  • With imports on the rise, why aren’t we told where our wood comes from?

    Consumers say they want country-of-origin labelling on wood products sold in Australia, as more timber is shipped in from overseas.

    Timber imports have hit record levels, continuing to rise after the pandemic-era jump in demand for building materials.

    A recent survey by consumer group Choice showed nearly all buyers want information about the timber they are purchasing.

    “People care about making choices that benefit the environment and are less destructive than other options,” Choice reporter Jarni Blakkarly said.

    Choice surveyed more than 7,200 people, with 99 per cent of respondents wanting to know where and how a timber product was sourced.

    Nearly all of those surveyed said country-of-origin information would sway their buying behaviour.

    Mr Blakkarly said clear labelling laws allow shoppers to vote with their wallets.

    “Our survey showed people care about this information,” he said.

    Laminated veneer lumber (LVL) is a widely used engineered wood product made up of layers of timber.

    In Senate hearings this week, Australian Bureau of Agricultural and Resource Economics and Sciences (ABARES) staff reported that LVL imports alone had risen 40 per cent in the year to 2023-24.

    About 120,000 cubic metres of LVL were imported in 2022-23, and 167,000 cubic metres the following year.

    ABARES said about half the imported LVL came from China, while Malaysia and Indonesia each supplied about 10 per cent.

    Origin labelling ‘urgently needed’

    The Australian Forest Products Association (AFPA) has been calling for timber labelling reform for several years and is encouraged by the Choice survey.

    “If consumers are the loudest voice in this, then I’m sure we’ll get there,” AFPA chief executive Diana Hallam said.

    Ms Hallam said the current laws are not strong enough and it was clear that consumers and commercial builders want more.

    “There will always be demand for both hardwood and softwood in Australia,” Ms Hallam said.

    “If we aren’t supplying those types of timbers, then their only options are to be imported.

    In the case of hardwood timbers, if you don’t want to harvest them from sustainably managed forests in Australia … then which forests do you want them to come from?

    Australia introduced laws in 2012 to combat illegal logging, and timber importers must maintain records and meet due diligence requirements.

    But wholesalers and retailers are not required to provide that information to buyers.

    Ms Hallam said recent federal government surveys uncovered imported timber that failed traceability testing.

    “We also found a survey that revealed five layers of laminated veneer lumber coming in from China actually contained Russian timber — a banned product,” she said.

    Imported wood products were also stamped to indicate they met Australian standards, a practice that Ms Hallam said obscured the timber’s origins.

    Federal forestry minister, Julie Collins, said she was open to discussions about origin labelling, but she was focused on ensuring timber supplies meet demand.

    “We don’t have enough timber in Australia, so we do rely on some imports,” Mr Collins said.

     “We want to make sure that those imports are coming from sustainably sourced forestry operations.”

    While she acknowledged origin labels would help buyers make informed choices, Ms Collins said the cost of timber was still top of mind for them.

    “The bigger providers of that timber and retailers that are importing. They all tell me that the most important thing for people is price at this point in time.”

    Logging has ‘real-world’ impact overseas

    Malaysia once had one of the world’s highest rates of deforestation.

    While tree loss has fallen to near-record lows and the Malaysian government has cracked down on illegal logging, communities are still feeling the impact of timber harvesting.

    Mr Blakkarly travelled to the Malaysian state of Sarawak, on Borneo, to trace the origins of timber products sold in Australia.

    Loggers often operate with government permits, but without the consent of communities, Mr Blakkarly said.

    He said he saw villagers forming blockades to stop machinery from taking more of the jungle.

    “These are Indigenous communities that are trying to live and maintain a traditional way of life; they gather a lot of food and medicines from the jungles,” Mr Blakkarly said.

    “They’re really wanting to push back and try and stop that logging.

    They’re wanting to highlight to people like Australian consumers that there is this real-world impact to them and their livelihoods.

  • Thousands of apartments set to take over empty office buildings with new L.A. ordinance

    Los Angeles officials just made it easier to convert empty commercial buildings to housing, opening the door to the creation of thousands of apartments across a city clamoring for housing.

    Developer Garrett Lee is already rolling.

    After years of struggling to find white-collar tenants for a gleaming office high-rise on the edge of downtown, he has just begun converting its office space into close to 700 apartments.

    With the new Citywide Adaptive Reuse Ordinance going into effect this month, many more housing conversions are coming to Los Angeles, Lee said.

    “This is monumental for the city.”

    The ordinance opens the possibility of conversion for many more buildings than the 1999 guidelines, which paved the way for converting older downtown buildings and jump-started a residential renaissance that turned downtown into a viable neighborhood after decades as a commercial district where few wanted to live.

    The first ordinance applied to buildings erected before 1975 and was focused primarily on downtown. Under the new guidelines, commercial buildings that are merely 15 years old throughout Los Angeles can be converted to housing with city staff approval, rather than going through lengthy review processes that may reach the City Council.

    Streamlining conversion approvals for projects that meet city guidelines will remove one of the biggest hurdles for developers who have historically had to guess how long it would take to start construction, Lee said.

    “When you take that risk off the table, it materially improves the feasibility of conversions,” he said.

    “It addresses both the housing shortage and the long-term office vacancy issue,” said Lee, president of Jamison Properties.

