Inside a Bespoke San Francisco Penthouse – Sotheby´s International Realty | Blog

    [ad_1]

When a project unites the insights and skills of design impresario Ken Fulk and lauded industry-leading architect Toby Levy, cutting-edge infrastructure, intriguing lines, a dedication to light and volume, and an enchanting, atmospheric assemblage of the finest materials in an array of colors and textures should come as no surprise. This penthouse and its aptly named “sky garden” live up to that expectation, commanding some 6,900 magnificent square feet atop an enviable building where nearly every space—including the owner’s bath and walk-in closets—are suffused with natural light and windows and walls of glass blur the line between indoors and out.

San Francisco, California | Gregg Lynn, Sotheby’s International Realty – San Francisco Brokerage

Constructed in 1901 and meticulously renovated, the 7,000-square-foot residence is—at approximately 20 feet wide—impressively spacious and exudes a style that is both timeless and sophisticatedly modern. Many period details have been painstakingly retained: six wood-burning fireplaces, classic moldings, and richly hued oak paneling and floors. An elevator links all seven levels, including the finished basement. An ambience of wonderful airiness and light pervades nearly every space thanks to lofty ceilings and plentiful windows. All of the home’s baths have been stylishly renovated.

In an uncommon configuration, the private quarters are located on the main level along with a well-appointed lounge featuring floating ceilings with built-in LED lighting, paneled walls, artful built-in storage, and a discreet wet bar with a sink and an undercounter refrigerator. One guest bedroom suite adjoins the lounge, while tucked on the sunny southwestern corner of the home is an additional bedroom with automatic shades, a sizeable closet, a colorful rolling industrial “barn” door, and a bath thoughtfully outfitted with Blu Bathworks fittings and fixtures.

Beyond a sturdy pivoting door crafted from iron and glass is the primary bedroom wing, which boasts a light-filled owner’s bedroom; a walk-in closet resembling a tony boutique; and an enviable gym with a mirrored wall, cork flooring for soundproofing, a unique glass-enclosed infrared sauna, and a refreshing steamshower. The spa-like owner’s bath offers dual sinks, a strikingly angled contemporary tub, a separate shower with a rain head and body jets, and a window gazing into the treetops. Near the center of the main floor, a sequestered office with backlit shelving is perfectly suited for quiet contemplation. Rack-based technological equipment cleverly cached in the handsome laundry room.

Glass-sided stairs rise to the home’s upper level, which primarily comprises an impressive great room encompassing living and dining spaces warmed by a dazzling double-sided steel fireplace and a streamlined chef’s kitchen with superior appliances and counter seating. Multiple senses are engaged here, with mesmerizing views, a notable tinted-glass-walled wine room, a wet bar, and theater components ingeniously concealed behind automatic sliding panels bearing a dramatic wood-grain pattern.

Measuring roughly 3,000 square feet, the sky garden was, without a doubt, created for sophisticated living and grand-scale gatherings amid a setting of towering rooftops and wide-open blue sky. Wrapping around the interior spaces of the home’s upper level, it boasts views that stretch toward the downtown skyline and resort-caliber amenities unprecedented in a private residence: TopLine artificial turf that contributes to the vibrant verdancy; an outdoor kitchen with quartz countertops, a sink, and a built-in grill accompanied by two burners; a Moroccan-inspired cabana; a hot tub; a built-in audio system; and custom lighting that illuminates dining space for a crowd and two lounge areas—one with a fire table.

A 21st-century Bay Area home demands top-caliber comforts and conveniences, which here include whole-house lighting, window shades, audiovisual, and climate systems maintained by Lutron and Savant controls and security and surveillance configured by PAC Integrations. With its majestic Palladian windows and remnants of railroad tracks, the building itself makes a nod to history and its provenance as a 1920s warehouse that was painstakingly rejuvenated and updated. Prestigious offices, exceptional restaurants, and other amenities are within easy reach. Steps away is the street’s eponymous park, which dates to 1855 and survives as another piece of the city’s history that—like this penthouse and its building—now thrives as a modern-day gem.

