    Kyle Richards opened up about the upcoming 14th season of The Real Housewives of Beverly Hills during an appearance on Amazon Live this week, teasing drama with her co-stars.

    While also offering an update on her relationship with Paris Hilton, 43, who shaded her estranged husband, Mauricio Umansky, 54, for mentioning his feud with her father, Rick Hilton, 68, on Buying Beverly Hills earlier this year, Kyle, 55, revealed that she was “provoked” by one of her castmates.

    “Who would you say is really bringing it this season that surprised you?” a fan asked during the livestream.

    “Yourself?” replied Kyle’s daughter Sophia Umansky, 24.

    “I may or may not have had some moments so far that have not been very fun for me, I will say,” Kyle confirmed. “So let’s just say, yeah. I’ve had some moments already this season that I’ve had to have a little recovery from.

    “I was provoked. I was provoked. Okay. That’s all I’m going to say,” she added.

    Another fan wondered if she wanted to see The Real Housewives of New Jersey‘s cast rebooted amid the ongoing estrangement of Teresa Giudice, 52, and Melissa Gorga, 45, which has seemingly led to a ratings dip.

    “No, I don’t. I mean, to me, they’re the show. They’re the Real Housewives of New Jersey. I can’t imagine having new people,” Kyle admitted.

    A third fan questioned Kyle about Paris’ suggestion that Mauricio used her family’s name to get attention for his “lame show,” Buying Beverly Hills.

    “We’re past that,” Kyle confirmed. “She apologized. It’s fine and we’re moving on. No more family problems. I can’t handle any more.”

    Also during the livestream, Sophia confirmed she’s dating, but she noted that she’s keeping her love life “private,” and she said she rarely goes back and watches herself on old episodes of RHOBH.

    According to a fan submission, Morgan Wade allegedly revealed that she and Kyle Richards haven’t spoken in a long time, and she didn’t know where she was. At the recent Real Housewives of Beverly Hills reunion, Kyle shared that she didn’t know if she could see herself being with Morgan romantically – though fans have speculated to the contrary.

    Earlier this year, Morgan wiped all traces of Kyle on Instagram, leading viewers to believe they fell out. Kyle is currently separated from her husband Mauricio Umansky, though she’s uncertain about their future.

    A fan recently claimed to have approached Morgan in public and asked her about Kyle.

    “Morgan Wade [was] on the streets of Bloomington IL,” said the fan in a submission to @deuxmoi via @bravobravobravobri on Instagram. “I had zero chill and asked her where Kyle was.”

    “She said they haven’t talked in a long time and she didn’t know [where she was],” the fan went on. “She’s so tiny!”

    Meanwhile, Kyle shared a photo of herself at what appeared to be a concert with her estranged husband, Mauricio, and their daughters.

    In the photo, the family had their arms locked around each other.

    Kyle Richards and Mauricio Umansky addressed marital issues with their daughters as Mauricio hinted at “high stress” in the home. Kyle then clapped back.

    Around the same time, Mauricio claimed the speculation over his marriage is “annoying,” and he discussed what it’s like to deal with the scrutiny. The Real Housewives of Beverly Hills couple, who are separated but living under the same roof, are allowed to date other people, according to Kyle.

    “We have had a hard year,” said Kyle with Mauricio as they addressed their marriage difficulties with their daughters, in a Buying Beverly Hills preview shared by @queensofbravo on X. “It is work.”

    “It is work,” Mauricio agreed. “I mean, look, Mom and I, we’ve never really been apart. Um…”

    “Definitely not this much,” Kyle interjected.

    “I have to learn how to say no to certain things. And not say yes to everything, because not only does it affect, you know, my life at the office, but it affects my life at home,” said Mauricio, pointing at Kyle. “My high stress comes, you know, at home.”

    Kyle then clapped back, sarcastically telling him, “Thanks.”

    “You have a hard time being present too when you’re home,” she added. “Because you’ve got so much on your mind sometimes.”

    “Yeah. We’ve talked about that,” Mauricio expressed.

    In a confessional, Mauricio said he and Kyle always had the “dream” of getting old together and watching their grandkids play. He said it’s “sad” to think they possibly won’t be together.

    Speaking with Extra, Mauricio addressed his experience since the split.

    “Sometimes I feel like the public eye… just all the scrutiny — particularly with going through the separation from Kyle — speculation, scrutiny, all of that, it’s annoying,” he shared. “Not being able to live under any privacy or anything like that. That’s definitely a very huge sacrifice that I think we all accept when we all want to be on reality television, and it’s a sacrifice.”

