COLLEGE PARK, GA. – On a cool Friday morning on Main Street in College Park, a man grabs boxes out of the trunk of a car and loads them onto a hand truck. Then he and one of his employees made their way into the front door of his restaurant, Tom, Dick, & Hank.
Located across the street from the MARTA station, Tom, Dick, & Hank (TDH) is one of the many restaurants that dot the city’s main drag. Like many metro Atlanta restaurants, the idea for Tom, Dick, & Hank, a BBQ spot that offers smoked wings, traditional sides, burgers, fries, and drinks from its full bar, stemmed from a love of cooking with family.
“I guess I always cooked, and I learned a little bit from my grandparents,” Hank Johnson, 51, the man with the boxes, said.

Johnson said it was his smoker rig that started the whole thing. The wings at TDH are smoked on-site and offer customers a BBQ taste that stems from the passion Johnson developed early in life and honed as a neophyte business owner in 2014 when he opened TDH. He and his brother used to smoke wings and sell them at festivals, fairs, and outside of clubs. The taste and quality of service kept customers coming back and birthed the idea for a brick-and-mortar establishment.
TDH was born out of hustle and love of cooking. The first official TDH location was a stand on Ponce De Leon Avenue, across the street from the Krispy Kreme.
“It was takeout only,” Johnson remembers. “My brother had two grills, I had one, and we just got out there and did our thing.”
The menu at TDH includes smoked wings, dry rub wings, brisket, pulled pork, leg quarter plates, and salads. There are also the restaurant’s housemade BBQ chips. The chips are topped with pulled turkey, pork, or chicken, and include queso, diced tomatoes, and jalapenos.

Johnson has teamed up with fellow restaurateur Corrina Martinez, the owner of Blue Cantina, a Mexican-Southern fusion restaurant that has two locations in Atlanta. The owners partnered up a year ago in order to strengthen both businesses. Johnson described Martinez as more of the networking and facilitating star of the business, while he is most comfortable remaining the front-facing and hands-on piece of the partnership.
“Iron sharpens iron, and steel sharpens steel,” Johnson said of the partnership. “She’s the face of the franchise now, and I’m more like Ronald McDonald. I’m a clown.”
Johnson said other benefits to partnering with a successful business owner are the shared work, different insights, and that he learns from Martinez how she runs her business. Martinez told The Atlanta Voice that she feels the same about the partnership.
“The benefit of this collaboration is that we have two opposing skillsets,” Martinez, a self-described analytics person, said by phone. “Part of that is learning from each other, and we feel we have a strong partnership.”

Asked what he enjoys most about the restaurant business, Johnson said it was the people.
“I like dealing with the people in the community. In this business, you get to see people grow,” said Johnson, who shared stories of hosting high school and college graduation parties, engagement parties, and catered homegoing celebrations in his business over the past decade.
“That’s the best and the worst part,” Johnson laughed. “We do it all.”
There are more of those moments to come, says Johnson, who shared that he and Martinez have plans in place to expand the business in the future. TDH once had a second location on Ralph David Abernathy Blvd. in Mechanicsville. It opened in March 2015, a year after the College Park location opened, and was successful by all accounts, Johnson explained.
The parking situation was high on the list of the reasons Johnson said the Mechanicsville location would eventually be closed. “The space was just changing. I was sandwiched between those two clubs, and I couldn’t really control the element.”

On the other hand, TDH’s College Park location allows for plenty of parking, usage of public transportation, and walking for its customers.
Johnson said he has been feeling a trend of customers looking to remain closer to home, and that’s good for business. College Park has a population of nearly 14,000, and the continued growth of American downtowns and public squares has helped the business as well.
“Places like Stockbridge, McDounough, Douglasville, people are just staying in all of their little pockets,” Johnson said.
As for what is new at the one and only TDH, Johnson was excited to talk about the lab ribs that are debuting in December. “Everybody is doing lab chops, so I said let’s do something different,” Johnson.
The smoked wings remain a staple, but the welcoming staff of servers, managers, and bartenders at TDH set the foundation of the business, Johnson explained.

He added that the restaurant grills oysters on Wednesdays and that the promotion has been well-received by patrons. Keeping the TDH menu familiar, yet exciting, has been a challenge Johnson readily accepts.
“You have to keep at it, and keep innovating, but stick to what you do best,” Johnson said. “I’ve seen a lot of people come, and a lot of people go.”
TDH is still here. A sign on the wall near the bar states, “Happiness is a plate of brisket on a cold day!”
The holidays are on the horizon, and this time of the year taps into everyone’s generosity. One organization you may consider for your giving list is H.E.R.O. For Children Inc. H.E.R.O. stands for Hearts Everywhere Reaching Out for Children. This organization is a nonprofit that improves the quality of life for children with HIV. Currently, their Holiday of HEROs program is underway. This is a donation drive for children who are HIV positive, where they are provided with one gift that they need and one gift that they want. It lasts until December 5, and no item is too big or small to donate to this program.

“When you think about Christmas, most kids ask for toys and games. I honestly see more requests for basic needs like a bed, bed sheets, hygiene products, and clothes. These are the things a lot of our children and families are requesting. Christmas for them is more than just the fun; it’s an opportunity for them to get what they really need for their everyday living,” said Nadia Eliacin, Matching Development Coordinator for H.E.R.O. for Children.
The Holiday of HEROs donation drive runs until December 5. People can donate items to H.E.R.O. for Children Inc.’s office in Roswell, GA, or make monetary donations on the nonprofit’s website. Online, there is a list of the most requested items. Electronics, bath products, baby items, and gift cards are the items in most demand. There is even an option to sponsor a child. Donors who commit to sponsoring a child will receive an ID number that includes the child’s age and gender, along with a list of the child’s specific requests. Donors can purchase the items and drop them off at the office, or schedule a pickup with H.E.R.O. for Children Inc.