Inside a Timeless Upper East Side Townhouse – Sotheby´s International Realty | Blog

    [ad_1]

Few facets of the Manhattan architectural landscape have achieved such a prominent place in the world’s collective imagination as the brownstone—a quintessential part of the city since the 1800s. With their authentic allure, generous space, and welcome privacy, they remain some of New York’s most desirable homes, and this refined townhouse on a tree-lined street in the heart of Lenox Hill on the Upper East Side is true to that legacy.

New York, New York | Cathy Taub, Sotheby’s International Realty – East Side Manhattan Brokerage

Elegant entertaining is effortless in any of the public spaces, from a dazzling grand salon with a soaring coffered ceiling, a fireplace, a sweeping staircase, and abundant Old World inspiration to an expansive third-floor living room with a wet bar and a trio of glass doors opening to a delightful balcony. The cook’s kitchen features a wood-burning fireplace and superior-caliber appliances from Sub-Zero, Wolf, and Bosch. In the breathtaking wood-paneled space it shares with the dining area, a two-story wall of glass creates a stunning solarium-like effect, admitting floods of glorious light and offering a picturesque view of the garden. A stairway curves gracefully to connect with a more casual yet equally chic and light-filled entertaining room, which includes a second wet bar, is accompanied by a powder room, and opens directly to the idyllic south-facing irrigated garden and patio, where surrounding walls and fencing create much-appreciated seclusion.

Of the five bedroom suites, the owner’s suite occupies an entire floor with its serene bedroom, walk-in closet, extensive dressing area with streamlined built-ins, and relaxing bath, which features a walk-in shower, a dual-sink vanity, a vintage-inspired soaking tub, a wood-burning fireplace, radiant-heated floors, and a set of breezy glass doors opening to a refreshing Juliet balcony. On the fifth level, two spacious bedrooms with oversized windows and thoughtful closet space share a hall bath. A third-level bedroom with a fireplace and an en suite bath could easily serve as a library, and an additional bedroom on the garden level with an en suite bath and a bar area is ideal for staff or guest quarters. A portion of the uppermost floor is dedicated to a windowed sports court, putting green, and recreation room with voluminous ceilings and a nearby bath. The remainder of the top floor offers the rare potential for the creation of a rooftop terrace. On the lowest level, a large versatile room easily accommodates laundry and fitness equipment. Completing the desirable picture are a full bath, a workshop, a wine cellar, a cedar closet, and additional storage space. Nine-zone central air conditioning is among the home’s numerous contemporary comforts and conveniences.

  • Global Getaways: Luxury Rental Spotlight on Méribel, Megève, and Courchevel – Sotheby´s International Realty | Blog

Global Getaways: Luxury Rental Spotlight on Méribel, Megève, and Courchevel – Sotheby´s International Realty | Blog

    [ad_1]

Méribel 3 Vallées Sotheby’s International Realty

Take a look at three destinations with a thriving luxury rental market and hear directly from Olivier Roche, CEO, Méribel 3 Vallées Sotheby’s International Realty, Courchevel Sotheby’s International Realty, and Megève Sotheby’s International Realty, about why one of these popular destinations for tourists may be the location for your next rental investment.

Méribel 3 Vallées Sotheby’s International Realty

Sotheby’s International Realty (SIR): What sets rental properties in your country apart from the rest of the world?

Olivier Roche, CEO, Méribel 3 Vallées Sotheby’s International Realty, Courchevel Sotheby’s International Realty (OR): We offer unique properties in some of the most attractive ski resorts. Méribel and Courchevel are both situated in 3 Vallées, the world largest ski area, and Courchevel is well-known around the world. Megève is noted for its atmosphere and its four seasons lifestyle.

    Megève Sotheby’s International Realty

SIR: What are the benefits of owning a rental property in your area?

