    The Beverly Hills flagship showcases Roman craftsmanship and Hollywood glamour

    As the rest of the city geared up for the holiday season, Bulgari prepared to have its Los Angeles presence shine brighter than ever. 

    In late November, the Italian high jeweler unveiled its new Beverly Hills flagship on Rodeo Drive. Right on the corner where the famed street meets Brighton Way, Bulgari exudes cosmopolitan luxury that expertly blends its historical Roman DNA with Hollywood magnificence. 

    “Los Angeles has long been a source of inspiration for Bulgari, a place where cinematic glamour meets bold creativity,” Bulgari North America President Hervé Perrot shared in a statement.

    The 5,834-square-foot boutique is radiant on the shopping district corner. Inspired by Bulgari’s Fifth Avenue store in New York City, the façade features more than 1,000 Rosettas — a mesh motif that nods to the brand’s 1930s heritage bracelet.

    Inside, the Beverly Hills flagship pays homage to Bulgari’s craftsmanship. The main-floor ceiling flaunts the brand’s eight-point star symbol and a handmade gypsum Serpenti detail, a representation of eternity, rebirth and wisdom. Neutral tones, touches of gold and white marble further reference Southern California and Italy. The grand staircase channels the magnificent sunsets found in both regions. A curtain made by Venini from 1,400 glass elements encases the curved path.

    The main floor invites shopping for perfume, watches, handbags and fine jewelry offerings, while the mezzanine is dedicated to high jewelry. The curation of pieces showcases Bulgari’s most esteemed collections, including Serpenti, Octo, Divas’ Dream, B.Zero1 and Tubogas.

    By opening its new flagship just ahead of the 2026 award season, Bulgari primes itself for film and television’s top stars as they head to the industry’s most exclusive ceremonies throughout winter. Last year, the high jeweler turned heads at the Golden Globes when Zendaya dazzled in a Bulgari High Jewelry necklace with an oval Paraiba tourmaline and 48 carats of diamonds. Later in the season, Selena Gomez wowed in an elegant Old Hollywood look that paired an embellished, off-the-shoulder Ralph Lauren gown with Bulgari’s Shape of Matter High Jewelry necklace, pulling focus with a 10.16-carat diamond drop.

    The result is a neutral-toned café cozy, calming and intimate with warm lighting, an abundance of curved edges, a touch of sage green on tabletops and a bit of fun with a back-of-space pool table. Having traveled the globe for inspiration, LLLKC married Spanish, Italian and Japanese craftsmanship patterns that manifested as sculptural minimalism, a focus on stonework and ritual-driven hospitality.

    In the quest to develop LLLKC Beverly Hills, the team tasted more than 800 espresso roast profiles to find its right Italian-style match. For the perfect ceremonial grade matcha (poured from a hand-engineered tap system), it surveyed more than 700.

    The specialized menu features beverages you can scoop up and take with you on the go or sit and linger with for a while. Only a limited allotment of iced only salted brown butter lattes (a cosmopolitan mix of French butter, brown sugar from Okinawa, Japan) are served each day and the vanilla beat latte — which can be made with matcha or espresso — dazzles with vanilla bean imported from Madagascar.

    Meanwhile, the Yellow Rose (matcha or espresso) intrigues with its combination of saffron and rose water imported from Iran and the in-house crème made with bourbon vanilla bean. Other signature crème-topped beverages include matcha and Americano options and the Einspanner made with Brazilian sugar cane, vanilla and flaky sea salt. The latter two also come in mini sizes. 

    La La Land Kind Cafe Beverly Hills marks the seventh LLLKC in the Los Angeles area, but its first reserve location. Since arriving in L.A. in 2021, the Dallas-born concept has touched down from Santa Monica to Glendale.

  • UCLA is building a 19-story tower for students near the Westwood campus

    UCLA, which has been on a campaign to vastly expand student housing around its Westwood campus, is planning a new 19-story tower that 1,150 students can call home.

    Housing has long been a challenge for UCLA students, who have had limited options on campus and faced a pricey housing market in Westwood and nearby neighborhoods.

    In 2022, UCLA announced that it would become the first and only University of California campus to guarantee housing for four years to first-year students and two years for transfer students. The campus now touts housing as a selling point for students it hopes to attract.