The impact of this donation drive on children and parents is immeasurable. Eliacin explains that families who participate in this program have a lifted spirit because of the relief this provides. She further elaborates that parents who are in this program are burdened by high medical costs for their HIV positive child. According to Ellacin, doctor visits and medications for HIV can cost families around $10,000. With the current political climate affecting medical insurance, circumstances do not appear to be improving in the future. The Holiday of HEROs program is delivering aid parents need this season.
“I had one parent when I first started working at the organization. She took a train and a bus, then walked about two miles to our office to pick up gifts for her children. I felt so bad for her that I gave her a ride back to the train station. As we were driving, she told me she would have walked even further because this is all we’re going to have under the tree,” said Ellacin.
H.E.R.O. For Children Inc. was founded by Ryan Gembala and Garrett Gravesen in 2003. What inspired the duo to do the Holiday of Heroes program was a moment in 2004, when they visited a family’s home for the holidays. They saw wrapped boxes under the tree, but they were empty. The parents just wrapped empty boxes to give the kids the experience of having gifts under the tree.
“Donations help a lot. Every parent cannot provide for their children with the times that are going on right now,” said Santresia Coggins, a parent participant in the Holiday of HEROs program.

“When you put up a Christmas tree, and you don’t know where anything is coming from. You start praying to God that your kids get at least something. The program gave my kids toys. You should see how their eyes light up when they get what they want on their list,” said Coggins.
The founders were convinced to help as many kids as possible from that moment on. Since then, they have been sharing gifts with hundreds of children. 2025 is set to be their record-breaking year as the organization is on track to donate gifts to 430 children. The Holiday of HEROs program is an opportunity for Georgia locals to bring cheer to families battling an incurable illness. Eliacin and the team at H.E.R.O. For Children Inc., consider the uplifting impact these daily items have on people. The organization wants to make the most significant possible impact on the group it serves.
“I learned through this program that it’s the small things that matter. I pray that H.E.R.O. for Children lasts a long time, as it impacts many families. With what’s going on in the world, they put a lot of smiles on parents’ faces and give them relief that there’s help for their children,” said Coggins.
President Trump and others are responding to the surprising news that Marjorie Taylor Greene is stepping down from her role in Congress. The representative made her announcement on Friday night on social media.
ATLANTA – Rep. Marjorie Taylor Greene says she will resign from Congress early next year, a decision that stunned political observers and drew swift reaction from President Donald Trump.
Greene, a high-profile Republican from Georgia, announced late Friday that her last day in office will be Jan. 5. In a video message, she said she does not want her district to “endure a hurtful and hateful primary” after Trump withdrew his support and backed a challenger against her for next year’s race.
“This president that we all fought for dumped tens of millions of dollars against me and tried to destroy me and the Georgia Republican Party,” Greene said, adding that the situation contributed to her decision to step aside.
Trump responds
What they’re saying:
Trump told ABC News the resignation was “great news for the country.” The two have been locked in a public feud in recent months, with Greene openly clashing with conservatives over her push to release the Epstein files and Trump publicly cutting ties with her about a week ago.
The president also claimed on Truth Social that Marjorie “Traitor” Brown went BAD when he refused to return her “never ending barrage of phone calls.” However, he did thank her for her service to “our country.”
MAGA activist Laura Loomer is celebrating Greene’s announcement, claiming she finally “LOOMERED” the congresswoman. She also accused the congresswoman of insider trading and claimed that she fired her Deputy Chief of Staff Nick Dyer because he wouldn’t help her cover up her stock trades.
Following Trump’s response, MTG posted on X (formerly known as Twitter) that she believed in the American people and that there are “no leaders that will save this country.”
The other side:
Georgia GOP Chairman Josh McKoon issued a statement acknowledging Greene’s departure and praising her tenure. “Her legacy as a bold voice for the grassroots will endure,” he said. “She entered Congress as a political outsider and never backed down from defending the forgotten men and women of our state.”
Rep. Thomas Massie (R-KY), who was a recent ally in the fight for the release of the Epstein files, posted on X that he is “sad for our country.” After Trump said that Greene’s resignation was “great news,” Massie also said “No, this is not great news for our country.”
As of Friday morning, Georgia Gov. Brian Kemp has not issued a statement about Greene’s announcement.
Greene claims no plans for future
What’s next:
Greene said she plans to “go back to the people she loves” and denied that her resignation is part of a larger political strategy, saying there is “no 4D chess move” behind it. She did not reveal whether she intends to pursue another office or remain in public life.
However, many people believe that Greene does have plans for the future and quit because she is “playing the long game.”
Others seem to believe she may end up on CNN.
Other reactions:
What about her seat?
What’s next:
According to the former Georgia Secretary of State COO Gabriel Sterling, Greene’s resignation will lead to a special election to fill the remainder of her term. No details about a special election have been released at this time.

Hartsfield-Jackson Atlanta International Airport threat
What we know:
According to police, Billy Joe Cagle was taken into custody Monday morning after his family called Cartersville police to report that he was driving to Atlanta and threatening to harm as many people as possible.
Cartersville police alerted the Atlanta Police Department about the threats around 9:40 a.m. and shared Cagle’s photo. Atlanta officers were told he was likely headed to the airport.
Police said Cagle entered the terminal through door S1 at 9:31 a.m. and had been inside for about 20 minutes before officers spotted him. Officers arrested him at 9:54 a.m., less than 15 minutes after being notified of the threats.
Cagle did not have any weapons on him at the time of his arrest, but police said they found an AR-15 rifle in his truck, loaded with one bullet in the chamber and 26 rounds in the magazine.