    There are more than 50 million square feet of empty office space in Los Angeles, according to industry experts, spread among the city’s many commercial districts and corridors such as Wilshire Boulevard.

    The new ordinance inspired developer David Tedesco to move ahead with plans to convert a high-profile office building in Sherman Oaks, a neighborhood that wasn’t previously included in the city’s adaptive reuse guidelines.

    His company, IMT Residential, plans to turn the former headquarters of Sunkist Growers into 95 apartments.

    The eye-catching inverted pyramid designed in brutalist style is visible from the 101 Freeway and served as Sunkist’s headquarters from 1970 to 2013. The Los Angeles Conservancy called the building “a symphony in concrete,” worthy of city landmark status.

    Earlier, there were plans to renovate the building for new offices, but as demand for office space plunged after the pandemic, developer Tedesco says his company decided to use the new adaptive reuse ordinance to make it into residences.

    The new rules mean “we could move forward a lot faster” and avoid a potentially lengthy environmental impact review, he said.

    The 1999 ordinance proved that people wanted to live downtown and that converting old office buildings to housing or hotels could transform a neighborhood, said Ken Bernstein, a principal city planner in L.A.’s Planning Department.

    Construction of new apartments followed the wave of conversions downtown in the early 2000s, and the ordinance was expanded to a few other neighborhoods with older buildings, including Hollywood and Koreatown.

    But until this month, residential conversions in most of the city still required more approvals, permits and hearings as well as an environmental review, Bernstein said.

    “That could be a very time-consuming, cumbersome and expensive process,” he said.

    The new rules “unlock the potential,” he said, of thousands of underutilized structures all over the city, including such commercial centers as Westwood, Olympic Boulevard, South Los Angeles, Ventura Boulevard and the Harbor District.

    The ordinance is not limited to office buildings. Industrial buildings, stores and even parking garages are eligible for conversion to housing.

    Bernstein envisions shopping center owners converting part of their retail and garage space to housing under the new guidelines. Even smaller strip malls would qualify for conversion to housing.

    While the new ordinance lowers hurdles for landlords interested in converting their underused buildings, they still face market and regulatory forces that bedevil all housing developers.

    Among them are interest rates that make construction loans more expensive . Higher tariffs have driven up the prices of construction materials and equipment, while the crackdown on undocumented workers has thinned and spooked much of the international workforce on which the housing industry depends.

    Developers also say that Measure ULA, the city’s “mansion tax” on large property sales, hurts the outlook for the profitability of any housing.

    Measure ULA “is really impeding developers from doing any development in the city of Los Angeles,” said local architect Karin Liljegren, who specializes in adaptive reuse projects and helped the city craft the new ordinance.

    Developers also worry that new apartments won’t generate enough income to cover construction costs.

    Apartment renters accustomed to steady price hikes saw a downward shift last year as the median rent in the L.A. metro area dropped to $2,167 in December — the lowest price in four years, according to data from Apartment List.

    Experts disagree on the momentum behind the drop. Some say it’s a sign of things to come, while others suggest it’s merely a brief price plateau and rents will rise again this year.

    Conversion activist Nella McOsker, president of the Central City Assn. business advocacy group, said the new ordinance is “tremendous” and creates “incredible flexibility” for owners who want to make changes. But L.A. needs to follow the example of other cities and do more in the way of financial incentives for developers trying to make a project pencil out.

    The Central City Assn. wants the city to consider financial incentives for conversions, even though it is experiencing budget shortfalls, McOsker said.

    City leaders should consider offering financial incentives, such as those used in other cities, to bridge the gap to profitability, McOsker said, citing programs in other central business districts.

    New York, Washington and Boston have property tax abatement programs, for example. San Francisco offers transfer tax exemptions, and Chicago uses tax-increment financing to encourage some redevelopments. In Canada, Calgary offers direct grants.

    In Washington and New York, there has been widespread adoption of adaptive reuse, Lee said, resulting in makeovers of buildings that each add 1,000 to 2,000 residential units.

    Lee, who has converted nearly 2,000 apartments so far, said he plans to take advantage of terms in the new ordinance that will allow him to put more apartments on each floor.

    “We’re taking projects that are fully designed already and we’re redesigning them for more, smaller units,” he said, which helps reduce rents.

    The new rolling 15-year age requirement will also bring up a new crop of conversion candidates every year. More recently built structures need fewer upgrades and may not require seismic retrofits to meet safety codes.

    “Vintage matters,” Lee said. “Converting a building from 1990 versus one from 2010 is night and day due to the differences in code eras.”

  • Trump says ‘dilapidated’ Kennedy Center will close for two years for renovations

    Less than a year after taking over the John F. Kennedy Center for the Performing Arts and appointing himself chairman, President Trump has announced that the venue will shut down for two years, beginning July 4, to undergo a major renovation.

    “This important decision … will take a tired, broken, and dilapidated Center, one that has been in bad condition, both financially and structurally for many years, and turn it into a World Class Bastion of Arts, Music and Entertainment, far better than it has ever been before,” Trump wrote Sunday on his social media website.

    Sen. Sheldon Whitehouse (D-R.I.), who serves as an ex officio member of the center’s board of trustees, condemned Trump’s decision to close the venue in a statement issued early Monday.

