  • $26M Brentwood manse on private knoll tops LA signed contracts

    A Brentwood mansion billing itself as a private sanctuary on about an acre lot turned the heads of a prospective buyer to land the No. 1 spot among last week’s signed contracts.

    The 11,000-square-foot residence at 1504 North Kenter Avenue hopped into the top spot on the Eklund Weekly Luxury Report Los Angeles, with a $25.9 million asking price that pencils out to $2,260 per square foot.

    The weekly roundup, compiled by Marcy Roth of Douglas Elliman’s Eklund Gomes team, counts Los Angeles County homes in the Multiple Listing Service asking $4 million or more.

    Across the county, 14 properties went into contract last week, adding up to $142.2 million in asking volume, according to the Eklund Gomes report. Compared to the year-ago period, that’s four fewer contracts. Still, the total asking volume last week was up over 20 percent from a year earlier.

    The priciest deal featured a 2024 new build that was designed by architect Richard Landry’s Los Angeles-based Landry Design Group. The residence features a spiral staircase, floor-to-ceiling glass walls, elevator and primary suite with its own terrace. 

    Records show a limited liability company managed by attorney David Shladovsky bought the property in 2020 for $2.9 million, or $253 per square foot.  

    When the completed six-bed, 10-bath residence first hit the market last June, it sought $30 million. It went off and on the MLS after that, seeing price cuts along the way. The most recent price change to $25.9 million was in September.

    Aaron Kirman and Cindy Ambuehl of Christie’s International Real Estate Southern California hold the listing.

    Last week’s next priciest home to go into contract, based on the listing price, was in Beverly Hills at 1335 Carla Lane.

    The Trousdale Estates contemporary home spans about 11,000 square feet and is asking just under $20 million, or $1,817 per square foot.

    It’s been on and off the market since 2023, when it was first listed for nearly $22 million.

    The home last traded in 2020 for $16.8 million, according to listing sites.

    A Delaware LLC called Stella Properties is the seller, with the shell company managed by a registered agent in Century City, according to state records.

    The Beverly Hills Estates’ Rayni and Branden Williams hold the listing.

    Highlights include a glass bridge at the entrance, two-story courtyard, Japanese garden, wellness center and home theater.

    Lori Loughlin and Mossimo Giannulli may finally be able to call it quits on their Hidden Hills estate.

    The home at 25210 Jim Bridger Road within the guard-gated community was last week’s top home to go into contract with an asking price just under $15 million, or $1,266 per square foot, according to Douglas Elliman’s Eklund Gomes team. The Eklund Weekly Luxury Report Los Angeles, compiled by the team’s Marcy Roth, counts Los Angeles County homes listed for $4 million or more in the Multiple Listing Service.

    Christie’s International Real Estate Southern California’s Tomer Fridman and Douglas Elliman’s Marc Shevin hold the listing.

    The home first hit the market last spring, with a $17.5 million asking price, according to Robb Report. In February, the residence reappeared, asking $16.5 million before being reduced in July to the current listing price.

    The home is located in Hidden Hills’ Ashley Ridge Estates, which is home to celebrities such as Khloe Kardashian and Kris Jenner. Jennifer Lopez and Britney Spears also once had addresses in the upscale enclave named after the late developer Mike Ashley, whose imprint remains on several Hidden Hills mansions.   

    Across the home’s 11,808 square feet are six bedrooms and nine bathrooms. There’s also a gym, home theater and wine cellar. Outdoors, on the over 1.5-acre lot, is a pool, bocce ball court and BBQ area.

    Loughlin, known for her role as Aunt Becky on “Full House,” and her fashion designer husband are reportedly separated after nearly three decades together. Their marriage was most recently tested with the 2019 college admissions scandal that led to prison time for both. The two pleaded guilty in 2020 to wire and mail fraud involving fraudulent admission of their two daughters into the University of Southern California. Loughlin served two months in prison, while Giannulli was sentenced to five months. Each was also fined and ordered to complete community service.

    Their Hidden Hills home led the pack of signed contracts by a wide margin, with the property in the No. 2 spot held by 116 South Carmelina Avenue in Brentwood. That property is asking $9.3 million, or $1,238 per square foot.

    The six-bed, eight-bath home sprawls across nearly 7,500 square feet and sits on a lot that’s just over 9,000 square feet.

    The home was meant for entertaining with a bar, wine cellar, screening room, pool and outdoor BBQ area.

    Property records show the seller is a Virginia shell company called Tonbridge Road, which bought the home in 2019 for $6.9 million.

    Beverly Hills Estates’ Rayni Williams and Branden Williams hold the listing.

    Across Los Angeles County, the residential market has quieted some in recent weeks, with last week seeing 23 homes go into contract. That equated to nearly $142 million in asking volume, which was still robust relative to a year ago when total volume was 39 percent less, according to the Eklund Gomes report.