In newly released footage, an officer is heard approaching a man and asking, “What are your reasons at the airport right now?”
The man replies that he “got dropped off.” Moments later, an officer identifies him by name and orders, “Put your hands behind your back, sir.” The man pleads, “Give me my phone… it’s family,” as additional officers move in to confirm his identity.
The Atlanta Police Department released this video showing the arrest of a Carterville man at Hartsfield-Jackson Atlanta International Airport on Oct. 20, 2025.

What they’re saying:
Officials praised Cagle’s family for contacting law enforcement, saying their actions likely prevented a tragedy. Police said this is a case where the family saw something and said something.
Atlanta Police Chief Darin Schierbaum thanked Officers Gibson and Banks, who arrested Cagle, and Sgt. Jones, who helped coordinate information as it came in.
A man faces multiple charges after police said he made threats to “shoot up” Hartsfield-Jackson Atlanta International Airport and was arrested there with a gun in his truck. Police said Billy Joe Cagle was arrested Monday morning after his family called police to report he was driving to Atlanta and threatening to harm as many people as he could.
“We did have a tragedy averted today,” Schierbaum said, crediting two Atlanta officers and the alert relayed by Cartersville police after Cagle’s family reported his social media threat. “I do believe he was headed back to his truck to retrieve it.”
Mayor Andre Dickens said, “27 or more lives could have been lost today” and called the response a model of how law enforcement and the public should work together.
“What you’re seeing is we are experiencing across the nation where guns and mental health challenges going together can pose a deadly scenario,” Dickens said. “But in this situation today, this crisis was averted.”
Billy Joe Cagle was arrested at Hartsfield-Jackson Atlanta International Airport after police said he threatened to “shoot up” the terminal. Officers said they found an AR-15 weapon in his truck after detaining him. Police said Cagle’s family reported the threats, allowing officers to locate and arrest him within 15 minutes of being alerted.
Cartersville police confirmed Cagle has a criminal history and said his family acted quickly after seeing his threats online. A dog found in his truck was safely returned to relatives.
“This is what a proper response by citizens and by law enforcement should look like,” Schierbaum said.

CONYERS, GA.- Restaurateur and venture capitalist Shane Corrodus is not playing around when it comes to his new restaurant, Elevation Kitchen & Cocktails, located in Conyers at 1180 Stigman Rd. NE.
Everything is about elevating. In fact, the name itself perfectly encapsulates the aesthetically pleasing venue, accentuated by classy art, expertly prepared dishes, a gorgeous patio, and a member’s cigar lounge that speaks to business deals and an elevated dining experience.
Inspired by Jamaican roots seamlessly fused with Atlanta flair, Elevation Kitchen & Cocktails boasts a delicious and versatile menu that already has visitors talking.
Popular items include seared jerk lamb chops, chicken and waffles, escovitch snapper, steak and cheese eggrolls, and flavorful steaks that can compete with the best chophouses. Smash burgers, pizza, and pasta are also on the menu, complementing an array of curated cocktails.
“With everything we do, we expect to climb higher and higher, and do it with a certain level of excellence,” Corrodus said. “This is not just about opening a restaurant, it’s about legacy. We are building to expand, to make an impact. To do that, you need to function at an elevated level, have great customer service, make people feel valued, and bring the right network of people in the same space so it helps others to grow and build together.”

Aside from blessing palates, Corrodus has created Elevation as a hub for business leaders, entrepreneurs, and influencers who come together for networking and collaboration, aiming to foster connections that move the community forward.
People come to eat, but they end up with more than full bellies. They leave feeling empowered from conversations with others that help them feel personally, professionally, and spiritually fed.
“This is much more than a passion project,” Corrodus said. “We want to dominate on the business side. We want to help people become the best versions of themselves. We want to shake things up by doing good business, bringing old school customer service back, and giving people an experience that expands their palates, their mindsets, and their lives.”
Guests can look forward to brunch every day from noon to 4 p.m., Wine down Wednesdays featuring live music and poetry, Ladies Night on Thursdays, and Status Sundays during football season for fans to come and watch their favorite football teams.