    “Residential housing allows us to better ensure that every student gets a good start and is therefore more likely to be successful. So we wanted to give every student an option of having four years,” UCLA’s then-Chancellor Gene Block said in 2022. “That was the dream and it’s finally coming true.”

    The latest new housing complex, recently revealed in a draft environmental study, calls for a 19-story student housing building for UCLA undergraduate students at 901 Levering Ave., adjacent to the school campus.

    The proposed project would provide up to 1,150 beds within a combination of one-, two-, three and primarily four-bedroom units. The cross-shaped tower designed by Seattle architecture firm Mithun would include common courtyard and terrace areas oriented toward Levering Avenue, the study said. On-site parking for residents and guests would not be provided.

    Five existing university-owned apartment buildings with a total of 52 beds would be demolished to make way for the new building. Work could begin as early as next year and be completed by 2030.

    The 901 Levering Terrace tower would be the latest in a string of large student housing projects built by UCLA in recent years, including the 10-story Levering Place apartments next door and a 17-story tower across the street, real estate website Urbanize said. The university is working on another apartment building for 500 students on Gayley Avenue, set to be completed next September for $108 million.

    UCLA’s physical footprint of 419 acres is the smallest among UC’s nine undergraduate campuses and it sits atop some of the state’s priciest real estate, near Brentwood, Bel-Air and Beverly Hills.

    UCLA is also working on converting the former Westside Pavilion shopping center, two miles south of the university at Pico and Westwood boulevards into a research park that will house the California Institute for Immunology and Immunotherapy and the UCLA Center for Quantum Science and Engineering, as well as other science and medicine programs.

  • L.A.’s Architectural Treasures Shine in New Book – LAmag

    In his new book “Architreasures,” photographer Geoffrey Goddard spotlights architectural gems in Los Angeles and around the globe

    Sometimes you have to see your hometown through the eyes of a visitor to really appreciate it. Australian photographer Geoffrey Goddard put Beverly Hills’ landmark 1965 Union 76 station on the cover of his new book Architreasures: A Journey Through 20th-Century Architecture, recently released from Schiffer Publishing.

    His portfolio elevates our everyday background into high art and heightens our appreciation of L.A.’s artful tire shops, movie houses and bowling alleys to a proper perch, alongside the world’s great architecture.

    “The play on words encapsulates both the intrinsic value of preserving architecture and the process of finding and photographing buildings,” Goddard says. “Which takes on the thrill of a treasure hunt.”

    His startling image of the famously dynamic service station is joined by glamorous portraits of design icons from around the world, including Corbusier’s Villa Savoye in France and Frank Lloyd Wright’s Guggenheim Museum in New York.

    Goddard’s eye on L.A. mainly focuses on modernism in the years just before and after the Second World War and the challenges in preserving it. Thankfully, Art Deco returned to fashion in the 1970s and ’80s, and midcentury modern style has been on an uptick for the last few decades.

    His images of Deco towers like Bullocks Wilshire and Downtown’s Eastern Columbia building glowing in the bright L.A. sun capture a sense of optimism and enthusiasm. Goddard captured Googie landmarks like Pann’s Restaurant and the Downey McDonald’s at dusk just as the neon signs were coming to life and turning them into sculptures of pure energy.

    “Buildings carry immense cultural and emotional significance as symbols of our aspirations for the future,” Goddard says, “while, in turn, standing as totems of our past.”

  • Banc of California set to change L.A. skyline with downtown expansion

    Banc of California will raise its profile in downtown Los Angeles by putting its name on top of a skyscraper and nearly doubling the size of its offices.

    The Los Angeles bank’s expansion comes at a time when downtown office landlords have been struggling with high vacancies since the COVID-19 pandemic prompted a shift to remote work for many businesses.

    Banc of California has leased 40,000 square feet at 865 S. Figueroa St. and secured the rights to emblazon its name atop the 35-story tower just north of L.A. Live, the bank recently announced.

    “We moved our headquarters to Los Angeles two years ago because we believe in this city and in the power of the entrepreneurs and businesses that call it home,” Chief Executive Jared Wolff said.

    The bank used to be based in Santa Ana and is now headquartered in Brentwood.

    Its downtown offices are currently nearby in the Figueroa at Wilshire building, where the bank rents nearly 23,000 square feet, according to real estate data provider CoStar.

    The bank plans to move to its new offices downtown by the end of summer. The financial terms of its 11-year lease there were not disclosed.