  • “Black Ops” creator lands deal for custom Bel-Aire manse

    The Bel-Air traditional that Dave Anthony and his wife are selling isn’t the bunker-like abode one might expect from the creator of the “Call of Duty: Black Ops” video game franchise.

    Instead, 141 North Bentley Avenue takes its cues from the English countryside. The home, which is currently listed for $23.8 million, or $2,633 per square foot, fell into contract last week to become the top pending deal for the period, based on its asking price. That’s according to Douglas Elliman’s Eklund Gomes team’s Eklund Weekly Luxury Report Los Angeles, which is compiled by Marcy Roth.

    Carolwood Estates’ Drew Fenton and Christie’s International Real Estate Southern California’s Aaron Kirman hold the listing.

    Anthony purchased the property in 2010 for $3.5 million, when it still had the original house built in the 1940s. That was ultimately torn down for a new build in 2018,  a project that was completed in 2022, according to a Wall Street Journal interview with Anthony and his wife, Betim Anthony, at the time of the property’s listing.

    The new home, which sits on over half an acre, has seven bedrooms and 10 baths across over 9,000 square feet. Dubbed the “Bentley House,” the home is shrouded in privacy behind gates and hedges. Inside, there’s a screening room, wine cellar, office and gym.  

    Last year is when the couple decided to hang up the for-sale sign, listing the home for nearly $27 million, or $2,986 per square foot.

    Sitting in the No. 2 spot among last week’s signed contracts within Los Angeles County is 14952 Alva Drive in Pacific Palisades.

    The property is listed for $13.9 million, or $2,037 per square foot, and is located in the Palisades’ Huntington neighborhood.

    The six-bed, nine-bath home spans 6,800 square feet. The gated property sits on about a third of an acre, with highlights that include a media room, pool house, pool, cold plunge, outdoor shower and spa.

    Carolwood Estates’ Nichole Shanfeld has the listing.

    The seller is a trust tied to Jeffrey Mark Hancock and Susan Gregg Renfrew, according to property records. 

    Overall, the number of contracts signed in L.A. County last week was flat at 16 compared to a year ago, according to the Eklund Gomes report. Meanwhile, last week’s asking volume fell about 7 percent from a year earlier to $129.1 million.

    Roth called out the activity as another example of Los Angeles’ “roller coaster” real estate market, after three straight weeks notching year-over-year increases in volume.

    “We suspect this is a blip in the market as, anecdotally, we are starting to see properties that have previously sat, go under contract,” she said.

    Roth tempered the point, however, adding that “it is possible the holiday slowdown has begun.”

    A home designer and his family are getting ready to say good-bye to their custom Brentwood estate with the property now in contract.  

    The $26.5 million asking price on 127 South Burlingame Avenue equates to $2,944 per square foot and makes it last week’s top home to go into contract, according to the Eklund Weekly Luxury Report Los Angeles.

    The report is produced by Marcy Roth of Douglas Elliman’s Eklund Gomes team and counts Multiple Listing Service properties of $4 million or more.

    The home is being sold by Muskoka Living founder Cory DeFrancisco and his wife Catherine DeFrancisco, according to property records.

    The Agency’s H. Blair Chang and LeAnne Thrasher hold the listing.

    Muskoka Living makes and sells furniture and also provides design services. Started in 1998, the company has showrooms in Gardena, Calif. where it also has its manufacturing facility, and in Muskoka, Canada.

    The DeFranciscos snapped up the property in 2020 for $7.4 million, according to records. They then went to work rebuilding and redesigning the home, which was completed in 2022.

    Brentwood is part of the city of Los Angeles, making the deal subject to the Measure United to House L.A. (Measure ULA)  two-tiered tax. If it sells above $10.6 million, as likely in this instance,  the higher tax bracket of 5.5 percent will apply.

    The seven-bed, seven-bath home spans 9,000 square feet. Most of the home’s furniture, cabinetry and flooring was created by Muskoka Living. Each bedroom has its own private terrace, while olive and citrus trees dot the backyard. There’s also a pool, spa, detached guest house and sports court.

    Last week’s second-priciest  home to go into contract was 620 North Bedford Drive in the Beverly Hills Flats neighborhood, with a list price of nearly $22 million, or just under $2,000 per square foot.

    That comes on the heels of the closing off market of 722 North Maple Drive, which sold for $22.4 million, or $2,571 per square foot, over the weekend. The Beverly Hills Estates’ Jack Harris and Michael Fahimian represented a local family in its purchase of the property, while Keller Williams’ Gary Gold was the listing agent.

    The Bedford Drive home counts seven beds and nine baths across 11,000 square feet. Highlights of the contemporary-designed residence include a motor court, glass-enclosed wine storage, theater, wellness suite and sauna, basketball court and pool.

    Christie’s International Real Estate Southern California’s Aaron Kirman and Jordana Leigh have the listing.