    “As President Trump continues his demolition tour of Washington, he’s now setting his sights on one of America’s great cultural institutions,” Whitehouse said. “And yet again, he’s bucking rules and convention to do so. If he succeeds, it will be because of a series of suspect and illegal actions to commandeer the Kennedy Center as a clubhouse for his friends and political allies and install leadership who will satisfy his every whim.”

    Whitehouse attributed Trump’s decision to an attempt to cover up “his failures by shuttering a national landmark that belongs to the American people” and noted that the president announced his intentions without getting input from “the Board, Congress, and others, as law and precedent dictate.”

    The president’s announcement came in the wake of a cascade of Trump-initiated changes for the center that began in mid-December when its board voted to rename the venue the Trump-Kennedy Center and quickly added the president’s name above Kennedy’s on the building’s exterior.

    Prominent artists soon began canceling performances, including jazz drummer Chuck Redd, who pulled out of a Christmas Eve show, and the jazz group the Cookers, which canceled two New Year’s Eve performances.

    Additional cancellations included banjo player Béla Fleck and “Wicked” composer Stephen Schwartz, who announced he no longer intended to host a May 15 gala at the center. Opera star Renée Fleming followed, although scheduling conflicts were the reason given.

    There was also the stunning news last month that the Washington National Opera’s board approved a resolution to leave the venue, which it has occupied since 1971.

    Last week brought a new low for the center’s calendar when renowned composer Philip Glass added his name to the growing list of protest cancellations. Glass sent a letter to the Kennedy Center board saying that he would no longer stage June’s world premiere of Symphony No. 15 “Lincoln” at the center.

    “Symphony No. 15 is a portrait of Abraham Lincoln, and the values of the Kennedy Center today are in direct conflict with the message of the Symphony. Therefore, I feel an obligation to withdraw this Symphony premiere from the Kennedy Center under its current leadership,” Glass wrote in the letter, which was shared with The Times.

    The National Symphony Orchestra had commissioned the piece and appeared to be caught off guard by Glass’ announcement. Executive Director Jean Davidson said the orchestra only learned of the news at the same time as the press.

    Arts watchers soon began wondering about the orchestra’s future at the center. Would it leave like the Washington National Opera? Roma Daravi, Kennedy Center head of communications, said that wasn’t a possibility.

    “The relationship is strong, and we have a wonderful season here with Maestro [Gianandrea Noseda] in his 10th year leading the NSO,” Daravi wrote in an email, noting the “record-breaking success at the recent Gala benefiting the NSO which launched the new season. The event raised $3.45 million, marking an all-time fundraising record for the organization.”

    Daravi’s email did not hint at the prospect of the center closing. Trump also did not appear to be leaning in that direction early last week when he posted on his social media site that he was intent on bettering the arts complex.

    “People don’t realize that the Trump Kennedy Center suffered massive deficits for many years and, like everything else, I merely came in to save it, and, if possible, make it far better than ever before!” Trump wrote.

    In Sunday’s post announcing the Kennedy Center’s imminent closure, Trump didn’t acknowledge the recent cancellations, nor did he make mention of myriad reports that ticket sales at the venue had been plummeting. He simply said the closure would result in extraordinary results.

    “[I]f we don’t close, the quality of Construction will not be nearly as good, and the time to completion, because of interruptions with Audiences from the many Events using the Facility, will be much longer. The temporary closure will produce a much faster and higher quality result!” Trump wrote.

    Kennedy Center President Richard Grenell confirmed the news on X, writing, “I am grateful for President Trump’s visionary leadership. I am also grateful to Congress for appropriating an historic $257M to finally address decades of deferred maintenance and repairs at the Trump Kennedy Center.”

    It remains unclear whether the National Symphony Orchestra will perform elsewhere during the closure. The orchestra did not immediately respond to a request for comment.

  • Historic Hollywood motel where rock icons stayed and movies were filmed goes up in flames

    The 120-year-old Craftsman home in the middle of the Hollywood Center Motel had survived earthquakes, flooding, riots, a murder investigation and the raucous force of the rock-n-roll era.

    But in the early hours of Sunday, the historic motel once frequented by Neil Young and Crazy Horse turned to ashes as people illegally sheltering in the home rushed to flee the burning building on Sunset Boulevard.

    “It’s a gut punch for Hollywood preservation,” said local historian Brian Curran, who recently submitted an application for the house to be designated a historic-cultural monument.

    Last month, the city of L.A.’s Cultural Heritage Commission voted to move forward with consideration of such a designation. This week, commissioners were scheduled to visit the site.

    But now it’s too late to save the 1905 home featured in “L.A. Confidential” and “The Rockford Files.”

    “The real tragedy is that this building had been left vacant and it no longer had any kind of purpose, so it became a magnet for transients,” said Curran, who serves as co-chair of Hollywood Heritage’s Preservation Committee. “If you go look at it now, it is essentially a pile of crushed wood that has been sprayed with fire retardant.”

    The Los Angeles Fire Department responded to reports of a trash fire at 4:30 a.m. Sunday. There, they discovered the boarded-up Craftsman-style house engulfed in flames and heard voices yelling for help.

    Crews used a ladder to rescue a 42-year-old man who had broken through the windows on the second floor in an effort to flee the blaze. He was transported to the hospital in stable condition while 70 firefighters worked to extinguish the stubborn fire.

    Transients taking shelter inside the home had been a persistent problem since the property was foreclosed on and vacated in late 2024, said Athena Novak, a representative for the owner, Andranik Sogoyan. The owner repeatedly tried to seal off the building, but steel wire cutters were used to cut through the fences on multiple occasions, she said.