Elevation will be introducing Winning Wednesday Poker and Spades tournaments for cigar club members (no money will be exchanged). There is so much to look out for as the restaurant continues to solidify its presence in Conyers and attract customers from across the Atlanta metro area.
Additionally, Corrodus says what makes Elevation different from other restaurants is its emphasis on old-school customer service.
“Our customers say our aesthetics of the restaurant, the way it looks outside and inside, and parking sets us apart from other restaurants,” he said. “We say we emphasize our old school customer service because we really care about our patrons. Everyone’s royalty here, and we’re working aggressively on building our customer service.”
One of the hardest parts about being a restaurant owner, he says, is the labor of dealing with people who have different things going on in their lives.
“Regardless of what we may have going on personally, we are here for our customers, and when you have so many moving parts for this location and the business, personalities can cross,” he said.
Corrodus sees Elevation having 10-15 locations on the low end and 25-50 locations on the high end in the next five years.
“It’s going to be a consistent elevated experience where we’re going to be known just for that,” he said. “We want great customer service and great food elevation.”
As a restaurant owner, Corrodus says to other aspiring restaurateurs to make sure they really want to do it.
“Knowing how to cook is a fraction of what the business is about; it’s a business, so you have to run it like one,” he said.
BRYAN COUNTY, Ga. – Federal authorities say 475 people were detained this week in what Homeland Security Investigations called the largest single-site enforcement operation in its history.
The raid took place Thursday at the HLGA battery plant site in southeast Georgia, a joint venture between Hyundai Motor Group and LG Energy Solution, as part of a months-long probe into alleged unlawful employment practices and other federal crimes.
U.S. Attorney Meg Heap and Homeland Security Investigations Special Agent in Charge Steve Schrank said the operation followed a judicial search warrant and focused on employers suspected of exploiting undocumented workers. Officials stressed the effort was not a “round-up” but the result of extensive evidence-gathering, interviews and court approval.
Of those encountered, 475 people were found to be in the country illegally or otherwise in violation of their status and were turned over to U.S. Immigration and Customs Enforcement. A majority were Korean nationals, according to Schrank, though investigators are still reviewing nationality breakdowns.
The arrests involved a network of contractors and subcontractors at the site, not just the parent company, Schrank said. The individuals are being held in ICE custody, with many transferred to the Folkston ICE Processing Center.
Schrank said no serious injuries were reported during the operation. One worker was treated for overheating at the scene, and one agent sustained a minor cut.
ATF Atlanta posted photos on their X account, saying they joined HSI, FBI, ICE and Georgia State Patrol for the raid.
The investigation remains ongoing, and no criminal charges have yet been filed. Authorities confirmed they are also examining potential labor trafficking, subcontracting practices and employer accountability.
Hyundai is reportedly cooperating with law enforcement and is “committed to abiding by all labor and immigration regulations,” according to spokesperson Michael Stewart.
WATCH PRESS CONFERENCE
What they’re saying:
According to the BBC, multiple Korean nationals were detained. The South Korean foreign ministry is calling it an “unjust infringement” on their rights.
Diplomats are reportedly being dispatched from the South Korean embassy in Washington and the consulate in Atlanta to the site, according to The Associated Press.
The battery plant, which is currently under construction, is located next to Hyundai’s Metaplant America facility. The new plant has promised to create around 8,500 jobs by 2030.
In response to ICE raids at the Hyundai Metaplant in and around Savannah, Georgia, AFL-CIO President Yvonne Brooks has issued the following statement:
Georgia’s labor movement is outraged by ICE’s escalating presence at workplaces across the state. This raid is the latest in an ongoing campaign of harassment that has targeted immigrant Georgians as they try to earn an honest living. Arresting and detaining workers, who are exploited every day and risk their lives every day on the job, creates an atmosphere of fear that terrorizes workers and their families and increases the workload burden on their coworkers. And when multiple workers have died during the construction of this very plant, the only federal action that could possibly be justified is to strengthen enforcement of occupational safety and health protections and other labor rights—a far cry from ICE raids.
The Georgia AFL-CIO stands with every worker who has been targeted by these politically-motivated raids. Our movement will do everything we can to support all working families. That’s what solidarity looks like, and it cannot be broken. Workers in our state will not be pitted against each other.
You might be thinking about settling in a house in Charleston or an apartment in Savannah, two Southern gems known for their charm, history, and warm weather. Charleston offers a great culinary scene and coastal living, while Savannah provides affordable housing with its laid-back Southern charm. Whether you’re attracted to Charleston’s waterfront views or Savannah’s cobblestone squares, picking the right city can be challenging.
From real estate and affordability to lifestyle and culture, we’ll break down the differences in this article to help you decide which city fits your needs best.
Housing in Charleston vs Savannah
Charleston and Savannah each provide unique housing markets filled with historic charm and Southern beauty. Let’s dive into the differences in housing costs, styles, and options between these two cities.
Housing in Charleston
Charleston is known for its beautifully preserved historic homes, from grand antebellum mansions in South of Broad to quaint cottages in the French Quarter. The city offers a picturesque living environment, with many properties featuring classic Southern architecture and access to nearby beaches. Charleston’s growing popularity has led to higher home prices, particularly in prime locations close to the city center or along the water. While housing can be expensive, there are still affordable options in surrounding areas like North Charleston.
Housing in Savannah
Savannah’s real estate market offers a more affordable range of options compared to Charleston, with plenty of historic homes and newer developments. From the iconic squares and cobblestone streets of the Historic District to the quiet Savannah neighborhoods of Ardsley Park, Savannah provides a mix of Southern charm and affordable living. Homes in Savannah tend to be less expensive, especially for those willing to look outside of downtown, where larger lots and more space are available.
Cost of living in Charleston vs Savannah
The cost of living in Charleston is about 7% higher than in Savannah, with housing and lifestyle expenses being the primary factors that contribute to this difference.
1. Utilities
Utilities in Charleston are approximately 22% higher than in Savannah. The coastal climate in Charleston, with its hot summers and reliance on air conditioning, leads to higher electricity usage and costs. Savannah’s slightly more moderate climate helps keep utility expenses lower in comparison, as there is less reliance on cooling systems.
2. Groceries
Groceries in Charleston are about 1% less expensive than in Savannah. Despite Charleston’s growing population and the demand for imported goods driving up prices, it still manages to offer slightly more affordable grocery costs than Savannah, where prices can be higher due to regional supply and demand factors.
3. Transportation
Transportation costs in Charleston are 9% lower than in Savannah. Although both cities are largely car-dependent, Charleston’s developing infrastructure and limited public transit make transportation slightly more manageable and affordable than in Savannah, where options for getting around may be more limited and costly.
4. Healthcare
Healthcare in Charleston is about 28% less expensive than in Savannah. Charleston benefits from a variety of specialized medical facilities that drive up the overall cost of services, but Savannah, while offering quality healthcare, tends to have lower costs for routine services.
5. Lifestyle
Lifestyle expenses in Charleston are about 2% higher than in Savannah. Charleston’s focus on tourism, upscale dining, and shopping makes leisure activities slightly more expensive than in Savannah, where a more relaxed, budget-friendly lifestyle is the norm.
Charleston vs Savannah in size and population: Two Southern charmers
Charleston and Savannah, both known for their Southern charm and rich history, vary in size and population. Charleston covers around 127 square miles with a population of about 150,000, offering a spread-out coastal feel. Savannah, slightly smaller, spans roughly 108 square miles with a population of around 148,000, creating a similar small-city atmosphere. Both cities maintain a laid-back, picturesque vibe, but Charleston’s larger size gives it more of a coastal sprawl, while Savannah’s grid-like historic layout provides a cozy, walkable experience.
Weather and climate in Charleston vs Savannah
Charleston’s climate and Savannah’s climate share a similar subtropical weather, known for hot, humid summers and mild winters. Both cities enjoy long, warm seasons, with temperatures regularly climbing into the 90s in the summer, but Charleston’s coastal location makes it slightly more prone to tropical storms and hurricanes. Savannah, also coastal, faces similar risks but tends to experience fewer direct hits from hurricanes. Winters are mild in both cities, with Charleston experiencing slightly cooler temperatures due to its more northern location, while Savannah enjoys warmer, more temperate winters.
The Job market in Charleston vs Savannah
Charleston: A growing tech and aerospace sector
Charleston’s job market is expanding, driven by sectors such as technology, aerospace, and tourism. The city has seen a rise in tech startups and a significant aerospace presence, with Boeing being one of the region’s largest employers. Charleston’s employment rate sits around 67%, with a median household income of approximately $95,000 and an average hourly wage of $28.29. Healthcare and manufacturing are also significant contributors to the job market, offering a range of opportunities. With its booming tourism industry, hospitality also plays a major role, providing seasonal and permanent employment for many residents.
Savannah: Tourism, manufacturing, and logistics hub
Savannah’s job market is largely influenced by tourism, manufacturing, and its vital logistics industry due to its major seaport. With an employment rate of about 60% and a median household income of $57,000, Savannah offers lower wages compared to Charleston, with an average hourly wage of $26.92. However, the cost of living is more affordable. Key employers include Gulfstream Aerospace in the manufacturing sector and the Port of Savannah, one of the busiest ports in the U.S., which drives a robust logistics industry. The tourism industry also contributes significantly to Savannah’s economy, attracting workers in hospitality, retail, and services.
Transportation in Charleston vs Savannah
Charleston: Car-dependent with growing transit options
Charleston remains largely car-dependent, with limited public transportation available through CARTA (Charleston Area Regional Transportation Authority). However, the city is making strides in expanding its bus and shuttle services. Biking is becoming more popular, especially in downtown Charleston, where the historic layout and narrow streets create a more walkable environment.
Savannah: Car-friendly with walkable historic district
Savannah is also a car-dependent city, though its Historic District is highly walkable, making it easy to explore on foot. The Chatham Area Transit (CAT) provides bus services throughout the city, though the transit system is limited compared to larger cities. Biking is increasing in popularity, particularly along the scenic areas near the waterfront.
Travel in and out of Charleston vs Savannah
Both cities have international airports and access to regional travel, but their transportation hubs are smaller compared to larger metropolitan areas.
Charleston: Charleston International Airport, Greyhound, and Amtrak’s Palmetto route.
Savannah: Savannah/Hilton Head International Airport, Amtrak’s Silver Star route, Greyhound, and regional CAT buses.