    Banc of California’s growth in downtown Los Angeles follows recent expansions in Beverly Hills and New York City.

    In June, the bank moved its corporate office in New York to a prominent location on Park Avenue. In March, it expanded its corporate office in Beverly Hills with signage atop a 12-story building at 9701 Wilshire Blvd. on the corner of Roxbury Drive.

    The bank also has its name on a building next to the 405 Freeway on Olympic Boulevard.

    Prominent signs on its office buildings are important to the bank, a representative said, in part because the downtown tower will be visible during the 2028 Olympics and perhaps be part of skyline backdrops during coverage of the event.

    About a third of the office space in downtown’s financial district is vacant, according to real estate brokerage CBRE, about the same as a year ago.

    Many institutional investors, such as pension funds and insurance companies, have often been reluctant in recent years to make big bets on L.A. because the rapidly changing rules make it impossible to predict profits.

    Among investors’ concerns are public policies such as the United to House Los Angeles (Measure ULA) transfer tax on large real estate sales, and also temporary limits on evicting tenants that were enacted during the pandemic.

    Banc of California said it is now the largest independent bank headquartered in Los Angeles and the third-largest bank headquartered in California.

    “Expanding our presence in downtown demonstrates how committed we are to serving the Greater L.A. market,” Wolff said.

    The bank announced its results for the three months through September on Wednesday. It said its revenue climbed 5% to $288 million. It flipped to a net profit during the third quarter compared with a net loss a year earlier.

    “Given our attractive footprint and strong position in key markets, we believe we are
    uniquely positioned to continue this momentum,” Wolff said in a prepared statement with the earnings announcement. “Looking ahead, we see a good pipeline for the fourth quarter and remain confident that our disciplined approach positions us well to drive profitable, long-term growth.”

  • WDIV fires Hank Winchester: Police records detail allegations  – Detroit Metro Times

    Hank Winchester, the longtime WDIV-TV consumer affairs reporter who was placed on leave this summer while police investigated misconduct allegations, was recently fired from the station, and newly obtained records reveal the detailed allegations against him. 

    Winchester, 51, an Emmy Award-winning journalist who had been with WDIV since 2001, was accused of inappropriately touching a man at his Beverly Hills home while posing as a massage therapist, despite not having a license as required by state law, according to a police report obtained by Metro Times under the Freedom of Information Act. Police records show investigators seized cameras and other devices from his home after the alleged victim said he feared Winchester had secretly filmed him.

    The unidentified man waited nearly a month and a half to file a police report, and a blurred photo of him on social media shows him giving what appears to be a Nazi salute, according to Todd Flood, one of Winchester’s attorneys.  

    It’s unclear why Winchester was fired. WDIV didn’t return calls or emails for comment, and Winchester and his attorneys wouldn’t provide a statement.  

    A June 13 search of Winchester’s home, which involved police busting down his front door, uncovered no evidence that photos or videos were taken of the complainant. 

    According to the police report, the alleged victim first met Winchester on March 19 through Facebook Marketplace, where the reporter was selling a Ralph Lauren leather sleeper sofa. After the complainant and a friend showed up to Winchester’s home to pick up the sofa, Winchester struck up a conversation, telling the man he had been through a divorce “in the not so distant past” and was considering a career change. He offered the men bourbon, but they declined, the report states.

    Winchester was previously married to Jeff Grim. As of this summer, he was dating Oakland County Circuit Court Judge Jacob Cunningham. It’s unclear if they are still together.

    About a week later, Winchester reached out again, this time offering free massage therapy. Text messages later reviewed by police show Winchester portrayed himself as a sports medicine specialist and offered to treat the man and his friends.

    “I wanted to talk to you about my venture. I just wrapped [up] my massage therapy certification,” Winchester texted the alleged victim. “I need 75 more hours offering free work – you just need to sign in. That’s all. I specialize in sports medicine and know it could be beneficial for people like you or friends.”

    Winchester was not licensed to give massages, according to police and the Michigan Licensing and Regulatory Affairs.  

    The alleged victim agreed to a massage session on April 10. Because another space wasn’t available, Winchester invited him back to his home, where a massage table had been set up in the bedroom.

    The man told police he disrobed and covered himself with a towel. Winchester repeatedly asked if he wanted water, electrolytes, or bourbon, he said. During the massage, the man said Winchester inappropriately touched him in a way that was “not accidental.” The police report redacts the specific allegations. 

