  • Trump wants to overhaul the ‘president’s golf course.’ He hasn’t played there yet

    WEST PALM BEACH, Fla. — President Donald Trump has spent much of his two-week vacation in Florida golfing. But when he gets back to the White House, there’s a military golf course that he’s never played that he’s eyeing for a major construction project.

    Long a favored getaway for presidents seeking a few hours’ solace from the stress of running the free world, the Courses at Andrews — inside the secure confines of Joint Base Andrews in Maryland, about 15 miles (24 kilometers) from the White House — are known as the “president’s golf course.” Gerald Ford, Ronald Reagan, George H.W. Bush, Bill Clinton, George W. Bush and Joe Biden have spent time there, and Barack Obama played it more frequently than any president, roughly 110 times in eight years.

    Trump has always preferred the golf courses his family owns — spending about one of every four days of his second term at one of them. But he’s now enlisted golf champion Jack Nicklaus as the architect to overhaul the Courses at Andrews.

    “It’s amazing that an individual has time to take a couple hours away from the world crises. And they’re people like everybody else,” said Michael Thomas, the former general manager of the course, who has golfed with many of the presidents visiting Andrews over the years.

    Andrews, better known as the home of Air Force One, has two 18-hole courses and a 9-hole one. Its facilities have undergone renovations in the past, including in 2018, when Congress approved funding to replace aging presidential aircraft and to build a new hanger and support facilities. That project was close enough to the courses that they had to be altered then, too.

    Trump toured the base by helicopter before Thanksgiving with Nicklaus, who has designed top courses the world over. The president called Andrews “a great place, that’s been destroyed over the years, through lack of maintenance.”

    Other golfers, though, describe Andrews’ grounds as in good shape, despite some dry patches. Online reviews praise the course’s mature trees, tricky roughs, and ponds and streams that serve as water hazards. The courses are mostly flat, but afford views of the surrounding base.

    The first president to golf at Andrews was Ford in 1974. Thomas began working there a couple years later, and was general manager from 1981 until he retired in 2019.

    He said the Secret Service over the years used as many as 28 golf carts — as well as the president’s usual 30-car motorcade — to keep the perimeter secure.

    “It’s a Cecil B. DeMille production every time,” said Thomas, who had the opportunity to play rounds with four different presidents, and with Biden when he was vice president.

    He said the commanders in chief generally enjoyed their time out on the course in their own unique ways, but “they all like to drive the cart because they never get an opportunity to drive.”

    “It’s like getting your driver’s license all over again,” Thomas laughed.

    Trump golfs most weekends, and as of Jan. 1, has spent an estimated 92 days of his second term doing so, according to an Associated Press analysis of his schedules.

    That tally includes days when Trump was playing courses his family owns in Virginia, around 30 miles (48 kilometers) from the White House, and near his Florida estate Mar-a-Lago, where he’s spending the winter holidays. It also includes 10 days Trump spent staying at his golf club in Bedminster, New Jersey, where his schedule allowed time for rounds of golf.

    Trump has visited Andrews in the past, but the White House and base have no record of him playing the courses.

    Andrews’ military history dates to the Civil War, when Union troops used a church near Camp Springs, Maryland, as sleeping quarters. Its golf course opened in 1960.

    The White House said the renovation will be the most significant in the history of Andrews. The courses and clubhouse need improvements due to age and wear, it said, and there are discussions about including a multifunctional event center as part of the project.

    “President Trump is a champion-level golfer with an extraordinary eye for detail and design,” White House spokesman Davis Ingle said in a statement. “His vision to renovate and beautify Joint Base Andrews’ golf courses will bring much-needed improvements that servicemembers and their families will be able to enjoy for generations to come.”

    Plans are in the very early stages, and the cost of — and funding for — the project haven’t been determined, the White House said. Trump has said only that it will require “very little money.”

    The Andrews improvements join a bevy of Trump construction projects, including demolishing the White House’s East Wing for a sprawling ballroom now expected to cost $400 million, redoing the bathroom attached to the Lincoln bedroom and replacing the Rose Garden’s lawn with a Mar-a-Lago-like patio area.

    Outside the White House, Trump has led building projects at the Kennedy Center and wants to erect a Paris-style arch near the Lincoln Memorial, and has said he wants to rebuild Dulles International Airport in northern Virginia.

    On Wednesday, meanwhile, the Trump administration ended a lease agreement with a non-profit for three public golf courses in Washington — which could allow the president to further shape golfing in the nation’s capital. The White House, however, said that move isn’t related to the plans for Andrews.

    When the president is golfing, Andrews officials block off nine holes at a time so no one plays in front of him, allowing for extra security while also ensuring consistent speed-of-play, Thomas said.

    That’s relatively easily done given that the courses aren’t open to the public. They’re usually reserved for active or retired members of the military and their families, as well as some Defense Department-linked federal employees.

    Thomas remembers playing a round with the older President Bush, a World Golf Hall of Fame inductee known for fast play, while first lady Barbara Bush walked with Millie, the first couple’s English Springer Spaniel. George W. Bush also played fast, Thomas said, and got additional exercise by frequently riding his mountain bike before golfing.

    When he wasn’t golfing at Andrews, Obama tried to recreate at least part of the experience back home. He had a White House golf simulator installed after then-first lady Michelle Obama asked Thomas how they might acquire a model that the president had seen advertised on the Golf Channel. Thomas gave her a contact at the network.

    Obama famously cut short a round at Andrews after nine holes in 2011 to hustle back to the White House for what turned out to be a top-secret review of final preparations for a Navy Seal raid on the compound of Osama Bin Laden.

    But, while Thomas was golfing with presidents, he said he never witnessed play interrupted by an important call or any major emergency that forced them off the course mid-hole. There also were never any rain-outs.