When buying or selling a home in Georgia, it’s essential to understand real estate commissions for better budgeting and negotiation. In 2024, new rules across the U.S. have reshaped how commissions are communicated, offering buyers and sellers greater transparency. These changes are designed to help you make informed decisions when dealing with real estate fees.
Whether you’re a first-time homebuyer or a seasoned seller, this Redfin guide will walk you through Georgia’s real estate commissions and what to expect in today’s market.

Understanding real estate commissions in Georgia
What are real estate commissions?
Real estate commissions are fees paid to agents by homebuyers or sellers for helping close a real estate transaction. These fees are typically paid at the closing of the sale and are calculated as a percentage of the home’s sale price.
Who pays the commission?
sellers have covered both their agent’s commission and the buyer’s agent fees from the sale proceeds. However, as of August 17, 2024, buyers are now required to agree to their agent’s fee in writing before starting home tours. While buyers can still ask the seller to cover their agent’s commission during negotiations, this shift means the seller’s contribution to the buyer’s agent fee can vary, and is entirely negotiable.
Average real estate commission rates in Georgia
Real estate commission rates in Georgia can differ significantly depending on the transaction details and the agreements made between the involved parties. While commission rates tend to follow common expectations, they remain fully negotiable, giving buyers and sellers the flexibility to work with agents to establish a fee structure that aligns with their goals.
Factors such as the property’s location, current market conditions, and the level of service provided by the agent all impact the final commission rate. This flexibility allows both parties to negotiate and adjust the fees to suit their budget and objectives. Below is an example breakdown of commission rates based on median home prices in Georgia’s major cities.
At Redfin, our goal is to offer the best value to consumers. For sellers, we provide a listing fee starting as low as 1%.* For buyers, our fees vary by location but remain competitive, helping your offer stand out and increasing your chances of a successful purchase.
Can you negotiate real estate commissions in Georgia?
Absolutely! There are no federal or state laws in the U.S. that set commission rates, which means agents are often open to negotiation. The rate you agree upon will depend on the type of transaction, the services required, and your relationship with the agent.
When negotiating commissions, it’s important to consider the agent’s service level, their marketing strategies, and their local market expertise. Sellers might secure lower fees if their property is highly desirable or likely to sell quickly. Additionally, in dual agency situations—where the same agent represents both the buyer and seller—there’s often room for further reductions since only one agent is involved.
Tips for a successful negotiation
Compare multiple agents: You’ll want to compare different agents and their commission structures before making a decision.
Discuss performance-based incentives: Offering a higher commission can lead to a faster sale or better final price.
Leverage your property: If the property is in a desirable area, agents may be willing to accept lower commission.