    Concerning his regrets about past things he’s said, Mauricio answered cryptically: “It happens all the time.”

    Mauricio Umansky is opening up about the claims Kyle Richards made in regard to losing trust in him on the recently aired Real Housewives of Beverly Hills reunion.

    After Kyle, 55, was seen admitting that the many cheating rumors she heard about Mauricio, 53, had chipped away at her over the years and led to insecurities, Mauricio shared his thoughts on her revelation as he also reacted to claims of having hidden their marital drama on RHOBH, weighed in on Paris Hilton, 43, calling him out, and said he deserved to be made partner at Rick Hilton‘s real estate firm.

    “I don’t know what that is,” Mauricio admitted to Entertainment Tonight of his estranged wife’s concerns on March 18. “All I can tell you is that at the end of the day we were married for 29 years, we met when we were kids… I think we’ve been open and honest and I think people need to quit looking for what I always say, ‘T*ts on an ant.’”

    Although he and Kyle have been accused of showing more of their marriage drama on Buying Beverly Hills than RHOBH, Mauricio said it is “not fair” to compare because RHOBH is “a completely different dynamic.”

    “I’m working with these three girls all day long. I spend so much time and so many hours with them. So not only am I working with them but I’m also seeing them at home and so the conversations that are happening are totally different,” he explained, giving a nod to stepdaughter Farrah Aldjufrie, 35, and daughters Alexia Umansky, 27, and Sophia Umansky, 24, who work with him at The Agency.

    There was also the matter of timing.

    “Particularly in our situation, we were in the middle of rolling when all of the stuff happened with Kyle and I and the news broke and the discussions we were having, Housewives really wasn’t,” he stated. “So not super fair for people to say that about the Housewives in my opinion.”

    When Mauricio was then asked about his “end goal” for his situation with Kyle, he couldn’t say.

    “You got to take days at a time and sometimes when you’re looking for the end goal you don’t know what to do and life is a journey. And we are on a journey,” he shared. “You cannot control the past, we are in the present and the present will create the future. So [from] my perspective it’s really about the journey. I don’t have an end goal at this moment.”

    As for Paris’ recent claim that he was using their family name to promote Buying Beverly Hills, which came after he suggested he got “f*cked” at Hilton & Hyland, Mauricio said their current family feud is “sad.”

    “It’s sad that she got so upset about that, but at the end of the day, it’s two businessmen making two business decisions,” Mauricio explained, also to Entertainment Tonight. “I felt like I deserved something. I asked for something, he didn’t want to do it, and then I chose to go off on my own.”

    After being denied a partner position at Hilton & Hyland, Mauricio started The Agency.

    “I made that decision just to go forward with this thing. There is certainly no bad blood on my side,” he said of the past murkiness between him and Rick.

    Buying Beverly Hills season two begins streaming on Netflix on Friday, March 22.

    Kyle Richards addressed the video of Morgan Wade ‘rubbing’ her “hip” while they posed for photos at Watch What Happens Live amid rumors of a romantic entanglement.

    Meanwhile, the Real Housewives of Beverly Hills star’s husband Mauricio Umansky – with whom she’s now separated – revealed he had a “breakdown” at work.

    “Do you think that fans are overreacting to the way that Morgan rubbed your hip,” said Kyle on her Amazon Live, reading a fan question.

    “I mean, yes,” she answered in a clip shared by @facereality16 on Instagram. “I actually was looking at pictures. I was with Kiki [Barth] and we both had our hands like that [too].”

    She also suggested that Morgan perhaps rubbed her that way because she was “nervous.”

    “I don’t know. I thought it was just stupid, honestly,” she added.

    In a preview of his Netflix show, Buying Beverly Hills, Mauricio addressed his recent difficulties.

    “I’ve been so stressed. And the travel obviously affects, you know, us,” said Mauricio to his wife in a clip shared by @bravosnarkside on Instagram. “And you’re working hard, and we’re just busy as can be and it’s just been so stressful.”

    He then revealed he had a “breakdown” at the office, and Kyle added that he had one at the house as well.

    “I lost my s**t,” said Mauricio of the office breakdown, “and I just told everybody, ‘I can’t hand it. I’m done. Just leave me alone.’”

    Mauricio said he’s worried about having to lay people off and having to think about “9,000 people” who are “being fed” from his real estate business.

    In a confessional, Mauricio said he’s not “express[ing] everything” he’s dealing with – concerning his kids and “wife.”

    “It’s just starting to get too big and too much for me to handle,” he said.

    Kyle Richards is explaining why she waited to discuss her separation from Mauricio Umansky until the end of The Real Housewives of Beverly Hills season 13.