    “If there was rain coming, they’d get the weather forecast before we would,” Thomas said. “They would cancel quick on that.”

    Trump’s order signed Wednesday keeps in place a 25% tariff he imposed in September on those goods, but delays for another year a 30% tariff on upholstered furniture and 50% tariff on kitchen cabinets and vanities.

    The increases, which were set to take effect Jan. 1, come as the Republican president instituted a broad swath of taxes on imported goods to address trade imbalances and other issues.

    The president has said the tariffs on furniture are needed to “bolster American industry and protect national security.”

    The delay is the latest in the roller coaster of Trump’s tariffs wars since he returned to office last year, with the president announcing levies at times without warning and then delaying or pulling back from them just as abruptly.

  • Hong Kong firefighters make final search, apartment tower blaze kills 128

    HONG KONG — Hong Kong firefighters searched through a high-rise tower complex apartment-by-apartment Friday for more victims after a massive fire engulfed seven of its eight buildings, killing at least 128 people in one of the city’s deadliest blazes.

    Crews were prioritizing apartments from which they received more than two dozen calls for assistance during the blaze but were unable to reach, Derek Armstrong Chan, a deputy director of Hong Kong Fire Services told reporters.

    The toll rose Friday afternoon to 128 after more bodies were found in the blackened towers, and Secretary for Security Chris Tang told reporters at the scene that the search for victims was continuing and the numbers could still rise.

    The fire started midafternoon Wednesday in one of the Wang Fuk Court complex’s eight towers, jumping rapidly from one to the next as bamboo scaffolding covered in netting in place for renovations caught ablaze until seven buildings were engulfed.

    It took more than 1,000 firefighters some 24 hours to bring the blaze under control, and even nearly two days later, smoke continued to drift out of the charred skeletons of the buildings from the occasional flare-up.

    The final search of the buildings was expected to be completed later Friday at which point officials have said they will officially end the rescue phase of their operation at the complex in Tai Po district, a northern suburb near Hong Kong’s border with mainland China.

    It was unclear how many people could possibly be inside the buildings, which had almost 2,000 apartments and some 4,800 residents.

    “We will endeavor to force entry into all the units of the seven blocks concerned so as to ensure that there is no other possible casualties,” Chan said.

    He said an updated figure on the number of missing people cannot be calculated until the search and rescue operation is complete.

    The apartments from which a total of 25 unanswered rescue calls were received, which are being prioritized, were primarily on higher floors, where the fire was last to be extinguished, he said.

    More than 70 people were injured in the blaze, including 11 firefighters, and about 900 people were housed in temporary shelters.

    Most of the casualties were in the first two buildings to catch fire, Chan said.

    The apartment complex housed many older people. It was built in the 1980s and had been undergoing a major renovation. Hong Kong’s anti-corruption agency said on Thursday it was investigating possible corruption relating to the renovation project.

    Three men, the directors and an engineering consultant of a construction company, have been arrested on suspicion of manslaughter, and police said company leaders were suspected of gross negligence.

    Police have not identified the company where the suspects worked, but The Associated Press confirmed Prestige Construction & Engineering Company was in charge of renovations in the tower complex. Police have seized boxes of documents from the company, where phones rang unanswered Thursday.

    Authorities suspected some materials on the exterior walls of the high-rise buildings did not meet fire resistance standards, allowing the unusually fast spread of the fire.

    Police also said they found plastic foam panels — which are highly flammable — attached to the windows on each floor near the elevator lobby of the one unaffected tower. The panels were believed to have been installed by the construction company but the purpose was not clear.

    Authorities planned immediate inspections of housing estates undergoing major renovations to ensure scaffolding and construction materials meet safety standards.

    The fire was the deadliest in Hong Kong in decades. A 1996 fire in a commercial building in Kowloon killed 41 people. A warehouse fire in 1948 killed 176 people, according to the South China Morning Post.

  • At least 55 dead as Hong Kong firefighters battle burning towers for a second day

    HONG KONG — Firefighters battled a blaze at a high-rise residential complex in Hong Kong for the second day on Thursday, as the death toll rose to 55 in one of the deadliest blazes in the city’s modern history.

    Thick smoke continued to pour out of the Wang Fuk Court complex, a dense cluster of high-rise towers housing thousands of people in Tai Po district, a northern suburb near the border with the mainland. Flames can still be seen inside the buildings Thursday evening.

    Hong Kong leader John Lee said contact had been lost with 279 people around midnight Thursday. Rescues were continuing in some of the towers, but authorities did not provide updates on the missing people or how many were still trapped inside the ravaged buildings Thursday during a press conference.

    Firefighters have been trying to control the flames since midafternoon Wednesday, when the fire started in bamboo scaffolding and construction netting and then spread across seven of the complex’s eight buildings. Fires in four buildings had been effectively put out, with the remaining three towers under control, authorities said Thursday afternoon.

    Fifty-one people were found dead on the scene, Hong Kong authorities said, and four others died in the hospital. One firefighter was among the dead.

    More than 70 people were injured, according to the city’s Hospital Authority, many suffering from burn and inhalation injuries. About 900 people were evacuated to temporary shelters overnight.

    Resident Lawrence Lee was waiting for news about his wife, who he believed was still trapped in their apartment.

    “When the fire started, I told her on the phone to escape. But once she left the flat, the corridor and stairs were all filled with smoke and it was all dark, so she had no choice but to go back to the flat,” he said, as he waited in one of the shelters overnight.

    Winter and Sandy Chung, who lived in one of the towers, said they saw sparks fly around as they evacuated Wednesday afternoon. Although they were safe, they were worried about their home. “I couldn’t sleep the entire night,” Winter Chung, 75, told The Associated Press on Thursday.

