  • The most-loved communities in greater Houston – Houston Agent Magazine

    Greater Houston homebuyers are falling in love with communities that offer pockets of affordability, according to a ranking from the Houston Association of REALTORS®.

    The association ranked the Houston-area neighborhoods with the greatest annual increase in transactions to determine which neighborhoods grew most in popularity among homebuyers in 2025 and found that seven of the top 10 had average home prices below the area median average of $416,722.

    Transactions increased most in Brookshire, where sales were up 124.6% year over year and had an average sales price of $311,463; followed by Waller, up 113.5% year over year with an average of $317,113; and the Crosby area, up 68.8% year over year with an average of $273,880.

    One outlier on HAR’s list was the New Waverly area, where transactions increased 43.3% year over year. The community had an average sales price of $479,768, making it about $60,000 more expensive than the Houston average.

    The two other communities on the list with above-average prices were Royden Oaks/Afton Oaks, where sales rose 40% year over year with an average sales price of over $1.6 million, and Rosharon, where sales rose 32.4% with an average sales price of $440,435.

  • M/I Homes to build Wild Oak community in Needville – Houston Agent Magazine

    Following the acquisition of a 205-acre tract in Needville late last year, M/I Homes announced it will build a 400-home community called Wild Oak.

    Located along Old Needville Fairchilds Road and Padon Road, Wild Oak will feature 60-, 70- and 100-foot lots, with planned community amenities including a pool and pavilion, playground, sports field, trails and ponds.

    M/I Homes will serve as the exclusive builder for the self-developed community.

    “This area is one of the breakout regions as greater Houston continues to grow,” Houston Division President Jay McManus said in a press release. “With a location about 11 miles south of Richmond, Wild Oak will offer the best of both worlds — small-town charm and access to everyday conveniences.”

    Needville Area Chamber of Commerce President Dustin Vacek said in the development will likely promote economic growth in the area.

    “The chamber welcomes this new residential development and looks forward to engaging with new residents and connecting them with Needville’s local businesses,” Vacek said. “We also are committed to maintaining the strong sense of community and small-town character that defines our area.”

    Wild Oak is expected to open in late 2027. Pricing and floor plans have not yet been decided.

    M/I Homes is also in the process of self-developing the Berryknoll community near Montgomery.