OR: Owning a property in one of these three ski resorts is a really good investment right now. Because of the idyllic and popular location, you could rent the home at attractive prices and enjoy it during the low season. The mountains remain a safe place to invest.

    Megève Sotheby’s International Realty

SIR: What trends are you seeing in your rental market?

OR: We have always had interest from international buyers, but since the Covid pandemic, we have also sold many properties to French and European clients. There is a high demand for properties that are connected to the center village where buyers can enjoy the amenities there (shops, restaurants). Ski in/ski out properties are also desirable. Our clients prefer to be near everything and often request concierge services.

    Courchevel Sotheby’s International Realty

SIR: How does the rental market drive business for your company?

OR: The rental market is a real ‘levier’ for the sales department. In fact, many tenants become potential buyers. For example, one of our clients rented a beautiful chalet, made an offer at the end of his stay, and become the happy owner four months later. Also, buyers trust us and are comfortable giving us their properties to rent.

Méribel 3 Vallées Sotheby’s International Realty

SIR: Any interesting or success stories about rental homes we can share?

OR: A few years ago we rented an incredible chalet to a famous American actor who was making a movie in the area.

Inside the Rossmore House – Sotheby´s International Realty | Blog

    [ad_1]

The streets of Los Angeles are strewn with a variety of lavish estates, from glorious Old World–inspired manors with roots in Hollywood’s golden era to iconic Mediterranean-style villas and sleek, chic newly constructed contemporary oases with crisp lines and walls of glass. This august redbrick residence in the prestigious Hancock Park neighborhood makes no bones about its kinship with the homes of the former group, with a provenance dating to the early 1920s, a readily apparent English influence, and a star-studded pedigree that includes ownership by the illustrious early-20th-century “American Beauty,” Katherine MacDonald, and serving as a short-term haven for Vivian Vance during her co-starring turn on “I Love Lucy.”

Los Angeles, California | Alexis Valentin Ramos, Sotheby’s International Realty – Beverly Hills Brokerage

The home displays its dedication to classicism with its semicircular paver drive, graceful porte cochere, ornate carved stonework, divided light windows, and handsome brick façade. The interiors span an impressive 5,500 square feet of timelessly luxurious space where modernity—a fashionable palette for walls and cabinets, eye-catching tilework, and artful lighting—meets a decidedly vintage aesthetic—floors of elegant tile and richly hued hardwood, quintessential wainscoting, and decorative ironwork. Highlights include a sophisticated living room, a charming sunroom opening to an inviting courtyard, a refined dining room with French doors to the grounds, an expertly equipped kitchen with an oversized island and top-tier appliances, and a versatile den or home office. Of the three bedroom suites hidden at the top of a winding staircase, the owner’s quarters are a stylish getaway with vaulted beamed ceilings and an en suite bath with a “wet room” that offers a claw-foot tub and a soothing rain shower.

In keeping with the home’s golden-era ambience, the guesthouse comprises a supremely secluded bedroom and full bath on the upper level, a turreted tequila tasting room, and a speakeasy-style cocktail bar—all warm woods, burnished leather, and thoughtfully positioned lighting—that gives way to an alluring arbored outdoor living area with a brick fireplace. The verdant resort-caliber grounds boast a patio area with an additional fireplace, an outdoor kitchen with a stainless-steel grill built into a brick foundation, an open-air dining space ideal for alfresco fêtes, and a stunning saltwater pool and spa with deck jets and a fire feature surrounding a striking sculpture. Towering meticulously manicured hedges create a welcome curtain of privacy—in these rarefied environs, always a welcome amenity for a home of any age and style.

The strikingly contemporary kitchen features a breakfast area opening to a breezy covered porch with stone archways and an adjoining light-filled family room with its own fireplace.

Five lovely suites benefit from the seclusion of the second level, while a two-bedroom guest suite with a full bath and a sitting room is a supremely quiet and private retreat on the main level.