    Three men, the directors and an engineering consultant of a construction company, were arrested on suspicion of manslaughter. Police have not directly named the company where they work.

    “We have reason to believe that those in charge of the construction company were grossly negligent,” said Eileen Chung, a senior superintendent of police.

    Police on Thursday also searched the office of Prestige Construction & Engineering Company, which the AP confirmed was in charge of renovations in the tower complex. Police seized boxes of documents as evidence, according to local media. Phones for Prestige rang unanswered.

    Authorities suspected some materials on the exterior walls of the high-rise buildings did not meet fire resistance standards, allowing the unusually fast spread of the fire.

    Police also said they found Styrofoam — which is highly flammable — attached to the windows on each floor near the elevator lobby of the one unaffected tower. It was believed to have been installed by the construction company but the purpose was not clear. Secretary for Security Chris Tang said they would investigate the materials further.

    The housing complex consisted of eight buildings with almost 2,000 apartments for about 4,800 residents, including many older people. It was built in the 1980s and had been undergoing a major renovation. Hong Kong’s anti-corruption agency said on Thursday it was launching a probe into possible corruption relating to the renovation project.

    The fire started on the external scaffolding of a 32-story tower, then spread on the bamboo scaffolding and construction netting to the inside of the building and then to the other buildings, likely aided by windy conditions.

    Bamboo scaffolding is a common sight in Hong Kong at building construction and renovation projects, though the government said earlier this year that it would start phasing it out for public projects because of safety concerns.

    A fire safety expert said the incident “is quite shocking,” as regulations generally require buildings to be spaced apart to keep fires from spreading from one building to the next. “Typically, they don’t spread beyond the building of origin,” said Alex Webb, a fire safety engineer at CSIRO Infrastructure Technologies in Australia, saying the materials police cited could explain why the fires spread.

    Lee said on Thursday that officials will hold talks with industry stakeholders on plans to replace bamboo scaffolding across the city with metal. Authorities will also be carrying out immediate inspections of all housing estates that are undergoing major renovation work to ensure scaffolding and construction materials meet safety standards.

    The fire was the deadliest in Hong Kong in decades. In November 1996, 41 people died in a commercial building in Kowloon in a fire that lasted for around 20 hours.

  • What to know about the $250 million ballroom Trump is adding to the White House

    WASHINGTON — WASHINGTON (AP) — Construction started this week on the $250 million ballroom that President Donald Trump is adding to the White House as construction crews began tearing down the facade of the East Wing, where the new space is being built.

    The 90,000-square-foot ballroom will dwarf the main White House itself, at nearly double the size, and Trump says it will accommodate 999 people.

    Trump said on social media that the ballroom won’t cost taxpayers a dime because it is being privately funded by “many generous Patriots, Great American Companies, and, yours truly.”

    Here are some things to know about the newest White House construction project:

    Trump says the White House needs a large entertaining space and has complained that the East Room, the current largest space in the White House, is too small, holding about 200 people. He has frowned on the past practice of presidents hosting state dinners and other large events in tents on the South Lawn.

    Trump says the project will be paid for with private donations and that no public money will be spent on the ballroom. The White House promised to release information on which individuals and corporations have pledged or donated money and invited some of the donors to an East Room dinner last week, but has not released a comprehensive list and breakdown of funds.

    Some $22 million for the project came from YouTube, a Google subsidiary, as part of a recent settlement for a 2021 lawsuit Trump brought against the company.

    The White House also has not said how much of his own money Trump is contributing.

    The East Wing is traditionally the social side of the White House and sits across East Executive Avenue from the Treasury Department. It’s where tourists and other guests enter for events.

    The president said on July 31 that the White House itself would remain intact as the ballroom was going up.

    “It won’t interfere with the current building,” he said. “It will be near it but not touching it. And pays total respect to the existing building, which I’m the biggest fan of.”

    The White House said some demolition was needed because the East Wing, the traditional home for the first lady and her staff, is being modernized as part of the ballroom project.

    He’s moving ahead with construction despite the lack of sign-off from the National Capital Planning Commission, the executive branch agency that has jurisdiction over construction and major renovations to government buildings in the region.

    Trump named a top White House aide, Will Scharf, to head the commission. Scharf has made a distinction between demolition work and rebuilding, saying the commission only has jurisdiction over the latter..

    By Trump’s telling, it will become a space where guests will mingle, sip cocktails and eat hors d’oeuvres until they are called into the ballroom for dinner. Trump said a set of windows in the room will be removed to create a passageway to and from the ballroom.

    Renderings released by the White House suggest a strong resemblance to the gilded ballroom at Mar-a-Lago, Trump’s private club and home in Palm Beach, Florida.

    The project also has grown in size since it was announced, going from accommodating 650 seated guests to holding 999 people, big enough to fit an inauguration if needed, he said at a recent White House dinner for donors. Windows will be bulletproof, he said.

    The White House has said the ballroom will be ready for use well before Trump’s term ends in January 2029, an ambitious timeline.

    Yes. He has heavily redecorated the Oval Office by adding numerous portraits, busts and gold-toned adornments. He converted the Rose Garden into a stone-covered patio, installed towering flagpoles on the north and south lawns, and decorated an exterior wall with portraits of every president except his immediate predecessor, Democrat Joe Biden.

    Trump also said he renovated the bathroom in the famous Lincoln Bedroom in the private living quarters and laid down marble floors in a passageway leading to the South Lawn.

    Presidents have added to the White House since construction began in 1792 for a host of reasons, and Trump aides say his decision to build a ballroom follows that long tradition.

    Many of the prior projects were criticized as being too costly or too lavish, but eventually came to be accepted, according to the White House Historical Association.

    Thomas Jefferson added the east and west colonnades.