    Property records indicate the seller is a trust tied to Jessee and Rebecca Sarshar.

    Overall, Los Angeles County signed contracts last week tallied up to $227.5 million in listing price volume across 23 properties, according to the Eklund Gomes report. That comes to around $9.9 million per deal, with$2,035 per square foot on average for the bunch.

    Compared to the year-ago period, signed contracts last week were off by four deals and up 9.4 percent in asking volume.

    The work of speculative developers caught buyers’ eyes with the two largest homes to go into contract last week representing new builds.  

    That’s according to Douglas Elliman’s Eklund Gomes team, which produces the Eklund Weekly Luxury Report Los Angeles. The weekly roundup counts Los Angeles County properties listed in the Multiple Listing Service for $4 million or more.

    The eight-bed, 10-bath home at 2180 Stradella Road in Bel-Air topped the report based on its $16.5 million asking price. That pencils out to $1,744 per square foot.

    Rouja Koleva of The Agency has the listing.

    Property records show the seller is a trust tied to Ben Neman.

    The home was completed earlier this year and went on the market in May with its current asking price, according to listing sites.

    The three-level contemporary is over 9,400 square feet and has views of the Stone Canyon Reservoir and Downtown Los Angeles.

    Other highlights include a primary suite with its own wraparound terrace, plus an elevator, movie theater, bar, wine wall, gym, outdoor dining area and pool.

    L.A. County’s second-largest home to go into contract last week based on asking price was 3062 Dannyhill Drive in the Cheviot Hills neighborhood of Los Angeles.

    Compass’ David Berg and F. Ron Smith have the listing, which is asking $8.6 million, or $1,256 per square foot.  

    The property is being sold by Robert Skibinski, a general contractor and head of B Homes Design & Development. B Homes was the builder, while Ava Cole Home designed the traditional-style residence.

    Spanning over 6,800 square feet, the Dannyhill Drive property has six bedrooms and eight bathrooms.

    It has an elevator, custom millwork, vaulted ceilings in the primary suite, home theater and gym. 

    Listing prices of Los Angeles County homes that went into contract last week totaled $94.1 million, which was off about 15 percent from the comparable period a year ago. That was across 14 contracts, which was flat from a year earlier.

    Market watchers may be hoping Los Angeles got the last of its summer hangover out of its system as families return from overseas vacations and kids trek back to the classroom.

    The total value of homes that went into contract last week in L.A. County’s high end slid 48.2 percent from a year earlier, with asking volume coming out to $126.2 million, according to a report compiled by Marcy Roth of Douglas Elliman’s Eklund Gomes team.

    That’s spread across 19 signed contracts last week, which is nine less properties than the comparable period a year ago.

    When it comes to new inventory, 47 properties were added to the market last week to bring total active listings to 1,369 homes, according to the Eklund Weekly Luxury Report Los Angeles.  

    The weekly roundup counts active contracts in the county that are listed in the Multiple Listing Service with an asking price of $4 million or more.

    The Pacific Palisades is making news again with 1057 Corsica Drive last week’s top home to go into contract, based on asking price. The property is listed for nearly $14 million, or $2,332 per square foot.

    That contract follows last week’s priciest 2025 residential sale in the Palisades, with the trade of the historic Parry Residence for $22.1 million or $2,635 per square foot. The Monterey Revival-style estate at 14924 Camarosa Drive was commissioned for Agnes S. Parry in 1929 and was featured in Architectural Digest a year after it was built.

    A local buyer purchased the Parry Residence in conjunction with the property behind it, at 14929 La Cumbre Drive for $5.3 million, or $1,813 per square foot.

    The Corsica Drive mansion now in contract is located in the Palisades’ Riviera neighborhood and was built in 2023.

    It sits on about a third of an acre and has five beds and six baths across 6,000 square feet. The home’s interiors include custom wallpapers, a steam shower and heated floors in the primary suite, outdoor entertaining areas and smart home security and lighting controls.

    The residence was listed in late May for $14.5 million and saw a price reduction to its current ask about a month later.

    The property last sold in 2017 for $5.4 million to husband-and-wife Tyler Mitchell and Brooke Mitchell, according to the deed.

    Berkshire Hathaway HomeServices California Properties’ Christopher Feil and Justin Feil hold the listing.  

    Last week’s second-largest home to go into contract based on listing price was 533 15th Street in Manhattan Beach. The home is asking just under $10 million, or $1,886 per square foot.

    The home entered the market with a nearly $13 million price tag in mid-February. It was reduced to its current ask on Aug. 12.

    A family trust tied to Timothy P. Meyer and Sandra Meyer is the seller, according to property records.

    Jennifer Caskey of Compass’ Jen Caskey Group holds the listing.

    The six-bed, seven-bath home stretches across 5,300 square feet. Standouts of the property include ocean views, a hand-carved spiral staircase, pool, barbeque area and elevator stopping at all three levels of the home.