Chateau 4 Paws, an Atlanta-based Black-owned premier pet care salon, is owned by Managing Director and CEO Janelle Russell.
Russell adores dogs; however, she never thought her passion would become her job until two unrelated events occurred.
In 2005, her then-boyfriend got her a toy poodle, and she was let go from her corporate job. This, in turn, inspired her to open her pet grooming salon, Chateau 4 Paws, in 2010. She said she used her 401(k) to fund her new business venture and asked her parents and uncle to match the funds.
Russell makes it clear she jumped head-in without knowing anything about a business or having a business plan. All she knew was she loved animals and dogs. Fortunately, one day, someone told her there weren’t any small, independent pet grooming shops in Fayetteville, GA, so Russell set up shop, assuming there wouldn’t be any competition, but she realized otherwise.
She said she learned three other grooming salons were opening in the same area around the same time, so being nervous, she confided in her dad, who offered some wise advice.
As the mother of a five-year-old, one of her game-changing business investments has been digitizing more of her management tools to streamline processes and save time. This has allowed her to spend more time with her daughter and helped her drive higher sales volumes because of the convenience it’s brought to her customers.
Russell’s world-class approach to service has allowed her and her team to create long-term personal relationships with her canine clients and their respective owners.
Q+A with Janelle Russell
The Atlanta Voice: Why did you decide to start your business? Was there a moment that inspired you?
Janelle Russell: After being laid off from my corporate job, I was lost and didn’t know what I wanted to do next. At the time, I had a little toy poodle gifted to me. Over a few months, I saw his demeanor would change when he would get groomed because it was so stressful for him. After much prayer and thought, I knew I wanted to offer a stress-free environment for grooming dogs and cats. I saw a large demand for a pet grooming salon during my initial research. That’s how Chateau 4 Paws Pet Spa was created! At the time, I only had one competitor, and I was motivated to give my customers the best service. Now, 14 years later, the business is still growing, and I’m always thankful to my clients for their support.
AV: How did you come up with the name?
JR: When thinking of a name, I knew I wanted to stand out and planned to expand into a daycare and boarding facility eventually. With that in mind, I began thinking of renowned luxury and lavish experiences, and I thought of Chateau Elan, a resort and winery in Georgia. When you visit Chateau Elan, it’s a luxurious and lavish experience. That’s what I wanted to offer for pets! Chateau 4 Paws Pet Spa is a luxury pet grooming experience for your pets, and Chateau 4 Paws Resort & Spa – our new name after expansion – will be the same!
AV: Is there a mentor in your life that inspired/inspires you as a business owner?
JR: There are two prominent mentors in my life. First is my late father, a general manager at a large restaurant chain. When I first opened my business, I was stressed about how to bring customers in the door. My dad gave me pointers and advice on how to offer discounts and introduce referral programs to attract customers. Second is my uncle, John Battle, who runs a multimillion-dollar landscaping business in Dallas. Before starting my business, I didn’t know how to run a company. I didn’t have a business plan or idea of creating goals for myself. I just knew I loved dogs and wanted to create a safe space for them. My uncle told me many times that running a company takes more than that. He donated his time and money to help me create a business plan and gave me important advice on taxes and reporting. I’m grateful for both of them.
AV: What are your business goals for the remainder of the year?
JR: My business goals for the remainder of the year include continuing our current marketing strategy to bring in new customers and expanding our business to include pet boarding and daycare at our current facility. Expansions like this are a big undertaking, but through my POS provider, Clover, I’ve been able to offer these new services by taking advantage of their Clover Capital program, which provides a cash advance based on my anticipated future sales. It’s played a huge role in my business expansion for nearly five years. I can use the money to fund expansion without the strings of a traditional bank loan. It’s been an easy and unique way to allow us to create a state-of-the-art facility to provide the best care and services to our four-legged clients.
AV: Any advice to future business owners about taking the plunge?
JR: I would tell future business owners to stay consistent! You can’t build a successful company overnight. It takes dedication, patience, and hard work. Find other entrepreneurs in your industry. Surrounding yourself with like-minded people will help you in your journey. Lastly, equip yourself with the tools you need to be ready for your clients, for example, finding the right technology. Building a great website and online presence can make a huge difference. Also, picking a POS system that can help you take payments and manage your entire business – like I have with Clover – can save you time and money. Set yourself up for success!
The Apple Vision Pro was marketed primarily as a productivity machine, but as any active VR user can tell you, it’s the games that sell these devices. Apple’s headset offers access to hundreds of games, but mostly as quick and dirty iPad ports that show up as a virtual screen in your field of vision. This, however, is starting to change.
Developer Owlchemy Labs just announced that two of its marquee titles, Job Simulator and Vacation Simulator, are now available for the Apple Vision Pro. These aren’t iPad ports. Both games are fully immersive VR experiences that have been optimized for Apple’s headset. This means that controls have been mapped to hand-and-eye tracking. The AVP’s lack of a dedicated controller would absolutely hamper some pre-existing VR games, but these two should work perfectly.
For the uninitiated, Job Simulator was one of the first “must have” titles in the VR space. It’s a hilarious riff on corporate culture that tasks players with designing a cubicle, making coffee and participating in all kinds of shenanigans. Vacation Simulator extends the tomfoolery to leisure, with a colorful beachside location, the ability to take picturesque hikes and, well, knitting. Players can also relax in a fake hot tub, splash in a fake sea and even get in some fake yoga.
Job Simulator costs $20 and Vacation Simulator costs $30, which are the same prices as rival platforms like the Meta Quest Store and Steam. It’s good to know there isn’t an Apple Vision Pro tax, beyond the initial $3,500.
Interestingly, developer Owlchemy Labs is actually owned by Google, which doesn’t really have a horse in the VR race. As for the Apple Vision Pro, the games and unique experiences are starting to appear. There’s an interactive story based on Marvel’s What If…? that releases on May 30 and the tabletop RPG Demeo hit the platform earlier this week. The sales numbers for the headset haven’t exactly been rosy, so we’ll see if that discourages companies from developing software for the platform.
Lupus is an autoimmune disease that affects thousands of individuals across the country. It can impact multiple parts of the body and cause severe internal damage. There isn’t a cure for this disease, and it imposes a significant emotional and financial toll on family members of people with Lupus. The Lupus Foundation of America (LFA) Georgia Chapter supports everyone affected by this issue. The organization offers assistance to those in need through various channels. May is Lupus Awareness Month, and the organization has planned activities for the rest of the month to allow locals to show their support for the Lupus community.
“We should all care about this because anybody can get lupus. We should serve those who need to be served, and lupus is a very underserved population,” said Teri Emond, President and CEO of the Lupus Foundation of America, Georgia Chapter.
May is Lupus Awareness Month background template. Holiday concept.
The Lupus Foundation of America Georgia Chapter has been serving the community since 1978. Through advocacy, fundraising, and research, the organization has provided support to those dealing with the disease and their family members. In observance of Lupus Awareness Month in May, the chapter organized several events. On Saturday, May 18, the chapter hosted a Lupus walk in Augusta, GA, where Morehouse School of Medicine presented the latest research on Lupus. Additionally, Georgia chapter members traveled to Washington, D.C., from May 19 to May 21 to advocate for more funding for Lupus research at the national advocacy summit.
The foundation’s main message is to assure those battling Lupus that they are not alone and to improve the quality of life for people living with the disease until a cure is found.
When you come to our support group, leave your troubles at the door. Lupus is not always manageable; for some, it’s chronic. It’s a cruel mystery, but we are dedicated to solving it,” said Emond.
Lupus is a severe disease because it causes the immune system to attack healthy tissue in various parts of the body. This results in inflammation, pain, and damage to any organ system. Despite the efforts of foundations and organizations to educate people about Lupus, it is still widely misunderstood. Unfortunately, the disease disproportionately affects women and minority groups the most.
“Lupus predominantly affects young people in their childbearing years. It is three to five times more likely in minority populations. Dr. Sam Lim, from Emory University, one of the top rheumatologists in the country, stated that Black people bear the burden of the disease. They experience more severe symptoms and are affected more frequently,” said Emond.
Lupus treatment can be expensive. According to the Lupus Foundation, the costs for a diagnosis can range from $13,000 to $68,000. Emond and the team at LFA Georgia are aware of these challenges and provide assistance by covering certain costs for individuals with lupus. This support ensures that no one has to choose between paying their bills and meeting their living expenses.
“We have an emergency financial assistance fund because we don’t want someone living with lupus to have to choose between paying the light bill and going to the doctor. It is a $500 grant available per grant period. We pay the vendors directly to cover utility bills or provide a hotel room if someone with lupus is homeless,” said Emond.
LFA Georgia is working to raise awareness for lupus by highlighting individuals affected by the condition. Their new campaign, “31 Faces of Hope,” shares the stories of people with lupus on the organization’s website and social media platforms. This initiative ensures that individuals like Monique Thornton are recognized.
Monique Thornton was a dedicated volunteer and advocate who spearheaded this campaign. Sadly, she passed away from Lupus just three days before our walk on April 24. Her husband attended the walk and spoke about the importance of the initiative. We are continuing the campaign in her memory,” said Emond.
Lupus is a life-altering illness that marks the beginning of a long-term health struggle. LFA Georgia ensures that individuals commencing this fight are not alone.