    Andrew Jackson built the North Portico on the Pennsylvania Avenue side of the White House, aligning with the South Portico that James Monroe added after the original mansion was rebuilt after the British burned it during the War of 1812.

    Theodore Roosevelt added the West Wing to provide dedicated space for the president and key staff, while Franklin D. Roosevelt added the East Wing, which over time became the home base for the first lady’s staff and social functions.

    The Associated Press has withdrawn a story from Oct. 21 that quoted White House press secretary Karoline Leavitt as saying over the summer that “nothing will be torn down” in reference to construction starting at the White House on a ballroom and crews tearing down the façade of the East Wing. The AP incorrectly attributed that quote to Leavitt in this story and two others, one on July 31 and Oct. 20. It was a journalist, not Leavitt, who said the quote while asking a question during a briefing Leavitt gave to reporters on July 31. The error was brought to the AP’s attention on Oct. 22.

    Fast-forward to now. The deck is done, the veggie garden is thriving, and Lola (my stylish, vintage trailer sidekick!) is tucked into her corner like she was always meant to be there. It finally felt like the perfect time to throw a little garden gathering.

    Friendsgiving Décor in the Garden

    When I designed the garden, I always planned that the lawn would become an outdoor dining area for the bigger events. I combined three folding beer garden tables to make one square table big enough for 12, with benches around so 4 people could sit on each side.

    The invites were clear that it would be an outdoor dining event and to dress accordingly. And, of course, that’s part of the fun! Everyone dressed stylishly warm in wool and velvet fabrics, brightened by the rich colours of fall. I also provided blankets for everyone on the bench seating to ensure the guests did not get chilly.

    Lights are the number one way to set ambience. Outdoor string lights with Edison bulbs are strung from the deck to the large hazelnut tree, so they light up the table and Lola. The table lighting was simple as well: an array of candles to set the mood.

    To set the table, I layered tablecloths. Each setting had different vintage, colourful plates. All together, it perfectly matched the vibrancy and eclectic nature of the garden.

    On the table, I set out flowers freshly harvested from my cutting garden, In this season it is filled with zinnias and sunflowers, but the garden gives flowers from early spring in succession from the bulbs I planted: tulips first, then ranunculus. Next summer, I plan to include dahlias for a huge selection of flowers through to the fall.

    I filled in the center of the table with other items harvested from my garden: acorn squash, rosemary sprigs, and dried hydrangeas. Truly celebrating the abundance that can come from the garden.

    Finally, I added pretty 1-litre Mason jars filled with tulip bulbs. These make for cute and useful gifts that each guest can take home. These also became an activity later in the night.

    A Gift for Your Future Self

    At all my dinners, I like to host an activity to bring everyone together and share my gratitude for friendship. For Friendsgiving this year, my theme was “A Gift to Your Future Self.” When we finished the main course, I thanked everyone for being part of my family and then explained the reason there were jars of tulip bulbs on the table.

    This gift was how we could collectively explore appreciation for a period of winter’s rest and acknowledgement of our future selves. Giving fall planting flower bulbs is the example.

    If you plant fall bulbs now, such as tulips, daffodils, crocus, and other showstoppers, they bloom in the early days of spring. Exactly when you need a reminder that winter does, in fact, end in a new season, spring. This is a very personal concept for me, and one that I experienced in full colour this past year.

    When I first moved into the house, it was fall. I planted a lawn full of fall bulbs that brought me so much joy in the following spring when I didn’t have any other plants or flowers yet. Since I hadn’t been able to do any garden work yet, having those bulbs come up in the spring was a really lovely gift and kick-started my year of gardening ahead.

    I loved it so much, I planted more tulip bulbs last fall so I could have even more flowers. I harvested so many tulips to use as bouquets, thanking past me for this abundance and feeling such joy that I gave this small gift to myself.

    At Friendsgiving, I wanted to pass on this abundance and joyful feeling so that my loved ones could nourish themselves over winter.

    Every couple or family got a jar of tulip bulbs alongside some pieces of paper. I encouraged everyone to write an intention and what they hoped spring would bring them. What gift would you love to receive in the spring that you’re nourishing now?

    Once written down, we folded the pieces of paper and put them in the jar. When they bring the bulbs home, they can plant the paper with the bulbs. After a little winter rest, the flowers will grow in the spring alongside your intentions. And you’ll remember the gift you had given yourself.

    Friendsgiving Foodie Feast

    In the center of my vegetable garden beds is the Gardener’s Table. Like a Chef’s table, it is set for just two people to enjoy an intimate meal.

    It’s framed with a U-shaped vegetable garden and a bean arch. I removed the two chairs for this party and tossed a tablecloth over top of the table to serve wine and a cranberry-themed cheeseboard. After dinner, I set dessert on that table as well. It kept everyone moving around the garden for the different courses.

    For the main course, I cooked a turkey dinner. My friend, who happens to be an amazing chef, also cooked Chinese dumplings for everyone, which we enjoyed as a second course.

    For dessert, I served hyper-realistic fall-themed cakes that looked like pumpkins, green apples, acorns, and mushrooms. They were absolutely stunning but 100% cake, so no worries about the mushroom being poisonous (it was pistachio raspberry-flavoured cake and mousse. Yum!). I got the cakes from a local bakery, making things simple for me and enjoyable for my guests.

    Having friends over for any kind of celebration is a way to share your life with them.     5. Layer your lighting

    Professional interior designers pay close attention to lighting, and for good reason. Lighting can make or break a room’s ambience.

    To get indoor lighting right, you need three types. Ambient lighting spreads throughout the room and is usually provided by a light that is attached to the ceiling. Task lighting, such as a hanging pendant in the kitchen or the light of a table lamp, provides light in a specific area for things like dining and reading. Accent lighting is used to highlight a feature such as a piece of wall art or a plant. Used well, these three types of lighting will enhance the beauty of any room.

