    Mr Liu attributes a lot of his successes to being bilingual and having an efficient team process.

    “Being able to speak a different language has significant benefits, particularly when it comes to Chinese vendors who want to be able to communicate in Mandarin regarding the sales processes.

    “But it’s also beneficial working with English-speaking vendors because a lot of Chinese buyers are interested in apartments in Brisbane’s CBD,” Mr Liu said.

    Mr Liu first came to Australia in 2007 from China and studied Master of Business majoring in Professional Accounting.

    “Initially, real estate wasn’t part of the vision; however, I was poached to be an agent and I needed a job at the time.

    “Now, I couldn’t picture myself doing anything else,” he said.

    Joining the agent at the real estate agency is his executive assistant, Kelsey Tarrant.

    CROSS-border buses which are causing congestion in
    Bulawayo’s central business district will soon be relocated to a more spacious
    area belonging to the National Railways of Zimbabwe (NRZ).

    Intercity buses picking and dropping passengers at
    undesignated points have been directed to return to the different termini in
    the city or risk being clamped while push cart operators and those washing cars
    at parking bays have been ordered to vacate the CBD.

    Bulawayo City Council (BCC) said yesterday that operating
    pushcarts and washing cars in the CBD is illegal hence those involved have been
    given up to Friday to stop the illegal activities

    Vendors that have invaded pavements and roads within the
    CBD have also been given up to Friday to move to designated vending places.

    The move comes at a time when the local authority is
    battling lawlessness characterised by dirt, chaos and decay in the city centre.

    There is rampant picking and dropping of passengers at
    undesignated points by long-distance bus crews, particularly along
    Bulawayo-Harare Road, Leopold Takawira Extension opposite Centenary Park and
    along Bulawayo-Plumtree Road at John Love Motors.

    The operators at night pick and drop passengers near
    fast-food outlets in the CBD thereby causing congestion.

    BCC corporate communications officer, Ms Bongiwe Ngwenya
    said cross-border buses which have turned some sections of the city centre into
    ranks have been allocated space at the National Railways of Zimbabwe (NRZ)

    The Florida Supreme Court on Thursday declined to take up an appeal by a former state correctional officer who challenged his firing for using medical marijuana.

    The court, as is common, did not explain its decision against hearing the challenge by Samuel Velez Ortiz, a former sergeant for the Florida Department of Corrections. But Thursday’s order effectively let stand a ruling last year by the 1st District Court of Appeal that upheld the firing.

    Velez Ortiz was approved by a doctor to use medical marijuana to treat post-traumatic stress disorder related to previous military service, according to documents filed in the case. He failed a random drug test in 2021, ultimately leading to his firing under a Department of Corrections “zero tolerance” policy.

    Velez Ortiz challenged the firing and took the dispute to the 1st District Court of Appeal after the state Public Employees Relations Commission backed the dismissal.

    While Florida voters in 2016 approved a constitutional amendment that allows use of medical marijuana, a three-judge panel of the appeals court pointed to marijuana being illegal under federal law and said Velez Ortiz would be committing a felony by using marijuana and possessing a gun. It said correctional officers, in part, are required to qualify with firearms and be able to be issued guns in situations such as prison riots.

    Problem: Local governments in Washington state say they need more money to address affordable housing, public safety and other inflationary costs.

    Solution? Give cities and counties a bigger share of the state’s liquor and cannabis tax revenues.

    That’s the proposal of state Sen. Keith Wagoner (R-Sedro-Woolley) who has introduced two bipartisan bills as a counter-measure to calls by some Democrats to triple annual property tax increases to 3 percent from the current 1 percent limit.

    “I’ve seen a lot of bad ideas in Olympia, but raising property taxes and rents during a housing-affordability crisis may be one of the worst—and the cruelest,” Wagoner said in a news release. He serves on the Senate Ways and Means Committee, which handles tax and budget policy.

    “As I heard repeatedly as a member of the Tax Structure Work Group, increasing property taxes disproportionately affects lower-income renters, as property-tax increases are inevitably passed along in the form of higher rent,” Wagoner said, contending that Washington ranks fifth-worst in the nation in housing affordability.

    Florida’s medical marijuana law includes an exception to the ban on cannabis on school grounds. State Statute 1006.062 requires each district school board to adopt a policy and a procedure that allows a student who is a qualified patient with a medical marijuana card to use the product on campus.

    For a student being treated with medical cannabis, using the medication at school is tightly restricted. Only the student’s caregiver can administer the drug, and that individual (usually a parent or guardian) must be registered with the Florida Department of Health. The medication must also be taken in a designated location and at a specific time. Smokable products are not allowed.

    However, not all school districts have implemented policies as required by state law. Some cite concerns that doing so would risk federal funding because marijuana is a Schedule 1 drug and remains illegal at the federal level regardless of its use for medical reasons.

    Sgt. Kyle Johnson, a K-9 officer with the Taylor County Sheriff’s Office, works as a resource officer in a school district that has not created a policy to accommodate students who are medical marijuana patients. At Taylor County High School, where he is stationed, he says there have been a couple of incidents of kids bringing medical marijuana on campus, but they took it from a family member and were not using it for its intended medicinal purpose.