    “The owner, of course, was reinforcing it the best he could,” she said. “He had a maintenance man going there all the time. The maintenance man was attacked a few times with weapons.”

    Two smaller fires had already occurred recently at the property, on Sept. 15 and Oct. 19, which made the monument effort even more urgent, Curran said.

    Hollywood Heritage, a nonprofit dedicated to preserving neighborhood history, mourned the loss of the motel in a statement Sunday.

    “The building could readily have been painted and preserved to serve in an adaptive re-use capacity as a gem in the community,” said the organization. “By allowing its decay and neglect we again see rare historic buildings lost which were eminently restorable.”

    The organization was scheduled to host a webinar Wednesday evening highlighting the history of the motel. Now the event will continue as a tribute to the motel and a discussion of strategies to stop the loss of historic properties to neglect.

    “We are absolutely crushed and sick that this could happen,” Curran said, “and afraid that this is going to be a pattern.”

    Almost exactly a year ago, another rock-era institution — the 111-year-old Morrison Hotel, featured on the cover of the Doors’ fifth studio album — was engulfed in flames after a series of smaller fires. Local merchants reported that unhoused individuals would often sleep inside the building.

    The 1905 home was completely destroyed in the blaze Sunday, the same week that city officials were set to the visit the site as they considered monument status.

    The 1905 home that formerly served as the centerpiece of the Hollywood Center Motel was originally the home of William and Sarah Avery, who affectionately referred to it as “El Nido,” meaning the nest. In 2019, it was identified in the citywide survey of historic resources as a rare example of Shingle architecture that predates Hollywood’s consolidation with the city of Los Angeles.

    “The house exemplifies many of the characteristics of the Shingle Style including: asymmetrical façade, picturesque massing, dominant front facing gable, multiple gables and dormers, overhanging eaves, covered porch, second story balcony, differing wall textures, oriel windows,” the application states.

    Six smaller buildings were later constructed on the property, and the structures collectively became the Hollywood Center Motel, which opened in 1956, according to the monument application.

    The motel was a magnet for rock-and-rollers and folk artists seeking affordable housing close to the bustling Hollywood music scene. The band Buffalo Springfield took up residence in the 1960s, and Neil Young returned to the site in the 1970s with his band Crazy Horse, according to reporting from SF Gate.

    The neon signs and classic sleazy-motel look also made it a popular filming site for TV crime shows such as “Perry Mason” and “T.J. Hooker.” Then in 1986 it became the scene of a real crime — the murder investigation of Richard Mayer, whose body was found stuffed in a suitcase at the motel.

    The worn-down motel closed its doors in 2018, at which point the former owner and a handful of long-term tenants continued to occupy the property, Curran said. It was foreclosed on and vacated in late 2024.

    In early 2025, the new owner submitted demolition permits to destroy the structures. This hastened Hollywood Heritage’s effort to secure monument status and preserve the 1905 home.

    Sogoyan said the owner was fully supportive of the monument effort and ready to comply with measures to redevelop the property around the historic home, should the designation have been granted.

    The motel’s loss is felt not only by history buffs but also local residents accustomed to walking by the iconic site on a daily basis, Curran said.

    “An old friend is gone,” he said.

  • Feds say they foiled New Year’s Eve terror plot in L.A., Southern California

    A plan to attack several Los Angeles-area businesses on New Year’s Eve was detailed, dangerous and already in motion, authorities said.

    But as four people allegedly tied to an anti-government group gathered last week in the Mojave Desert to make and test several test bombs, FBI officials foiled the terror plot.

    They had everything they needed to make an operational bomb at that location,” First Assistant U.S. Atty. Bill Essayli said at a news conference Monday morning. “We disrupted this terror plot before buildings were demolished or innocent people were killed.”

    The four people were arrested on suspicion of plotting an attack that Essayli called “organized, sophisticated and extremely violent.” They were all tied to a radical faction of the Turtle Island Liberation Front called Order of the Black Lotus, which FBI Assistant Director in Charge Akil Davis called “a violent homegrown anti-government group.”

    Officials wouldn’t say what buildings or businesses were planned to be targeted but Essayli said they were different “logistics centers” similar to ones that Amazon might have.

    Officials said they believe that everyone involved in the planned attack has been arrested, though the investigation into the plot remains ongoing.

    The four alleged conspirators, Audrey Carroll, Zachary Page, Dante Gaffield and Tina Lai, have been charged with conspiracy and possession of an unregistered destructive device, Essayli said.

    “The subjects arrested envisioned planting backpacks with improvised explosive devices to be detonated at multiple locations in Southern California, targeting U.S. companies,” Davis said.

    The plans the FBI uncovered also included follow-up attacks after the bombings, which included plans to target ICE agents and vehicles with pipe bombs, Essayli said.

  • The country’s largest all-electric hospital is about to open in Orange County

    A new hospital at UC Irvine opens Wednesday and it will be all-electric — only the second such medical center, and the largest, in the country so far.

    People live through some of the toughest moments of their lives in hospitals, so they need to be as comfortable as possible. Hospitals traditionally connect with natural gas lines several times bigger than those connected to residential homes, to ensure that rooms are always warm or cool enough and have sufficient hot water.