    6. Use mirrors strategically

    Mirrors are your best friend for making a room feel brighter and more spacious.

    Adding mirrors will reflect light and create an impression of open space in your home. They’re particularly useful in dark or narrow spaces. Make sure you keep them clean to maximise their effect.

    7. Mix and match furniture

    The items of furniture in each room should complement each other, but that doesn’t mean they all have to match.

    You can play with fabric finishes, textures, and colours to create a unique look for your home. If you’re nervous about getting this wrong, stick to a neutral colour scheme and add contrast with a single piece of furniture.

    It’s easy to get it wrong when choosing and installing artwork in your home. Common mistakes include choosing an inappropriate size, hanging the artwork too high, or hanging it in a place where it is out of sight.

    Try to hang artwork where everyone can see it and where it enhances the beauty of the wall. Go for large pieces of artwork on large walls, or consider a gallery wall layout. Smaller pieces or neat arrangements grouped together work well on smaller walls.

    Patio Decorating Ideas: Turn A Small Space Into Paradise – Garden Therapy

    Decorating a small patio can be tough, but not if you have the right furniture and accessories. My patio just underwent an extreme makeover, and now, it better reflects my personal style. It’s my favourite place in the whole garden to chill and restore. Creating an outdoor room isn’t hard, but the benefits are well worth the decorating efforts. Here are some patio decoring tips I learned along the way.

    Since my garden is still under construction, I spent a bit of time transforming the patio below my deck into an oasis I could enjoy while there was chaos everywhere else.

    And I’m thrilled with how it turned out. It’s my new favourite place in the yard!

    Many of the same rules around interior design also apply to patio decorating. You’ll quickly notice a theme here: I put a lot of stuff that’s meant for the indoors outside…and it elevated the space from patio to outdoor living room.

    One of my biggest pet peeves about outdoor furniture is its lifespan. Yes, the outdoors is much harsher on our outdoor furniture, but when you’re investing money into it, you want it to last.

    Most of us know all about fast fashion, but few of us talk about fast furniture. The EPA estimates that over 12 million tons of furniture waste was generated in 2018, and only 0.33% of that was recycled. Yikes!!

    A big goal of mine for my backyard and my overall methodology is to use second-hand items whenever possible. My hot tub was entirely second-hand and used recycled wood for the surrounding walls.

    Find Your Central Furniture Piece

    When you decorate a home in your house, you usually style the rest of the room around one piece of furniture, such as the couch, dining table, or bed. You want to do the exact same thing when patio decorating.

    My InOu sectional is the showstopper of the patio, and it was what sparked the rest of the design. Originally, I had set it there in the winter while I designed and waited to build my deck and patio. It looked so good that I designed the whole space around it!

    The sectional really takes the focus of the space. And that’s how it was designed. InOu (In/Out) looks so good, you can bring the furniture inside where it would be right at home.

    I had a choice of colours and went with the parchment/linen colour combination with teak legs. There are other colours and leg finishes which you can see here. My sectional is a four-seater L-shaped sofa, and it’s actually modular, so I can move it around and pull it out into the yard if I’d like.

    Being able to move it has actually been so helpful for me. My backyard is still in construction, and things are always changing. So, having flexible furniture has made my life much easier while I’m still planning.

    But “linen?!” you say? “A light-coloured fabric for outdoors!?”

    I have a cat, dog, and kiddo who immediately all jumped up on the furniture and made themselves comfortable.

    Never fear, the cushions are Sunbrella fabric, which is the best of the best for withstanding the outdoor elements such as heat, humidity, and dirt. You can even remove the covers and wash them.

    All in all, find the furniture that you just love, and the space will easily come together around it.

    Tips for Decorating a Small Patio

    These are the patio decorating ideas I used to transform a dark and unimpressive patio under the deck into an outdoor room with pride of place.

    Pillows and Blankets Are a Must!

    Marketed for ‘indoor” pillows and blankets make my outdoor space feel luxurious. Outdoor throw pillows are great for standing up against the elements but are not nearly as cozy. Using decorative pillows with natural fabrics and textures brings the indoor feel outside.

    This summer has been exceptionally warm, so I haven’t had to worry about rain so far. My space is also more protected under my deck. That being said, it’s easy to store the pillows inside when not in use or in a deck box.

    I wanted waterproof blankets that would be nice to lounge under after being in the hot tub without soaking the furniture so I purchased waterproof dog blankets! They are sherpa on one side and velvety on the other. Super comfy and cozy and nobody would ever know they are pet blankets.

    HANG REAL Artwork

    Kiddo came home one day with a “treasure” he found on the side of the road. Bursting with excitement, he immediately shouted to me when he got home, “Look what I found! I can’t believe it was free.”

    Kids. Gotta love them.

    Thankfully, I had the perfect space for his masterpiece because artwork can also go outside (especially if you find it outside!) Some garden artwork, such as metal and wood, is meant to withstand the elements. But don’t shy away from other items that might not classically go outside.

    The painting, entitled “the bottleneck,” is a depiction of a trail ride being stopped by a family of skunks. It’s faded and covered in water spots but a treasure nonetheless. It’s so funny and cute, and I had to hang it on the patio just for him.

    Keep in mind that the artwork will fade from the sunlight, and it should be sheltered from rain. Thankfully I’ve mounted it to the wall where it will be protected.

    On the wall behind the hot tub there are two built in shelves that are meant for displaying artwork. I decorated them with a metal piece of painted art, candles, shells, and houseplants. It really makes the area homey and peaceful.

    Add Rugs, Just NOt Outdoor Rugs

    Like inside, a rug can really tie a whole space together. Textiles outside will make the space feel very inviting overall.