    The law would include sales of delta-8, one of over 100 hemp-derived cannabinoids and one of just a handful shown to have psychoactive effects. It’s known to be more mild than delta-9, more commonly referred to as just plain THC, which is abundant in marijuana plants.

    However, Huffman said manufacturers can now tweak delta-8 into increasingly psychoactive derivatives that are technically shielded by the 2018 Federal Farm Bill, which legalized hemp as a crop.

    “There’s this gray area. It’s hemp, but you can convert it,” Huffman said of delta-8. “It’s under the farm bill, so it’s legal, but you can convert the stuff in hemp into intoxicating stuff, and that’s what you see in some of these stores that the governor wants to regulate.”

    DeWine worked with the Senate to pass an Issue 2 reform bill that would have, among other things, done away with the “vast, vast majority” of hemp-derived cannabinoids, intoxicating or not, according to Huffman. The bill has not been taken up by the House.

    In a press conference this month, DeWine again asked the General Assembly to either fully ban delta-8 or at least age restrict sales to adults 21 years old or older.     POWER COUNTY — Police say a man had a large cache of drugs and money in his home when they served a search warrant. Now, he faces numerous felony charges.

    Curtis Lee Campbell, 38, has been charged with trafficking in marijuana, possession of fentanyl with intent to deliver, possession of methamphetamine with intent to deliver, possession of amphetamine, possession of hydrocodone and unlawful possession of a firearm by a convicted felon, court records show.

    Power County Sheriff’s deputies and Pocatello police detectives served a search warrant at Campbell’s home, on the 200 block of Adams Street, around 9 a.m. Jan. 10, according to an affidavit of probable cause.

    As the deputies approached the home, they saw Campbell sitting in a Dodge Ram in the driveway. They spoke with him, informing him of the warrant which gave them access to his home.

    “Curtis immediately began asking questions and appeared concerned and upset,” the affidavit says.

    Campbell told the officers they would find a firearm, marijuana, methamphetamine and fentanyl inside the home.

    When they performed the search, police found a piece of foil with a partially burnt fentanyl pill next to the bed in Campbell’s bedroom. They also found 24.3 ounces (about 1.5 pounds) of marijuana in vacuum-sealed bags, two grams of meth and 19 fentanyl “dirty 30” pills, according to the affidavit.

    Delaney Jones’s grandmother, a survivor of European concentration camps during the Holocaust of World War II, suffered from a type of cancer that was often detected late, spread rapidly and had a poor prognosis.

    “She got really, really sick with pancreatic cancer late in life,” Jones said. “She said nothing she went through in the camps hurt like this.”

    She endured chemotherapy treatment for cancer and striking side effects of prescription pain medications, but relief from agony appeared to be beyond her grasp. The family’s matriarch eventually found comfort in cannabis oil, which contained THC not legal in Kansas but offered in other states in conjunction with palliative medical care or simply for recreational use.

    Amid concerns over the loss of carparks in Queenstown’s CBD, a carpark operator’s planning a nearby 85-bay parking facility on vacant land on the Frankton Rd/Brisbane St corner.

    Wilson Parking NZ Ltd, which operates several other carparks in the CBD, is about to seek a ‘limited notified’ resource consent from the local council.

    The consent would be for a maximum of five years while the landowner firms up plans to develop the 2808 square metre site. In its resource consent application, Wilson Parking suggests the carpark would mostly be used for “long-stay commuter or business parking”, though it would also be available for “public casual” parking.

    The proposal, it says, would “alleviate a demonstrated shortfall in local parking and support local businesses”.

    Combined with generous landscaping, including native planting, the application says the carpark would be more attractive than the rather unkempt state of the current site, which was last used to store construction equipment during the building of the nearby Ramada hotel.

    Vehicle access would be via existing driveways off Frankton Rd and Brisbane St, while the carpark surface would remain the current compacted gravel.

    Signage on the pay and display machine would advise patrons to keep noise down at night to avoid disturbing neighbours.

    The facility — including three mobility parks, as required — would open 24 hours a day, seven days a week.

    The City of Cape Town says it has more than 300 problem buildings across the metropole after the removal of over 200 people from two buildings in the CBD this week.

    During the mass eviction at the properties in Commercial Street on Wednesday, the Sheriff removed more than 200 people, of whom more than 100 were undocumented and were taken to the immigration office in Epping.

    They were evicted from 42 and 44 Commercial Street in the CBD and both buildings were occupied illegally.

    One of the tenants said they had been living there since 2001.

    Benjamin Bemba says: “Things turned sour for us when we had the fire in August. We were told that the owner wanted us out and on Wednesday, the Sheriff of the Court came and evicted us.”

    The Murrieta City Council, after listening to a presentation by a representative from the Western Riverside Council of Governments’ I-REN program, continued its moratorium prohibiting the establishment or expansion of more medical cannabis delivery businesses in the community at its Tuesday, Jan. 16 meeting.

