  • Houston new-home sales recede at start of 2026 – Houston Agent Magazine

    New-home sales declined 7% month over month in Houston in January, according to the latest report from HomesUSA.com.

    Homebuyers purchased 1,998 new homes during the month, down from 2,157 in December. Sales also decreased annually, with 2,046 homes sold in January 2025.

    Days on market increased to 98.55, up from 95.67 a month prior and 89.43 days a year prior.

    Pending sales declined from 1,532 in December to 1,463 in January. A year ago, 1,797 listings went under contract.

    “January new-home sales numbers reflect seasonality, and I believe the Houston market will soon strengthen,” said Ben Caballero, CEO of HomesUSA.com. “Spring is always the best time for home sales.

    Amid decreased sales, the average new-home price decreased 1% month over month from $400,111 to $396,723. In January 2025, the average new-home price was $395,515.

    “With this year’s tax cuts, consumers will have more money, then the spring selling season will kick in soon, followed by a new Fed chairman focused on lowering interest rates,” Caballero added. “I will be surprised if Houston-area housing doesn’t have a very good year.”

  • Houston leads major Texas metros in new-home sales – Houston Agent Magazine

    New-home sales increased 9% month over month in Houston in December, according to the Texas New Home Sales Report from HomesUSA.

    While new-home sales increased on a monthly basis in all of Texas’ four major metro areas, Houston had the highest sales volume at 2,157. Dallas-Fort Worth followed at 1,967.

    Pending sales declined for the fifth consecutive month, however, with 1,532 new homes going under contract.

    “December’s numbers suggest seasonal market improvement for Houston builders, but the pending sales numbers that indicate future sales are worrisome,” said HomesUSA CEO Ben Caballero. “Days on market elevated, signaling many buyers remain cautious, even when builders buydown buyer mortgage rates. What happens with mortgage rates early in the new year will be crucial to drive new-home sales higher throughout the Houston area.”

    The average new-home price was statistically flat at $400,111, down slightly from $401,678 in December 2024.

    Meanwhile, active inventory increased annually but decreased month over month: New-home inventory stood at 16,244 properties in December, down from 16,685 in November but up from 13,103 a year prior.

  • Huntington Homes, Toll Brothers to build on large lots in new Heartland Reserve neighborhood at Kresston – Houston Agent Magazine

    Huntington Homes and Toll Brothers will build on 70- and 80-foot homesites within Heartland Reserve, a new neighborhood in the Kresston master-planned community in Magnolia. The large lots join a selection of 40-, 50-, 55- and 65-foot lots available elsewhere in Kresston.

    Johnson Development will deliver 39 70-foot lots to the homebuilders in March. Floor plans will range from 3,200 to 5,000 square feet, with pricing starting in the mid-$700,000s.

    Additional plans for Heartland Reserve include walking trails and a fishing pond. Kresston Vice President and General Manager Stephen Barrera said the neighborhood will have “a distinctive style reminiscent of Fredericksburg and the Texas Hill Country.”

    Other builders active in Kresston include Chesmar Homes, David Weekley Homes, Gracepoint Homes, Highland Homes, Perry Homes, Village Builders and Westin Homes.