    You can find outdoor rugs just about anywhere. The majority of the ones at big box stores are a plastic, weaved product with a generic pattern. They withstand weather, yes, but they look like plastic. Don’t get me wrong, I use those in other places, but for my covered space I opted for layering wool and cotton indoor rugs. Smaller rugs shake out easily and can be thrown in the washing machine to clean them.

    Make Things Easy to Clean

    One gust of wind, and suddenly, you have pinecones and leaves everywhere. And pollen. And dust.

    What’s a gal to do?

    My rugs, pillows, blankets, and sectional cushions are all washable, and I can easily pop them in the washing machine. Thankfully, the light-coloured sectional is also a dream to clean with just a cloth and some vinegar.

    When I first got my InOu, I had the choice of the colour of the furniture/cushions in Shadow/Slate or Parchment/Linen. (I’m so over “millennial grey.” Remember my short term rental home?)

    Then I brought it home and remembered I live with a black cat, scruffy dog, and ice cream-covered kiddo.

    Yikes!

    I thought I had made a HUGE mistake and that my sectional would never be clean again. Thank goodness, I was wrong.

    After those hooligans jumped all over the furniture for a few weeks and it stayed outdoors in the Vancouver winter, it was looking a bit shabby. I used my homemade vinegar cleaner and was flabbergasted by how quickly it cleaned up. I felt like I was in one of those viral cleaning videos. It was so satisfying.

    The Sunbrella cushions can also be wiped clean. I’ve had the set outdoors now for 6 months and haven’t washed the cushions yet, just wiped them clean with a damp cloth.

    Add Plants, of Course!

    You’re outside, so plants definitely need to make an appearance in your patio decorating. You can go for flowers and colourful containers, or something more simple as a single plant.

    I went with the simple route with hostas and ferns, since I’m more of a perennial gal and my space is in the shade. I like the fact that I can change it up whenever I want.

    Add Tables for Drinks

    If you plan on entertaining or even just enjoying a morning coffee on your patio, you’ll want to ensure that you have somewhere to rest drinks.

    I didn’t go with a coffee table, as I wanted the space open. Instead, I used a set of mismatched side tables. I can move them easily, depending on where people are sitting.

    The side tables are made of outdoor-friendly acacia wood and can either nestle together or be set apart. I like how they reference the teak legs of the sectional and the wood of the deck.

    Lighting IS the Mood

    My patio space was dark under the deck, but it means I have lots of overhead space to hang lights. I went with the classic outdoor string lights, securing them to the top of my deck. You can get them quite long, though, hanging them across your entire yard from the house to a tree or shed.

    These have a remote control and a timer, so I can set them to different brightness and turn them off after 4 or 6 hours. I chose wired lights over solar-powered ones for longevity, which paid off as they are a year old and still work like new.

    They’re all I need to light up the space at night, but they’re also not too overwhelming. It’s the perfect mood-setter.

    I also have candles, of course. My essential homemade citronella candles to keep the mosquitoes away and tea lights all around.

    My most recent lighting purchase was a set of electric candles, also on a timer and with a remote, that I have scattered around the space. I opted for this instead of outdoor light fixtures so I can set a warm glow at the flick of a switch when it’s dark out.

    Add Vases and Other Accents

    Don’t forget about the little touches when patio decorating. So often we leave our outdoor space bare, but you should decorate it just as much as you would inside.

    One of my go-to ways to style a table is by adding a vase of flowers. Even just a small one featuring some current blooms from the garden is all you need.

    I also have different wired candle holders, like this birdcage-inspired one, which looks good even when the candles aren’t lit.

    When it comes to bedding, you ultimately get what you pay for, so it’s best to choose the highest quality linen you can comfortably afford. This applies not only to how your bed looks, but also to the quality of the inner bedding you use. Good quality bedding is a worthwhile investment as it maintains its structure and integrity wash after wash. 

    For a crisp and clean ‘hotel bed’ look, pure cotton high thread count bedding will deliver unmatched benefits. This is largely because cotton products are naturally very breathable, helping to regulate body temperature and moisture levels.

    Alternatively, linen is a fantastic choice for both summer and winter, making it a solid go-to option year-round. The naturally dense material won’t weigh you down and is incredibly breathable and absorbent while still maintaining a soft and luxurious feel. 

    Embrace layers

    Texture and layering are essential for successful bed styling, particularly in rooms with one colour scheme, like all-white bedrooms. When colour is absent, textures and layering add depth, dimension, and interest to the space, comforting our senses through touch. The goal should be effortless elegance that doesn’t require too much effort. 

    Linen is a great low-maintenance option. It doesn’t need to be ironed and can be paired against a seersucker duvet for a natural vibe, or placed under a cotton quilt to add dimension to the overall look and feel of the bed. Alternatively, you can incorporate contrasting accents like a waffle-stitch throw blanket or textured scatter cushions. 

    Pillow talk

    For double beds and larger, many style experts suggest sitting two pillows on either side, sufficiently fluffing them before placing them on top of the duvet with the open side of the pillowcase facing the outer edge of the bed. 

    If you want to take your bedroom one step further and turn it into a display fit for your favourite interior design magazine, invest in a couple of pillow shams that perfectly match your bedding. These shams are placed on top of your regular pillows, hiding them from view to create a cohesive and sophisticated facade found in many five-star hotels.

    Decorative cushions

    Love them or hate them, decorative cushions are a vital part of any super stylish, well-prepared bed. They help eliminate dead space between pillows and introduce additional design elements. However, the biggest mistake most people make is either using too many or too few, which spoils their overall impact.  

    James Rotheram, a visual merchandiser at M&S Home, refers to the ‘golden ratio’ when choosing the correct number of cushions for your bed. A single bed needs one large cushion and one small bolster cushion, while a double bed needs two large cushions, two bolster cushions, and a smaller square cushion. Queen-and king-sized beds can accommodate two to three large cushions, two square cushions, two smaller rectangular cushions, and one bolster cushion. 