    The WRCOG representative explained how the I-REN, or Inland Regional Network, connects residents and businesses and local government to a wide range of programs to improve local energy efficiency during the meeting.

    The I-REN encompasses how the networks can target power to hard-to-reach areas and disadvantaged communities by offering training, resources and other methods to reach the goal. Since 2018, WRCOG has partnered and worked with the Coachella Valley Association of Governments and the San Bernardino Council of Governments for the development of I-REN services. In doing so I-REN said it hoped to bring more energy to those areas.     WASHINGTON — A new bill introduced on Thursday is seeking to permit the use of marijuana in federally assisted housing, including public housing and Section 8 housing.

    Under current federal law, users of drugs that are illegal under federal law, including marijuana, are prohibited from being admitted into federally assisted housing.

    Federal law also allows landlords to evict residents of federally assisted housing for illegal drug use. Marijuana, medical marijuana or both are currently legal in D.C., New Jersey and 37 other states, and over 90% of Americans support legalized medical marijuana.

    Congresswoman Eleanor Holmes Norton (D-DC) and Senator Cory Booker (D-NJ) introduced the Marijuana in Federally Assisted Housing Parity Act.

    “Individuals living in federally funded housing should not fear eviction simply for treating their medical conditions or for seeking a substance legal in their state,” Norton said. “Increasingly, Americans are changing their views on marijuana, and it is time that Congress caught up with its own constituents.     CBD Can Significantly Lower Dogs’ Stress and Anxiety in Car Travel, Study Shows

    Taking your dog to the vet or anywhere that involves moving vehicles is stressful. For you, let alone the poor pup. But your favorite plant, particularly CBD, could make the experience easier for them. And, yes, you’re allowed to have some, too. 

    Dogs who enjoy a daily dose of CBD see “significant reductions” in stress and anxiety related to car travel, according to a new study. Scientists at Waltham Petcare Science Institute in the United Kingdom looked at both the behavioral and physiological stress response in canines given CBD (THC-free cannabis) and a placebo group who did not ingest CBD. They studied the doggos before, during, and after car trips. For the study, researchers partnered with the pet food and vet company Mars Petcare.

    Twenty dogs participated in the study. And these weren’t dogs who jump at the chance to stick their head out the window of a car and eagerly wave their tongue into the wind. To qualify, they all showed symptoms of anxiety and stress regarding car trips. But when given CBD, in this case, two hours before the required drive, every man’s best friend given CBD showed “meaningful improvements” during the 24 weeks the study lasted. 

    How you may ask, did they level dogs’ stress levels? The researchers monitored cortisol levels, a steroid hormone produced and released by your adrenal glands, which are endocrine glands situated above your kidneys, associated with stress. They also looked at more obvious factors, such as how much they whined. The results suggest that these stress indicators “were significantly influenced by CBD administration,” the study says, “indicating daily dosing at 4 mg/kg may have a mild anxiolytic effect on dogs when traveling in a car.” 

    The placebo group’s stress levels also went down. In humans, the placebo effect can be extremely effective; if you believe you’re taking something, your brain often reacts as if this is the case. But dogs don’t understand (as far as we know) the implications of taking an agent such as CBD, so the study assumes that the lowering of anxiety in the placebo group is the result of dogs getting used to driving. But, before we assume that this is why those who did take CBD showed less stress, note that this group of dogs, on average, had lower levels of cortisol post-test than they did when the study began. 

    But the stress indicators, such as cortisol, didn’t go away completely. As a result, the study’s authors suggest that, just like for you, CBD is most effective in reducing anxiety in dogs as part of a comprehensive approach, noting that CBD is “best used in combination with other interventions, such as behavioral modification therapy, in order to fully alleviate canine stress…These results, combined with the established pharmacokinetics of CBD oil to reach peak levels at 1.5 to 2 hours, with a half-life of 1 to 4 hours, suggests CBD could be used efficaciously as a single dose treatment prior to acute stressors.”

    The researchers concluded that “Additional research is warranted to better understand the effect of CBD at other dosages on improving dog emotional wellbeing.”

    Enjoying the calming effect of CBD isn’t the only thing humans have in common with dogs. Just like with our brains and bodies, stress can be pretty detrimental to your pet. Anxious dogs experience a range of symptoms, from physiological changes like increased heart rate and suppressed digestion to behavioral shifts, including heightened reactivity or depression. Stress can also lead to digestive problems such as diarrhea and vomiting, peeing more often or with less control, and obsessive-like behaviors like pacing and overgrooming. Poor things! Stress in dogs can also lead to heightened aggression, demonstrated through growling or biting. Over time, a high level of stress starts to have a negative cumulative effect on your dog’s health, which is all the more reason for you both to keep calm and chill out with CBD.

    This certainly isn’t the only research showing that dogs can benefit from cannabis. One 2018 study suggests that CBD can reduce seizures in dogs, while another from the same year finds that it can alleviate arthritis pain, Marijuana Moment reports. However, the legalization is putting weed-sniffing police jobs out of work. But perhaps getting to retire early is also good for reducing their stress levels, so it’s another win for canines and cannabis.