    But burning that natural gas is one of the main ways that buildings cause climate change. The way we build and operate buildings is responsible for more than one-third of global greenhouse gases.

    UCI Health–Irvine will include 144 beds and will be entirely electric.

    The difference is manifest in the hospital’s new kitchen.

    Yes, said principal project manager Jess Langerud on a recent tour, people are permitted to eat fried food in a hospital. Here, the fryer is electric. “After all, you still have to have your crunchy fries, right?”

    He moved over to an appliance that looked like a stove but with metal zigzagging across the top instead of the usual burners. “I can still put your sear marks on your steak or burger with an infrared grill that’s fully electric,” said Langerud. “It’ll look like it came off your flame-broiled grill.”

    The kitchen, though, is relatively minor. One of the real heavy hitters when it comes to energy use in any new building, and especially in hospitals, are the water heaters. At UCI Health–Irvine, that means a row of 100-gallon water heaters 20 feet long.

    “This is an immense electrical load we’re looking at right here,” said Joe Brothman, director of general services at UCI Health.

    The other heaviest use of energy in the complex is keeping rooms warm in winter and cool in summer. For that, UCI Health is employing rows of humming heat pumps installed on the rooftop.

    “The largest array, I think, this side of the Mississippi,” Brothman said.

    A floor below, indoors, racks of centrifugal chillers that control the refrigerant make him smile.

    “I love the way they sound,” Brothman said. “It sounds like a Ferrari sometimes, like an electric Ferrari.”

    While most of the complex is nonpolluting, there is one place where dirty energy is still in use: the diesel generators that are used for backup power. That’s due in part to the fact that plans for the complex were drawn up six years ago. Solar panels plus batteries have become much more common for backup power since then.

    Blackouts are bad for everyone, but they are unacceptable for hospitals. If an emergency facility loses power, people die.

    So four 3-megawatt diesel generators sit on the roof of the facility’s central utility plant. Underground tanks hold 70,000 gallons of diesel fuel to supply them. The Centers for Medicare and Medicaid Services and the National Fire Protection Assn. have codes that require testing the generators once a month at 30% power for half an hour, Brothman said.

    The emissions from burning that diesel are real, he conceded. But “it’s not something that you want to mess around with.”

    Normally a central utility plant for a large facility like this would be “very noisy. It’s grimy. Usually there’s hazardous chemicals,” said Brothman, who has managed physical plants for many years. “Here there’s no combustion. No carbon monoxide.”

    Tony Dover, energy management and sustainability officer at UCI Health, said the building project team is currently applying for LEED Platinum certification, the highest level the U.S. Green Building Council awards for environmentally sustainable architecture.

    Most of the energy and pollution savings at the hospital come from the way the building is run. But that tells only part of the story. The way the building was constructed in the first place is also a major consideration for climate change. Concrete is particularly damaging for the climate because of the way cement is made. Dover said lower-carbon concrete was used throughout the project.

    Alexi Miller, a mechanical engineer and director of building innovation at the New Buildings Institute, a nonprofit that gives technical advice on climate and buildings, said the new UCI hospital is a milestone and he hopes to see more like it.

    There are things Miller thinks could have been done differently. He’s not so much worried about using diesel generators for backup power, but he did suggest that a solar-plus-storage system might have been better than what UCI ended up with. Such systems, he said, “refuel themselves.” They would be “getting their fuel from the sun rather than from a tanker truck.”

    One area Miller believes UCI could have done better: the hot water heaters, which, despite being new, utilize an older and relatively inefficient technology called “resistance heat,” instead of heat-pump hot water heaters, which are now used regularly in commercial projects.

    “It’s a little surprising,” he said. “Had they chosen to go with heat-pump hot water heaters, they could have powered it roughly three times as long, because it would be three to four times as efficient.”

    But overall, “I think we should applaud what they’ve achieved in the construction of this building,” Miller said.

    There are other all-electric hospitals on the way: In 2026, UCLA Health plans to open a 119-bed neuropsychiatric hospital that does not use fossil fuels. And an all-electric Kaiser Permanente hospital is set to open in San Jose in 2029.

    In the architectural age of minimalism and millennial gray, a wild and whimsical antidote made of old clinker bricks and jumbled shingles sits on a quiet street at the edge of L.A. and Culver City.

    Formally, the spellbinding property is named the Lawrence and Martha Joseph Residence and Apartments, named after the Disney artist and his wife who obsessively spent three decades building it. But locals call them the Hobbit Houses — fitting, since they look straight out of a J.R.R. Tolkien novel.

    The complex looks comically out of place amid Culver City’s commercial corridor along Venice Boulevard. It’s surrounded by modern apartment buildings, boxy and inoffensive, built to blend in with today’s taste.

    An electric lamppost flickers, mimicking fire. The tree in the front yard features a face, with eyes and a nose. The homes are filled with quirky leaded glass windows, uneven angles and heaps of wood shingles, resembling a thatched straw roof.

    This year, the property hit the market for the first time. Offers poured in, and it sold to perhaps the most fitting possible buyer outside Bilbo Baggins himself: real estate agent Michael Libow.

    At $1.88 million, Libow didn’t have the highest bid. His main qualification was that he owns and lives in one of the finest examples of Storyboook style in the region: the Witch’s House, a medieval-looking masterpiece that is more befitting a “Hansel and Gretel” adaptation than the streets of Beverly Hills.