    Throw blankets

    Throw blankets are a fantastic and often underutilised styling device in the bedroom. The key to perfecting their casual nature is to avoid having them neatly folded along the bottom of your bed and instead have them informally draped over the bottom corner. 

    Typically, these blankets are not used when sleeping. Instead, they introduce soft and textured layering, helping to bridge the gap between structured, clean lines and laidback styling. Similar to other added decor accessories, don’t stick to one main colour. Instead, experiment with a mixture of shades and textures to create a complementary contrast. 

    Style over function

    When it comes to styling your bed, don’t be fooled into believing that everything you pick needs to serve a specific function. A beautiful decorative cushion you never actually use or a detailed throw blanket draped over the end of your bed that doesn’t provide much warmth gives your bedroom an elevated sense of style that will leave you feeling like you’re in a luxury hotel. 

    When selecting extra decor items, remember the key is to introduce interest and dimension without overwhelming the room or clashing with your primary style choice. By maintaining a balance of texture, pattern, and colour, you can confidently create a harmonious and stylish bedroom.

    Finishing touches

    Similar to styling any space in your home, it’s all about the details when you dress your bed. These include decorative button finishes, exposed zippers, tailored edges, or intricate fabric designs that create a heightened level of sophistication. 

    Prepare your bed for that cosy ‘can’t wait to climb in’ feeling by fluffing up the pillows and duvet before making it in the morning. Folding the duvet down slightly makes your bed ready to jump into, helping your mind get ready for bed when it’s time to sleep. 

    Finally, many people invest in sleep spray to help them make the most of their peaceful haven. Linen sprays work to freshen up sheets on non-wash days, giving you the ‘clean linen night’ feel every day.

    Some older Americans splurge to keep homes accessible while others struggle to make safety upgrades

    NEW YORK — Brenda Edwards considers the four bedroom ranch-style house where she has lived for 20 years her forever home. It’s where the 70-year-old retired nurse and her 79-year-old husband want to stay as their mobility becomes more limited.

    So she hired an interior designer for $20,000 and spent another $95,000 to retrofit their house in Oakdale, California. She had the kitchen aisles widened to accommodate a wheelchair in case she or her husband ever need one. The bathroom now has a walk-in steam shower and an electronic toilet seat that cleans the user when activated.

    “We felt comfortable,” Edwards said in explaining why the couple decided to invest in the property instead of downsizing. “We have a pool. We have a spa. We just put a lot of love and effort into this yard. We want to stay.”

    Even if they wanted to move, it wouldn’t make financial sense, Edwards said. Their house is almost paid for, and “it would be too hard to purchase anything else,” she said.

    Like Edwards and her husband, a vast majority of adults over age 50 prefer the idea of remaining in their own residences as long a possible, according to an Associated Press-NORC Center for Public Affairs Research poll. But staying put is becoming less of a choice. Some baby boomers and older members of Generation X are locked into low mortgage rates too good to give up. Skyrocketing housing prices fueled by lean supply further complicate the calculations of moving house.

    Despite feeling tied down, a subset of these older adults have enough extra cash to splurge on upgrades designed to keep their homes both enjoyable and accessible as they age. The demand for inconspicuous safety bars, lower sinks, residential elevators and other amenities has given home improvement chains, contractors, designers and architects a noticeable lift.

    Home Depot, the nation’s largest home improvement chain, is revamping its Glacier Bay brand to include sleeker grab bars and faucets that are easier to use. Rival Lowe’s created a one-stop shop in 2021 that offers wheelchair ramps, teak shower benches, taller toilets and other products geared toward older boomers.

    “They aspire for bathrooms that exude beauty and elegance, with essential accessibility features seamlessly integrated,” Lowe’s Trend and Style Director Monica Reese said of the target customers.

    Toto USA, a subsidiary of a Japanese company that introduced a luxury bidet toilet seat in 1980, markets the bathroom fixture to older people by saying it can help prevent urinary tract infections and reduce the burden on caregivers.

    Toto USA research showed a 20 percentage point spike in ownership of the Washlet seats among consumers ages 46-55 between early 2020 and the end of last year. The increase indicates customers are thinking ahead, said Jarrett Oakley, the subsidiary’s director of marketing.

    “The growing older demographic is more knowledgeable about renovations and planning for their future needs, especially as they prepare to age in place,” Oakley said. “They’re looking to future-proof their homes thoughtfully and with a focus on luxury.”

    Wendy Glaister, an interior designer in Modesto, California, who worked with Edwards, reports more clientele in their late 50s and early 60s remodeling their homes for the years ahead. The typical bathroom renovation in California costs $45,000 to $75,000, she said.

    “Your home is your safe place,” Glaister said. “Your home is where you hosted your family for holidays.”

    The need to age-proof properties will become more urgent in the decade ahead. By 2034, people age 65 and older are expected to outnumber those under age 18 for the first time in U.S. history, according to a U.S. Census report revised in 2020.

    But the issue has exposed a divide between well-heeled and lower-income boomers regarding their ability to remain in place safely.

    Cathie Perkins, 79, a retired teacher who has chronic fatigue syndrome, had a local non-profit group modify the first-floor apartment she owns in Beaverton, Oregon. The changes, which cost about $3,000, included replacing her tub shower with a walk-in version and installing a higher toilet.

    Perkins values her independence and said retirement facilities are beyond her means. “I am on a fixed income,” she said. “I have Social Security, and I have a pension.”

    According to a 2023 analysis of the 2011 American Housing Survey by the Joint Center for Housing Studies of Harvard University, less than 4% of U.S. homes combine single-floor living with no-step entry, and halls and doorways wide enough for wheelchairs.