“Top on my list has to be Pho Viet Augusta, Craft & Vine, Nacho Mama’s, and Humanitree,” says Candace Zeigler, owner of SoZiggie Photography, a local wedding and portrait photographer. “These spots hit so many of my cravings like no other. Pho Viet’s come through with the Banh Mi’s of different varieties and Pho broth is undefeated. Craft & Vine‘s rotation of unique culinary treats like duck confit pizza and poutine. Nacho Mama‘s Mahi mahi taco for the win and Humanitree vegan delights and juices are always refreshing.”
3. Outdoor activities
“Augusta is a great place to live with great places to eat and so many fun things to do,” shares Courtney Hatcher, director of admission and financial aid for Augusta Preparatory Day School. “The fantastic way of life with a manageable pace, welcoming people and affordable cost of living makes it the perfect place to live where nothing is too far away and traffic is very minimal. Near Augusta Prep, you can stop in for delicious fried chicken at Frog & The Hen, or scoot down Wheeler Road to meet family or a friend for an incredible coffee and brunch at Bodega at Surrey Center. Close by, the Augusta Canal Trail is a favorite for walking, running, and biking with incredible scenery, and parks like Evans Towne Center Park offer lots of fun and entertainment for everyone. “
Jenny Lynch, owner of Emma Gray Boutique, states that “Augusta might be known as the ‘Home Of The Masters’ but Augusta and its surrounding area have so much more to offer than just golf. When we aren’t hosting the most prestigious golf tournament on the planet, you can find just about anything that interests you to take part in. Most locals enjoy the proximity of the Savannah River and Lake Thurmond, and outdoor activities like boating and kayaking are very popular. We also have several performing arts theaters so there are always musicals, plays, and concerts going on throughout the year.”
4. City amenities
Augusta mirrors the cultural and recreational offerings found in larger urban hubs, presenting residents with a wealth of opportunities to engage in cultural activities. The city proudly hosts the Greenjackets, an impressive minor league baseball team, and hosts a myriad of outdoor festivals year-round. With striking architecture, scenic lakes, and a vibrant theater community, Augusta encapsulates the essence of larger U.S. cities, all within the charm of a smaller population setting.
Living in Augusta is the perfect balance of city life and country living. Augusta Locally Grown farmers markets are a hidden gem of Downtown Augusta. They have multiple outdoor farmers markets, but their indoor farmers market and cooking classes have become the go-to destination for grocery shopping and spending free time.