    During an appearance earlier this week, after Mauricio, 53, was seen chatting about their split with their daughters in the trailer for the second season of his Netflix series, Buying Beverly Hills, Kyle, 55, shared why she didn’t open up about their breakup earlier as she also revealed whether she and Mauricio have spoken about moving into new homes and dating other people.

    “The whole thing has been really hard,” Kyle admitted of sharing her marital hardships on camera during a February 29 appearance on Amazon Live.

    According to Kyle, she didn’t open up about her marriage issues with Mauricio earlier on in the RHOBH season because the allegedly “leaked” story wasn’t shared with PEOPLE until after filming wrapped.

    “We were done filming, and the story came out, and then the Netflix cameras happened to be in Aspen, so they ended up filming with us talking about it,” she revealed, giving a nod to scenes that will be featured on Buying Beverly Hills season two. “Obviously, Bravo’s been following my life for thirteen years. It’s not like they can film that scene, and then I don’t share it with the viewers of the Housewives. We ended up shooting both of those scenes for Buying Beverly Hills and The Real Housewives of Beverly Hills after we were all wrapped.”

    Nearly a year after their split, Kyle said she and Mauricio have talked about moving out, but are still living together.

    “That’s a conversation that’s happening … We’re fortunate that we don’t fight, and we get along, so it actually oddly works,” she explained.

    As for whether or not they’ve begun dating other people, Kyle said, “That’s a big question … We’re allowed to. We’re allowed to do what we want.”

    When asked about Brandi Glanville’s recent allegations against Andy Cohen, 55, who she accused of sexual harassment, Kyle didn’t want to say much.

    “I don’t want to comment on that, because I don’t want to deal with the aftermath of that. I think that we’re all responsible for what we do. I can just say to you, from my experience, in all of these years, I have never been forced to drink, told to drink, nothing, ever,” she stated.

    Regarding her other former co-star, Lisa Vanderpump, 63, Kyle confessed to feeling there was at least a chance they’d reconcile.

    “I don’t know. I never say never about anything. This last year has taught me never say never,” she teased.

    As she faced speculation over her marriage amid season 13, newbie Annemarie Wiley, 41, faced tons of backlash from fans who didn’t appreciate her many questions about Sutton Stracke‘s esophagus.

    “I always feel so bad when things don’t go well for a new Housewife,” Kyle said in response. “It’s hard coming into this. When I came onto this show, we were all new … I say ‘show,’ but it’s just our lives with cameras – so coming into that, I don’t even know what it must feel like after all these years of it being established.”

    Looking ahead to her future with Bravo, Kyle admitted she’s unsure of a season 14 return.

    “I never know. One day I will leave, I just don’t know right now. I have so much on my plate that I can’t think about that at this moment,” she noted.

    That said, she does have some people she’d like to see on season 14.

    “[Teddi Mellencamp]. People wanna see my sister [Kim Richards]. I love [Eileen Davidson] … [Lisa Rinna] was great on the show,” she said.

    As for the current cast, Kyle said they “talk off the show” as well as on.

    “I’m supposed to have dinner with [Erika Jayne] soon and actually Rinna also,” she revealed.

    And her Bravo relationships aren’t limited to the RHOBH cast. Kyle has also stayed in touch with her Real Housewives: Ultimate Girls Trip co-stars.

    “I text and see [Kenya Moore] when she’s here. I love Kenya. [Luann de Lesseps] will always text me when she’s coming to town. [Ramona Singer] will text me if she’s in Aspen,” she added.

    Mauricio Umansky says he and his estranged wife, Kyle Richards, are giving each other time amid their separation.

    During a podcast appearance on Thursday, Mauricio, 53, opened up about his current status with Kyle, 54, explained why he limits his filming time on The Real Housewives of Beverly Hills, and reacted to the ongoing rumors about his marriage while also teasing Buying Beverly Hills season two and sharing why he’s always so positive.

    “I was born with a terminal blood disease and I was lucky to survive that,” Mauricio revealed on the November 16 episode of The Skinny Confidential Him & Her Podcast. “Between surviving that and then pretty much spending the first seven years of my life in a hospital, and I forgot, I cannot recall anything of my past prior to my seven-year birthday. It just doesn’t exist. It’s not in my brain. I’m lucky to be here and I’m lucky to be healthy.”

    Looking back at his journey to success, Mauricio revealed that despite starting in textiles, he loved real estate and knew he had “charisma and the ability to read a room,” which made him a good salesperson. So, when brother-in-law Rick Hilton, 68, gave him a job at his real estate firm, he knew it was what he should be doing.