    The Harvard center analysis found that 20% of survey respondents age 80 and above with incomes below $30,000 reported accessibility challenges, compared to 11% for those with incomes of $75,000 or more.

    Jennifer Molinsky, director of the center’s Housing an Aging Society program, urges policymakers to address the shortage of affordable housing that’s a good fit for older adults.

    “There are all these options for those people who have a lot of money,” Molinsky said. “But there’s a lot of disparity. There are people, through no fault of their own or for systemic reasons, who may not have the money to modify.”

    Gene Carr, 67, and Sallie Carr, 65, have lived in their two-story, four-bedroom house in Henderson, North Carolina, for 27 years. The married couple had the money and vision to renovate in August 2022, hoping to stay in their home for at least another 20 years.

    They hired builders to put a master bedroom and a bathroom on the first floor, both wheelchair-accessible. As the project neared completion a year ago, Gene Carr had a minor stroke that he describes as a “wake-up call.” His condition has improved, but the renovations make it easier to deal with ongoing balance issues, Carr said.

    “We’ve got two pets that are old, and they don’t like going up and downstairs anymore either,” he said.

    As retailers respond to the discomfort with aging itself in U.S. culture, Nancy Berlinger, a senior research scholar at the Hastings Center in Garrison, New York, who collaborates with Molinsky, encourages future home renovators to stay open-minded.

    “We’ve all learned to love OXO Good Grips utensils and other simple, practical designs that work, so we can learn to love grab bars, too,” she said.

    Sanctions and a hobbled economy pull the rug out from under Iran’s traditional carpet weavers

    KASHAN, Iran — The historic Kashan bazaar in central Iran once sat on a major caravan route, its silk carpets known the world over. But for the weavers trying to sell their rugs under its ancient arches, their world has only unraveled since the collapse of Iran’s nuclear deal with world powers and wider tensions with the West.

    Rug exports, which exceeded $2 billion two decades ago, have plummeted to less than $50 million in the last year in the Persian calendar that ended in March, according to government customs figures. With fewer tourists coming and difficulties rising in making international transactions, Iranian rugs are going unsold as some weavers work for as little as $4 a day.

    “Americans were some of our best customers,” said Ali Faez, the owner of one dusty carpet shop at the bazaar. “Rugs are a luxury product and they were eager to buy it and they used to make very good purchases. Unfortunately this has been cut — and the connection between the two countries for visitors to come and go has gone away.”

    Kashan’s rug-weaving industry has been inscribed in UNESCO’s list of the world’s “intangible cultural heritage.” Many of the weavers are women, with the skills needed for the Farsi weaving style passed down from generation to generation, using materials like vine leaves and the skins of pomegranate fruit and walnuts to make the dyes for their threads. A single rug can take months to make.

    For decades, Western tourists and others would pass through Iran, picking up rugs as gifts and to take back home. After the 1979 Islamic Revolution, the U.S. increased sanctions on Iran’s theocratic government over the American Embassy siege, Tehran’s links to militant attacks and other issues.

    But in 2000, the outgoing administration of former President Bill Clinton lifted a ban on the import of Iranian caviar, rugs and pistachios.

    “Iran lives in a dangerous neighborhood,” then-Secretary of State Madeleine Albright said at the time. “We welcome efforts to make it less dangerous.”

    By 2010, with concerns rising over Iran’s nuclear program, the U.S. again banned Iranian-made Persian rugs. But in 2015, Iran struck a nuclear deal with world powers which greatly reduced and drastically lowered the purity of Tehran’s stockpile of enriched uranium. The rug trade was allowed once again.

    Three years later, in 2018, then-President Donald Trump unilaterally withdrew the U.S. from the nuclear deal. Since then, Iran began enriching uranium at near-weapons-grade levels and has been blamed for a series of attacks at sea and on land, including an unprecedented drone-and-missile attack targeting Israel last month.

    For the carpet weavers, that’s meant their wares were once again banned under U.S. law.

    “It started when Trump signed that paper,” Faez told The Associated Press, referring to the renewed sanctions. “He ruined everything.”

    Abdullah Bahrami, the head of a national syndicate for handwoven rug producers, also blamed the collapse of the industry on the Trump sanctions. He put the value of exports to the U.S. as high as $80 million annually prior to the sanctions.

    “The whole world used to know Iran by its rugs,” Bahrami told the state-run IRNA news agency in March.

    Making things worse is what carpet sellers see as a drop in tourists to Kashan as well. High-value American and European tourism in Iran has largely stopped, the daily Shargh newspaper warned last year. Ezzatollah Zarghami, Iran’s minister of tourism, insisted in April that 6 million tourists visited the country over the last 12 months, though that likely includes religious pilgrims as well as Afghans and Iraqis with less spending money.

    But even those tourists that do show up face the challenge of Iran’s financial system, where no major international credit card works.

    “I had a Chinese customer the other week. He was struggling to somehow make the payment because he loved the rug and didn’t want to let go of it,” Faez said. “We have to pay a lot of commission to those who can transfer money and have bank accounts abroad. Sometimes they cancel their orders because they don’t have enough cash with them.”

    The collapse of the rial currency has left many Iranians also unable to purchase the handwoven rugs. Wages in the industry are low, leading to a growing number of Afghan migrants working in workshops around Kashan as well.

    Designer Javad Amorzesh, one of just a few of Kashan’s old-school artists, said his orders have fallen from 10 a year to just two. He has fired staff and now works alone in a cramped space.

    “Inflation rose every hour. People were hit repeatedly by inflation,” he said. “I used to have four to five assistants in a big workshop.”

    Offering a bitter laugh alone in his workshop, he added, “We’ve been left isolated.”