“Augusta, GA, is an ever-growing city and stands as a testament to the power of arts and culture in shaping a city’s identity,” states Liz Bond of Liz Bond Photography, a family photographer in Augusta. “The downtown murals and festivals held here provide residents and visitors with immersive experiences that celebrate Augusta’s past, present, and future. As you explore the streets of downtown Augusta, you’ll discover a city that values creativity, diversity, and the transformative power of the arts.”
“One of the most captivating ways to explore the city’s unique character is through its vibrant mural walk, which tells the story of Augusta’s rich past and present,” explains Liz Bond. “Augusta’s downtown mural walk is a visual feast that brings the city’s history and culture to life through vivid and dynamic artwork. The murals range from fun and encouraging to telling stories about the area and its past. The mural walk not only enhances the aesthetic appeal of the city but also serves as an outdoor art gallery, making art accessible to everyone. It is a journey through time, culture, and the collective spirit of Augusta’s residents.”
6. Augusta neighborhoods
“The Whispering Pines neighborhood in Augusta is truly remarkable,” states Vanessa Withers of Withers Photography, a newborn, maternity, and 1st birthday photographer. “From the stunning houses to the warm and inclusive culture, to the delightful holiday events, it embodies a unique sense of community. Since my move to Augusta in 2019, the welcoming embrace of this neighborhood has made it stand out, and I’ve never felt more embraced by a community. It’s the first time I’ve genuinely sensed the presence of ‘the village’ they talk about.”
“Downtown Augusta is where the heart of the arts scene is,” shares Greater Augusta Arts Council. “It’s home to many restaurants, galleries, theatres, music venues and more. Olde Town, Summerville, Harrisburg and the Golden Blocks neighborhoods of Laney Walker and Bethlehem host many historic houses and sites and are close enough to Downtown Augusta to enjoy all the arts. Olde Town, my favorite, was rebuilt after a turn of the century fire. It has so much charm, with many craftsman style homes.”
“My favorite neighborhoods include North Augusta and Evans, both bustling with activities for everyone,” says SoZiggie Photography. “North Augusta, situated between two downtown shopping havens, offers a diverse array of local restaurants and bars. On the other hand, Evans stands out with its parks and year-round events that keep you entertained throughout the year.”
“Belair Estates, National Hills, and Summerville stand as Augusta’s renowned neighborhoods, where Southern charm intertwines with modern allure,” says Stugie’s Cookies. “Belair Estates exudes classic elegance, National Hills offers a vibrant blend of tradition and contemporary living, and Summerville beckons with historic charm and stylish sophistication. Each neighborhood uniquely captures the essence of Augusta’s rich heritage while embracing the conveniences of modern life.”
7. Festivals and events
“In September, you can check out the Arts in the Heart of Augusta Festival,” suggests Greater Augusta Arts Council. “The event features more than 120 Fine Arts and Craft Artists, five fully booked performance stages, cultural cuisines from around the globe, and more.”
Liz Bond delves into more detail about the event, saying “The three-day downtown celebration transforms Augusta into a vibrant hub of artistic expression, cultural exchange, and culinary delights. Attracting artists, performers, and visitors regionwide, it fosters a dynamic and inclusive atmosphere. The main stage features diverse performances, while the global village celebrates cultural diversity through authentic world cuisines. The festival also hosts a marketplace where local artisans showcase and sell handmade crafts, from clothes to jewelry and paintings, providing guests with unique souvenirs. Beyond shows and delicious cuisine, this event encapsulates a rich tapestry of creativity, community, and global flavor, making it a must-attend experience for all.
Jenny Lynch goes on to share, “The Lady A Park is always hosting amazing events and has really become the ‘hub’ for all the things in our area. They have everything from local vendor markets every Saturday, outdoor movie nights, food truck Fridays, to hosting the most spectacular fireworks show you will ever lay eyes on. There is always something fun going on and you can be guaranteed it will be safe and suitable for families. Most locals here have a strong sense of morals and family values so with that in mind, most anything in this county will be conducted with those values held as the standard.”

8. Nice weather
In Augusta, the irresistible draw to spend ample time outdoors is fueled by the consistently pleasant and warm climate the city experiences for the majority of the year. In comparison to some coastal cities in Georgia, Augusta experiences milder temperatures, offering respite from extreme heat. The city also stands out with more temperate winters compared to its northern Georgia counterparts, Rome and Atlanta. Additionally, the city sees 218 sunny days annually, surpassing the country’s average of 205 days.
Cons of living in Augusta, GA
A lot of insects
Encountering a swift invasion of gnats, mosquitoes, and other biting insects upon opening your front door in Augusta is a common occurrence. The most intense presence is typically felt during the spring and summer seasons, making it essential to equip yourself with ample insect repellent or opt for protective clothing to ensure a more comfortable outdoor experience.
An average walkability ranking
While Augusta enjoys pleasant weather, its urban layout poses challenges for pedestrians. Despite the convenience of public transportation, the city falls short in terms of walkability, earning a WalkScore of 22, meaning almost all errands require a car. The limited facilities for cyclists further contribute to transportation drawbacks, making bike travel difficult and unsafe in certain areas. Investing in a car is recommended for getting around in the city’s less pedestrian-friendly areas.
Is Augusta, GA a good place to live? Final thoughts
Augusta offers numerous appealing aspects for those considering a move, including an affordable cost of living, pleasant weather, and an incredible food scene. However, it’s crucial to keep in mind the drawbacks, such as the low walkability score and, well, insects. Prospective residents should carefully assess these factors to make an informed decision about whether Augusta aligns with their lifestyle and priorities.