    Now, years later, he’s showcasing his own firm, The Agency, on Netflix’s Buying Beverly Hills, which also features his stepdaughter Farrah Aldjufrie, 35, and daughter Alexia Umansky, 27.

    “It’s not a toxic environment. It’s about a business and I get to do it with two of my girls and you’ll have to tune in to see if there’s a third one coming on,” he teased, signaling to daughter Sophia Umansky, 23.

    When Mauricio was then asked about his experience on DWTS, which saw him starring alongside partner Emma Slater, 34, who he was romantically linked to, he said it was “an incredible workout” and “the most fun [he’s] ever had.”

    “You rehearse four hours a day. So you’re literally, dancing, working out four hours a day, then, I was spending at least another hour in the gym, stretching, still working out, lifting weights, all of that stuff,” he detailed.

    During his time on DWTS, Mauricio admittedly blacked out and lost his vision amid one of his live performances, which taught him an important life lesson.

    “I missed a third of my dance … It taught me empathy for the people that work for me when they make mistakes,” he explained, adding, “I wouldn’t trade it.”

    Moving on to his separation from Kyle, Mauricio admitted it’s been extremely frustrating dealing with constant rumors and reports regarding what is or is not going on between them.

    “It’s out of control. The amount of stories that are coming out on a daily basis — everybody wants to know what’s going on with my marriage. [And] I do too,” he stated. “We’re going through a struggle. We’re going through issues, just like everybody else does. There’s no playbook for how to deal with it. And it doesn’t change on a daily basis. If we’re separated, that means we’re giving each other time to allow things to happen, which means it can’t change every single minute and every single day.”

    “When I know what I’m doing with my marriage, I will let you guys all know, Until then, everybody can take a hike and f*ck off,” he added.

    Still, Mauricio acknowledged that people “want to know” about him and Kyle because they’re “public figures.”

    “I don’t have a Google alert on myself. I don’t have a Google alert on my wife. I’ve chosen this year not to watch the season of [RHOBH] … because I also know they’re dramatizing everything and there’s a bunch of stuff that I don’t even want to see,” he shared. “I always tell my wife, I’m like, ‘I know what happens to us.’ So I don’t need to read the speculation and B.S. that’s out there about us.”

    While Mauricio has been featured on RHOBH for all of its 13 seasons, he said he’s learned to limit his screen time.

    “I’ve taken the decision to be in and out. I’m in, my wife’s always right and then I get out as fast as possible,” he laughed. “I go in just enough to be in a conversation, to listen, but I am completely out of the drama. The drama is all about the women and I have no interest in that. It’s worked out for me for 13 seasons. I’ve gone 13 seasons unscathed.”

    In addition to not being seen on camera too frequently, Mauricio makes a point not to get too invested in the ladies’ status with one another, especially since he and Kyle get so close to their castmates.

    “Reality television’s really strange, particularly the [Real Housewives],” he explained. “It’s gossipy, it’s toxic, they’re talking, they‘re fighting. It’s a lot of that. The men stay out of that, at least on [the RHOBH] franchise … and we kind of have this thing where it’s like, ‘Let the wives do whatever they need to do.’ We know that tomorrow’s gonna change because they’re gonna have to get back together.”

    “I’ve seen Kyle get home and tell me how much she can’t stand a housewife, she’ll never talk to her again, and then three episodes later, it’s her best, best friend,” he noted. “So I have very much decided to not be judgmental and just to allow the whole thing to happen.”

    Despite his current issues with Kyle, Mauricio offered some sound advice to other couples who are struggling: Avoid the mundane.

    “[Focus on] being open, being willing to take some risks, being willing to be outside of your comfort zone. [And be] creative,” he recommended. “As a couple, you still have to continue to go find things to do together.”

The interior designer, stager, and reality star, who has appeared on HGTV’s Fix My Flip and Netflix’s Buying Beverly Hills is a true bon vivant, exuding genuine positive energy wherever she goes. Grace’s designs are also a breath of fresh air. While her staging work has a modern yet warm modern vibe—her Silver Lake, Los Angeles home is grand millennial perfection with a mix of patterns, pieces from different eras, and high and low. But it’s quite clear she isn’t doing for social media. Her designs are a true reflection of her personality.

    I recently spoke with Grace about what she’s been doing since her reality television debut earlier in 2022, her plans for 2023, her best tips for those inspired by her style and so much more.

    Amanda Lauren: How have you been spending your time since Fix My Flip wrapped?