    The broker, seeing his connection to the style, promoted Libow to the seller, an out-of-state bank trust. The Hobbit Houses were his.

    “It’s like a companion piece to my own home,” Libow said. “It’s a little oasis in a city that’s been overdeveloped.”

    Now that he owns both, Libow has declared himself, tongue-in-cheek, the “King of Storybook,” and said he intends to protect the property and be a spokesperson for the style.

    “This is my legacy: bringing a little bit of joy to as many people as I can,” he said. “It’s about preservation, but it’s also about bringing a sense of awe and wonder to the world.”

    The Hobbit Houses are one of Southern California’s finest examples of Storybook architecture, a fantasy style that fittingly emerged in L.A. in the 1920s around the start of Hollywood’s Golden Age. Inspired by cinema setpieces and centuries-old European cottages, architects designed playful homes with turrets and gables on the outside and nooks and crannies on the inside. When done well, the finished product looks lifted from a fairy tale.

    Disney artist Lawrence Joseph built the Hobbit Houses from 1946 to 1970. Over the years, the property developed a lore all its own. He rented out spare units to Hollywood tenants such as actor Nick Nolte and dancer Gwen Verdon, and the place also housed one of the men who kidnapped Frank Sinatra’s son (authorities found most of the ransom money Sinatra paid, $240,000, in one of the units).

    Lawrence died in 1991, and his wife, Martha, got to work protecting the property. She obtained landmark status in 1996 and donated an easement to the Los Angeles Conservancy, ensuring that it can’t be remodeled or torn down.

    The property, which includes nine units across four buildings, needed some work when he bought it, so Libow and his property manager, Ben Stine, have spent the last few months playing a developer’s version of “Minesweeper,” trying to make small improvements for the tenants — electric work, a tankless water heater — without disrupting anything protected by the L.A. Conservancy easement.

    The Hobbit Houses came with a 15-page report detailing all the things protected on the property: not just the buildings themselves, but also the facade, landscape features and the interiors, including the custom furniture that Lawrence carved himself. Even the wallpaper can’t be touched.

    “Protections within a structure are very unusual. I’ve never seen anything like it,” Libow said.

    That means for renters, much of the furniture is included with the rent. The latest vacant unit — a two-bed, one-bath with a den — includes bar stools and a rocking chair that Lawrence carved.

    The house is wrapped in clinker brick, a term for when clay bricks are set too close to the flames when being fired in a kiln, giving them distorted shapes and colors. Such bricks were sometimes trashed in older architectural eras, but these days, they’re prized for the unique look they bring to buildings, and perfectly natural for Middle Earth architecture in Culver City.

    Inside, Lawrence’s sailing background shines through with nautical-themed interiors. A ship’s wheel serves as the chandelier, hanging above vertical-grain boat-plank floors that lead to a galley-style kitchen with a curvy bar.

    “The idea behind Storybook is to have something fanciful and whimsical, which involves movement rather than rectilinear rooms,” Libow said. “There’s barely a right angle on the entire property. Everything’s amorphous in shape.”

    There are no knobs to be found; doors open with hidden latches and levers. A built-in fold-down desk pops out in the living room. In the master bedroom, a “cat door” slides open to provide easy access for felines that hang around the property.

    The nine units range from 200 square feet to 1,200 square feet. The vacant unit, which spans around 1,000 square feet, hit the market a few months ago for $4,500 per month.

    It’s a high price for the neighborhood — most two-bedroom apartments nearby fall in the $3,000 range — but interested renters still swarmed.

    “These aren’t your typical tenants that need four walls and a sink. We get a lot of people in the creative industry,” Libow said. “You’re renting a lifestyle here.”

    Libow said like his own home, which serves as a regular stop for Hollywood tour buses, the Hobbit Houses are a regular resting point for people walking through the neighborhood.

    “Construction workers will walk by on their lunch to look at the turtles in the pond. It’s a break from reality, even if just for a minute,” he said.

    Libow and his property manager spend a lot of time on the grounds, looking for projects or small improvements they’re allowed to make under the conservancy. But for Libow, who bought it as a collector’s item as much as an investment, it’s a labor of love.

    “It’s not the most functional style of architecture, but it is the coolest,” he said. “It’s weird, but I’m weird myself. I connect with weird.”

  • A Woodland Hills nursery is turning into a cemetery. Some locals are fighting it

    Groves will turn to graves in Woodland Hills, where a developer has plans to redevelop Boething Treeland Nursery into a cemetery.

    The 32-acre nursery has grown trees and other plants for the San Fernando Valley for the last seven decades, but it sold last year for $3.96 million to Dignity Memorial, the nation’s largest funeral provider. The company is in the process of submitting plans to the city of L.A. to get approval for a cemetery and funeral home on the property.

    Some locals aren’t so ready for the change. The site is sandwiched between a trio of affluent communities — Woodland Hills, Hidden Hills and Calabasas — loaded with famous and outspoken residents.

    The region, known for its rolling hills and serene setting, has become a hot spot for rappers, athletes and Kardashians looking for privacy outside the bustle of L.A. Such peace has a price tag — homes there regularly fetch $10 million or more — so when the proposed development became public, residents started petitioning, claiming religious objections, traffic concerns or the fright factor of living next to a cemetery.