    When confronted, Winchester apologized, the man told police.

    The complainant said he then noticed what appeared to be recording devices: a small white camera on a dresser, a black cord dangling from the ceiling where a recessed light should have been, and possibly a third camera across the room. 

    He also claimed he saw what looked like a small camera attached under Winchester’s shirt with a red light illuminated. No such camera was ever found, and police did not locate a recording device dangling from Winchester’s bedroom ceiling. 

    “He now is beginning to freak out and wondering if he has put himself in a bad situation,” the report states, referring to the complainant.

    The alleged victim told police that as the massage grew “less therapeutic,” he decided to leave. He said Winchester blocked his path briefly and urged him to shower off the oil before going, insisting again that he take a drink. Feeling unsafe, the man declined and decided to leave, according to police.

    Before he left, Winchester asked the complainant “to sign a sheet of paper on the kitchen counter.” The man told police he signed his name, and there were “a couple other names” on the page.

    After he left, the complainant sent Winchester a text, asking him what massage therapy school he attends. Winchester evaded the question, saying, “Most learning is now online” and then sent the complainant a link to an online massage therapy program at Dorsey College in Madison Heights.

    Unsatisfied with the response, the complainant asked, “will you please tell me who your certification is through?”

    After getting no response, he added, “I feel uneasy about you not answering. Can you please explain,” according to the police report. 

    The next day, Winchester tried to call the complainant, according to the police report. The complainant responded in a text message, “Are you a massage therapist?”

    Winchester texted back, “If you have any further questions call my attorney, Mike Morse. Thank you.”

    The complaint responded, “Thought so. You’re a sick person, are you aware that you’re sick?”

    Police called the massage therapy school Winchester mentioned, which said the college prohibits its students from giving unsupervised massages. Police then obtained a search warrant in search of records from Dorsey College. It’s unclear what police found because that section of the report is mostly redacted.

    He also accused Winchester of stealing his ring, which he told police he put in his pants pocket when he removed his clothes for the massage. Text messages obtained by police show that Winchester, soon after the massage, told the complainant that he left the ring at his house. The man did not want to go back to get it, so Winchester mailed it to him.

    The alleged victim reported the incident to police on May 22. In a follow-up interview, he told investigators he felt “severely violated and wishes Hank would be held liable.” He said he was worried there may be other victims. 

    On June 13, five Beverly Hills police officers and two Oakland County sheriff’s deputies executed a search warrant at Winchester’s house. According to reports, they busted open his front door with a battering ram and seized five Blink cameras, an old Sony camcorder, laptops, an iPad, an iPhone, and a thumb drive, along with a piece of paper listing four names and phone numbers. One of those names matched the alleged victim, but police said the other phone numbers did not appear to correspond to the listed individuals, “and no one answered the phone, and no voicemails were set up” when cops called. 

    Police also found “sweat and oil splotches” on the massage table. 

    Images of the alleged victim did not appear on any of the seized electronics. Investigators said they discovered one photo and two videos that were taken around the time of the massage but the data had been “inaccessible.” However, text messages suggest the missing footage may have been taken before the complainant arrived. 

    The complainant initially told police he arrived at Winchester’s at “approximately 2 p.m.” In a text message, the man told Winchester he was running late and would not arrive until 2:45 p.m. The footage was taken at 2:04 p.m., 2:19 p.m., and 2:38 p.m.

    On Aug. 15, the Oakland County Prosecutor’s Office announced it would not charge Winchester. 

    “After a thorough investigation, which involved multiple interviews as well as searches of both the scene of the incident and electronic devices, the Beverly Hills Police Department presented their findings to our office,” Chief Assistant Prosecutor David Williams said. “On the facts of this case, it was concluded there was no cause to file any charges against Mr. Winchester.”

    Winchester responded with a statement: “I’m thankful this investigation is over. The allegations made against me were outrageous, unfounded and defamatory. Throughout my 24-year career in Detroit, my mission has always been to help the community I love, protect you from bad actors, and fight for justice. I will always fight for you — just as I’ve recently had to fight for myself.”

    At a news conference, Flood also provided excerpts of two polygraph tests Winchester voluntarily took in June and July. Both concluded “no deception indicated,” he said. While inadmissible in Michigan courts, polygraphs can influence charging decisions.