    Francesca Grace: Since Fix My Flip wrapped, I have been working on large home development projects, ground-up construction, and designing my newest round of pieces that I will be launching in 2023. I finally have had the time I needed to sit down and thoughtfully curate this new collection. The question I am toying with currently is—do I allow these pieces to finally be a collection that the public can purchase, or do I keep them solely for my stagings?

    Lauren: Can you reveal anything about your next project?

    Grace: I am designing a home that will be part of 2023 Modernism Week in Palm Springs. This has been such a passion project and a dream that is finally coming true. The developer Alex Chuo and I have been working hand in hand, getting this home ready for its debut this upcoming February. He really allowed me to bring my vision to life and has trusted me fully, which as an interior designer, is my ultimate goal—to be trusted.

    Lauren: How would you describe your personal style?

    Grace: What a tough question. My personal style is constantly changing, just like the sofas in my living room. I have had over seventeen different sofas this last year—if that doesn’t say enough about my never-ending need to constantly change my environment.

    I would say that if I had to explain my style to someone who isn’t familiar with my work, it would be an [extreme mix] of different textures, earthy and rich color schemes, and a collaboration of vintage meets postmodern. I love curved shapes, embroidery, and marbles. Mixing all of this together brings me this warm and cozy feeling.

    Lauren: What is the difference between maximalist and clutter core?

    Grace: I think maximalists use different techniques together to create something beautiful that speaks [to] art. Clutter, well we all love our things…but clutter sometimes feels overwhelming and non-intentional. I think that when you want to blend eras, patterns, and colors, with a pinch of chaos, you have to do it with the intention for it to feel purposeful and something you are proud of or care to share with others. It brings life—not stress.

    Lauren: How do you approach designing a home where someone will live versus staging a property?

    Grace: I love this question [because] interior design and staging are so different. When designing a space for the purpose to be lived in, you are designing for your client. You want to cater to their needs and adapt to their style, while introducing them to new concepts and feelings.

    With staging, you are designing for the masses. You want to make the home screams “Top Dollar” and you want anyone, not just someone, to be able to envision living in it. This means staying away from the personal touches and creating a universal space.

    Do I follow all of these rules when staging? Not necessarily. Sometimes, if the house is a stale modern box, it is dying for attention and personal touch. So I usually throw out my own rules when it comes to special cases. But for the most part—universal.

    Lauren: I’ve noticed there’s been a cultural gravitation towards traditional design since the pandemic, why do you think that is?

    Grace: I think people are finally understanding how important their environment is to them. We have all been stuck at home, and we want to feel inspired, not exhausted from our spaces. They should be sacred and inviting and should relate to who we are as individuals.

    Traditional/vintage design usually creates a comforting and homey feeling. Modern designs are cold and crisp. When it comes to being surrounded by a space for a long period of time, you may want that space to feel like home, and somewhere where you can put your feet up at the end of the day and breathe. Traditional designs send the invitation.

    Lauren: What are your favorite ways to make any room feel more traditional?

    Grace: When people hear “traditional design”, they sometimes think of the space as being old and outdated. I think it really depends on how you approach the space. Blending rustic woods, imperfect shapes, a softer color palette, and whimsical patterns will help you achieve a traditional design while keeping it fresh and unpredictable.

    Lauren: Mixing patterns can be a big part of traditional design and we see a lot of this in your own home. What are your best tips for accomplishing this?

    Grace: There is definitely a fine line for clashing patterns. I tend to love to push it, usually a little past that line. The goal with mixing is that you want to find the balance within it all. If the space feels heavier in a certain pattern and minimal in another, the space will feel awkward and unbalanced. You can usually measure it out, as you would with measuring flour. Look at your space from a distance. Sometimes I even take a picture and look at it from there. See where it feels most unbalanced. Throw in another pattern if one area feels too bare. This will begin to maximize the design and create unity.

    Lauren: Where are some of your favorite places to shop for furniture and decor?

    Grace: I think traveling is my favorite form of seeking inspiration and new items. Morocco was an incredible place for handmade ceramics with unique colors and prints. Paris was great for small treasures and rustic woods. And Middle America is excellent for thrift stores with rare finds.

    If you are more of an online shopper, Etsy is my top choice. I really like to find handmade goods. They have so much more character, and you are usually not going to end up with the same item as your neighbor.

    Lauren: What are some places you like to shop that might surprise most people?

    Grace: Honestly, Facebook Marketplace. I am not going to lie, I am a die-hard fan of Facebook. The search bar is a never-ending world of rare and sometimes, strange finds. I also have an extreme addiction, so I look daily to see if anything stands out. I also love CB2. I think they do a great job at modernizing vintage designs, and postmodern elements.