    More recently, the locals hired a law firm, Raskin Tepper Sloan Law, to push back on the project. On Monday, the firm sent a letter to the L.A. Planning Department urging the city to review the plans before giving it the green light.

    “We understand this represents a significant change for the neighborhood,” said Aaron Green, the project’s spokesperson. “We value being a good neighbor and look forward to open conversations as we move forward with our plans.”

    The site is sandwiched between a trio of affluent communities — Woodland Hills, Hidden Hills and Calabasas.

    Green said the cemetery will have a serene and garden-like aesthetic, complete with fencing and a landscaped privacy wall around the perimeter. Two buildings will be added: a storage facility and a space for celebration of life services. Memorials will take place only during the day.

    The developer will get construction and grading permits to make the property more walkable and add places for burials. The land is already zoned for use as a cemetery by right, meaning the process is expedited and doesn’t require any public hearings.

    Green noted that Dignity Memorial has already started speaking with local stakeholders, despite plans not yet being submitted.

    For some residents, that’s not enough. In response to mounting objections, the city of Hidden Hills released an update last month saying that the property is outside the city’s sphere of influence, and that since no new zoning is necessary, it doesn’t expect any public input in the process.

    No lawsuit has been filed, but the letter sent by the law firm claims that the project shouldn’t automatically be granted the zoning rights the developer claims it has. Instead, it argues it should go through a more rigorous approval process with a CEQA review that measures the cemetery’s potential impacts on the environment, traffic and the surrounding neighborhoods.

    “Dignity Memorial is attempting to sneak ‘by right’ approvals for their massive 32-acre cemetery without any public process or environmental review. Despite what may be months, if not years, of internal planning, Dignity has not shown a single site plan to nearby residents, businesses or schools,” said Scott J. Tepper, the attorney representing the residents.

    Tepper said the locals aren’t NIMBYs; they’re just asking for a more rigorous review process.

    In order for a project to receive the expedited timeline granted from zoning by right, it has to meet certain criteria that ensures it doesn’t disrupt the community. Green claims the cemetery plans meet all the criteria.

    For example, the city requires that any added buildings be at least 300 feet away from adjacent buildings in the surrounding neighborhoods. Green said the two buildings will be that far away.

    The city also requires security fencing around the entire property. Green said the fence and landscaped wall satisfy that requirement.

    That hasn’t stopped locals from weighing in.

    “Where was the process on this one?” wrote Helene Chemel under a Facebook post from Valley News Group, which has been reporting on the proposed development.

    Others are more welcoming.

    “The neighbors will be much quieter than the ones that would have been expected if the original plan had gone through,” wrote Alison Kenney, referring to earlier attempts to develop the property.

    In 1985, the Boething family proposed a 22-building complex with offices and condos, a 200-room hotel, and parking for 3,630 cars. The project was met with backlash and fizzled out.

    Plans ramped up again in 2017, with applications submitted for a 60,000-square-foot elderly care facility, 26 single-family homes and 95 small-lot dwellings for a total of 413,588 square feet of building space. Protests mounted again, and the plans never materialized.

    “Our family decided the nursery could not continue indefinitely, and neighbors made clear they did not want a large residential project,” said Bruce Pherson, chief executive of Boething Treeland Farms. “We felt Dignity Memorial was the right buyer and we knew a cemetery would be far less impactful.”

    Dignity will submit plans to the city next month. Upon approval, construction will start next year with the goal of opening the cemetery by late 2026 or early 2027.

    Green said that while public hearings won’t be necessary, the company will engage with neighbors once plans are submitted.

    “A cemetery is one of the least impactful, community-sensitive uses that can be proposed for this property,” he said.

  • California lawmakers pass SB 79, housing bill that brings dense housing to transit hubs

    California lawmakers just paved the way for a whole lot more housing in the Golden State.

    In the waning hours of the 2025 legislative session, the state Senate voted 21 to 8 to approve Senate Bill 79, a landmark housing bill that overrides local zoning laws to expand high-density housing near transit hubs. The controversial bill received a final concurrence vote from the Senate on Friday, a day after passing in the California assembly with a vote of 41 to 17.

    The bill had already squeaked through the state Senate by a narrow margin earlier this year, but since it was amended in the following months, it required a second approval. It will head to Gov. Gavin Newsom’s desk in October.

    One of the more ambitious state-imposed efforts to increase housing density in recent years, the bill was introduced in March by Sen. Scott Wiener (D-San Francisco), who stresses that the state needs to take immediate action to address California’s housing shortage. It opens the door for taller, denser housing near transit corridors such as bus stops and train stations: up to nine stories for buildings adjacent to certain transit stops, seven stories for buildings within a quarter-mile, and six stories for buildings within a half-mile.

    Single-family neighborhoods within a half-mile of transit stops would be subject to the new zoning rules.

    Height limits are based on tiers. Tier 1 zoning, which includes heavy rail lines such as the L.A. Metro B and D lines, allows for six- to nine-story buildings, depending on proximity to the transit hub. Tier 2 zoning — which includes light rail lines such as the A, C, E and K lines, as well as bus routes with dedicated lanes — allows for five- to eight-story buildings.

    An amateur map released by a cartographer and fact-checked by YIMBY Action, a housing non-profit that helped push the bill through, gives an idea of the areas around L.A. that would be eligible for development under SB 79. Tier 1 zones include hubs along Wilshire Blvd., Vermont Ave., and Hollywood Blvd., as well as a handful of spots in Downtown L.A. and the San Fernando Valley.

