East Main St.

    Groundbreaking held for $45M Mineola project | Long Island Business News

    Elected officials joined the developer at a groundbreaking ceremony last week for a new apartment development in Mineola. 

    The $45 million project from Blue Communities will bring 54 rental residences in a six-story, 101,000-square-foot building at 101 Searing Ave. 

    Dubbed The Royal Blue, the project will have a mix of 46 one-bedroom units and eight two-bedroom units, ranging in size from 875 square feet to 1,435 square feet. Monthly rents will start at $3,500. Six of the apartments will be designated as workforce housing and offered at reduced rents. 

    Amenities at the new building will feature a rooftop jacuzzi and pickleball court, fitness center with sauna and steam room, lounge, business center and pet spa. 

    The project is designed by Patchogue-based bld Architecture and VHB is handling the engineering. The developer was assisted by economic incentives from the Nassau County Industrial Development Agency. 

    The .60-acre development site is located about a half-mile from the Mineola Long Island Rail Road station and adjacent to the 192-unit Fairfield Metro at Mineola, a two-building rental complex developed by Mill Creek Residential that opened in 2019. Fairfield Properties purchased the rental development for $100 million in Oct. 2020. 

    Mineola-based Blue Communities also owns a 94-unit rental building in Long Beach and others in Far Rockaway and Yonkers. The company’s principal, Doron Pergament, grew up in nearby Herricks. 

    “We could not be more excited to bring more housing in Nassau, especially with a product like The Royal Blue,” Pergament said in a company statement. “Having grown up in nearby Herricks, this area holds a soft spot in my heart and I, along with the rest of the Blue team, are eager to bring this development to life and as we do so, will hold ourselves to the highest standard of luxury living.” 

    The groundbreaking ceremony was attended by State Senator Jack Martins, Mineola Mayor Paul Pereira, and Mineola Village Trustees Paul Cusato, Janine Sartori, Jeffrey Clark, and Donna Solosky. 

    Martins, a former mayor of Mineola, represented the project through his law firm Harris Beach. 

    “I am so glad to be here today to support this magnificent vision of Doron and his team at Blue Communities as well as Mineola’s Mayor Paul Pereira who helped bring this project to life,” Martins said in the statement. “The Royal Blue will provide what this community needs and will help lay the groundwork of all future development in Mineola. Not only will this project change the neighborhood and skyscape for the good, but will provide housing to all generations that want to stay here in the area and who have already been here for decades.”