    Flood suggested the accuser had ulterior motives. At the news conference, Flood displayed a photo from social media that allegedly showed the complainant giving a Nazi salute. The man was not identified, and his face was blurred.  

    According to the police report, the complainant said he did not know who Winchester was before the incident. 

    WDIV initially placed Winchester on leave in June after learning about the allegations. 

    “As of this time, he has been placed on administrative leave. While the investigation is ongoing — we won’t make any further comments,” Vice President and General Manager Bob Ellis said at the time.

    After prosecutors declined charges, Winchester returned to work for about six weeks but wasn’t permitted to resume his “Help Me Hank” consumer investigations unit, sources said.  

    Ellis did not respond to Metro Times’s request for comment. 

    Winchester also resumed co-hosting his podcast with Kelly Stafford, the wife of NFL quarterback Matthew Stafford. Calling the ordeal “the worst nine weeks of my life” on his podcast, he said it was more painful than losing both parents, a battle with testicular cancer, and his divorce. He called the situation “insane and horrific and devastating.”

    “I will let you know that there was an allegation that was made against me by someone and police have a responsibility in these situations to investigate allegations,” Winchester said on the Aug. 18 episode. “But they should also take the time to investigate the person making the allegation.”

    Metro Times has been unable to track down the complainant because his name has been redacted.

    On Thursday, Stafford announced she was leaving the podcast due to her “mental health.” Winchester did not join her on the show.

    WDIV has not announced Winchester’s termination. His bio still appears on WDIV’s website. 

    WDIV has let other reporters return to work following allegations of wrongdoing. Reporter Kevin Dietz spent 30 days in jail for drunk driving and was allowed to return to work. In 2016, reporter Lauren Podell was suspended for allegedly using the n-word off air while talking with a coworker, but she was allowed to return until civil rights leaders demanded her termination. She resigned. WDIV personality Jason Carr was permitted to continue working after coworkers made a series of allegations against him, but he was eventually fired in December 2022 after a livestream rant. And meteorologist Brandon Roux continued working at WDIV after he conflated Amazon Prime Day with Juneteenth.

  • In Los Feliz, a Hearst heiress’s estate asks $21.5 million

    A Spanish Colonial-style mansion tucked in the hills of Los Feliz just hit the market for $21.5 million. If it gets its price, it would be among the neighborhood’s priciest sales ever.

    It’s owned by Lydia Hearst, great-granddaughter of newspaper magnate William Randolph Hearst, and her husband, actor-comedian Chris Hardwick.

    Sales north of $20 million are typically reserved for the tony enclaves west of the 101 Freeway — Beverly Hills, Bel-Air, Brentwood — but there’s a precedent for blockbuster deals in Los Feliz. Hearst and Hardwick set the neighborhood price record when they bought the home a decade ago for $11 million, and that record has been topped by several sales, including ones involving Angelina Jolie, who bought the famed DeMille estate for $24.5 million in 2017, and Brad Pitt, who sold his Craftsman compound two years ago for $39 million.

    Named the Victor Rossetti Residence after the banker it was built for in the 1920s, the house was designed by Paul R. Williams, the prolific, trailblazing architect whose architectural imprint can be seen across Southern California, including the Beverly Hills Hotel and the futuristic Theme Building at LAX.

  • California conservatives mourn Charlie Kirk

    Community vigils in California continued through the weekend to memorialize Charlie Kirk, the conservative activist who was killed by rifle fire during a Utah rally Wednesday.

    In San Francisco’s Noe Valley Park, some 80 people attended a Saturday afternoon memorial hosted by the county Republican Party. The San Francisco Standard reported the event included prayers, eulogies and placards promoting dialogue. At at one point, police officers watched from a distance.

    In Ventura County, the local Republican committee is planning a “Light in the Darkness” vigil on Monday night in Moorpark. The event, scheduled to begin at 6:30 p.m., is at Walnut Grove at Tierra Rejada Farms.

    Kirk, founder of the conservative youth organization Turning Point, was shot and killed while giving an address at a Utah university.

    The 31-year-old was popular among conservative groups on college campuses but controversial for his often deliberately provocative attacks against diversity programs and racial, ethnic and sexual minority groups.

    He had called the Civil Rights Act a mistake and recently tweeted that “Islam is not compatible with western civilization.”