    Tier 2 zones are more spread out, dotting Exposition Blvd. along the E line, stretching toward Inglewood along the K line, and running from Long Beach into the San Gabriel Valley along the A line.

    Assembly members debated the bill for around 40 minutes on Thursday evening and cheered after it was passed.

    “Over the last five years, housing affordability and homelessness have consistently been among the top priorities in California. The smartest place to build new housing is within existing communities, near the state’s major transit investments that connect people to jobs, schools and essential services,” said Assemblymember Sharon Quirk-Silva (D-Orange County) in support of the bill.

    Other assembly members, including Buffy Wicks (D-Oakland), Juan Carrillo (D-Palmdale) and Josh Hoover (R-Folsom) voiced their support.

    Proponents say drastic measures are necessary given the state’s affordability crisis.

    “SB 79 is what we’ve been working towards for a decade – new housing next to our most frequently used train stations. This bill has the potential to unlock hundreds of thousands of new multi-family homes,” said YIMBY Action California director Leora Tanjuatco Ross.

    Critics claim the blanket mandate is an overreach, stripping local authorities of their ability to promote responsible growth.

    Assemblymember Rick Zbur (D-West Hollywood) argued against the bill, claiming it will affect lower-priced neighborhoods more than wealthy ones since land prices are cheaper for housing developers.

    The vote came a few weeks after the Los Angeles City Council came out against the bill, voting 8 to 5 on a resolution opposing it.

    Councilmember Traci Park, who co-authored the resolution with Councilmember John Lee, called SB 79 a “one-size-fits-all mandate from Sacramento.” Lee called it “chaos.”

    The resolution called for L.A. to be exempt from the upzoning since it already has a state-approved housing plan.

    The bill has spurred multiple protests in Southern California communities, including Pacific Palisades and San Diego. Residents fear the zoning changes would alter single-family communities and force residents into competition with developers, who would be incentivized under the new rules to purchase properties near transit corridors.

    However, support for SB 79 surged in recent days after the State Building and Construction Trades Council, a powerful labor group that represents union construction workers, agreed to reverse their opposition in exchange for amendments that add union hiring to certain projects.

    In a statement after the deal was struck, the trades council president Chris Hannan said the amendments would provide good jobs and training to California’s skilled construction workforce.

    Wiener, who has unsuccessfully tried to pass similar legislation twice before, said the deal boosted the bill’s chances.

    Residents of Chinese Camp are facing immense loss after fires destroyed their homes and belongings.

    Polina Ken, a Cambodian refugee who has lived in Chinese Camp for 10 years, described the moment she first saw the destruction.

    “The first time I see this my knee was shaking almost like I don’t know how to stand,” she said.

    Ken, who raised two sons on her own and now lives alone, finds losing her home unbearable.

    “The thunder came so loud,” she recalled.

    Her once-blooming garden is now covered in ash

    “My plants all burn out,” she said. “Everything burned.”

    Ken chose to live in Chinese Camp because of its history, which she says remains despite the destruction.

    “All of them burned down. Nothing left. Anybody that comes to take a picture, they call it ghost town, because nobody is here,” she said.

    Despite the loss of buildings, Ken believes the town’s history endures.

    “Buildings gone, but the history is still here,” she said. She now hopes to save up for a mobile home to rebuild her life once again.

    Roxanne Pfeiffer, a single mother with an 8-year-old son, is also starting over after the fire left little behind.

    “I have nothing else other than this,” Pfeiffer said, referring to her son’s tricycle, a sign of their former home.

    Having escaped an abusive relationship, Pfeiffer moved to Chinese Camp seeking safety, only to face new challenges.

    “I left with the shirt on my back that time. Now left with the shirt on my back again,” she said.

    Pfeiffer lost cherished memories of her mother in the fire.

    “My mom passed away, so I had a lot of memories from her. It’s all gone, though,” she said.

    She was waking up from a nap when the fire approached her property.

    “I saw a little, little smoke, but it was far away and in no time, it was here,” Pfeiffer said.

    What used to be a boat and a car are now melted by the fire.

    “I was like, oh, I’m just going to grab a couple of things. Let’s get out of here. I’m going to be back later. Well, I am back, but not in the condition I wanted,” she said.

  • Portland Man Charged With Assaulting Federal Officer Near ICE Facility – KXL

    PORTLAND, Ore. – A Portland man was charged in federal court Monday after allegedly assaulting a federal officer during a protest near a U.S. Immigration and Customs Enforcement (ICE) facility in South Portland.

    Devin P. Montgomery, 49, faces one felony count of assaulting a federal officer.

    Federal court documents allege that on Sept. 4, Montgomery was seen operating a drone in a federally restricted airspace near the ICE building. Federal Protective Service (FPS) officers reportedly warned him that drone flights were prohibited in the area due to a Federal Aviation Administration restriction.

    Authorities said Montgomery ignored the warning and continued flying the drone. When approached by officers, he allegedly became belligerent and cursed at them. After being arrested, Montgomery allegedly spit in an officer’s face.

    Montgomery made his initial court appearance Monday before a U.S. magistrate judge and was released pending further proceedings.

    The assault charge carries a maximum sentence of up to eight years in federal prison if convicted.