    After his death, subsequent social media discourse in some sectors has become so divisive that some Utah officials called for people to log off and “go out and do good in your community.

    Despite the environment online, politicians and advocacy groups from across the political spectrum denounced the killing.

    California Gov. Gavin Newsom said he “admired [Kirk’s] passion and commitment to debate” and called his murder “sick and reprehensible.”

    A leading Muslim American civil rights organization said “the values that led us to oppose many of Mr. Kirk’s stances are the same values that lead us to condemn his murder and reaffirm that political violence is not the answer to even the most hateful rhetoric.”

    Among the vigils held or scheduled for Kirk locally were ones in Van Nuys, Beverly Hills, Rancho Palos Verdes and Huntington Beach. In addition, the Los Angeles Republican Party promoted an online event for Sunday, “Dignity Over Violence.” It is hosted by the political depolarization nonprofit Braver Angels.

    In Moorpark, organizers were expecting hundreds to attend the Monday vigil at Walnut Grove at Tierra Rejada Farms.

    Richard Lucas III, chair of the Ventura County Republican Party, which is putting on the event, said Kirk plainly spoke the truth on issues, including the 2nd Amendment and when life starts, in the process making himself “near and dear to so many people.”

    He said he expects the vigil to include prayers, the pledge of allegiance and lots of tears.

    “Pray for peace, pray for love,” Lucas said. “We know political parties don’t always see eye to eye, but any result of violence is unequivocally unacceptable, especially political violence.”

  • Beverly Hills Pushes Back on Trump Crime Claims

    Beverly Hills officials dismiss Trump’s claims that residents leave their cars unlocked to prevent damage from thieves

    This week, the city of Beverly Hills responded after President Donald Trump claimed residents intentionally leave their cars unlocked to avoid damage from thieves.

    Trump claimed residents in the wealthy neighborhood take extreme measures to protect property while speaking in the Oval Office about crime in U.S. cities. “They leave their trunk open for their car because they know they’re gonna be vandalized,” Trump said. “They don’t want the trunk ripped off in order for them to steal what’s in the bag. They leave the doors open, so when they go in to steal the radio or whatever they take, that they don’t rip off the door.”

    Trump made this comment as he defended his decision to deploy National Guard troops to cities like Los Angeles and Washington D.C., under the claim that local leaders failed to restore order.

    California Attorney General Rob Bonta dismissed Trump’s claim, saying, “Unfortunately, he doesn’t make fact-based, evidence-based decisions. He has an agenda.”

    In a statement, Beverly Hills officials responded, saying they are not aware of residents leaving vehicles unlocked or open to prevent damage from thieves. Police data shows overall crime in the city increased in 2022 and 2023, but decreased in 2024.

    This is not the first time Trump has singled out Beverly Hills. He made similar claims about crime at a Republican National Convention event in Orange County, failing to cite law enforcement sources in both cases.

  • Tinder co-founder buys Walk of Fame property in Hollywood

    Tinder co-founder Justin Mateen has invested in Hollywood with the $69-million purchase of retail property near the legendary TCL Chinese Theatre on Hollywood Boulevard.

    In a bet on the future value of local real estate, Mateen and his brother Tyler bought the Hollywood Galaxy shopping center and the historic Petersen Building next door.

    The purchase comes at a time when most institutional investors such as pension funds have stopped acquiring property in Los Angeles. Values of many buildings in the region, including office skyscrapers, have fallen in recent years as the loss of tenants that started during the pandemic and other factors have driven down sale prices.

    The Mateens, however, see this as an opportunity. They bought prominent properties in Beverly Hills and Westchester last year and are now stakeholders in Hollywood.

    Justin Mateen is known for being a co-founder of popular dating app Tinder but is also a solo venture capitalist through his JAM Fund. He and his brother have a strategy to invest in their hometown of Los Angeles during a cooling commercial real estate market because they expect the region to bounce back in the years ahead.

    “I’ve always been a contrarian investor,” he said. “Whether it’s startups, public markets or real estate, I take the long view and hold through cycles for forever. While others are pulling back from cities like L.A., we’re doubling down. Its resurgence feels inevitable.”

    The Mateens plan to spruce up the Hollywood property sold by Federal Realty Investment Trust and seek tenants who want to interact with the millions of tourists who visit the blocks around the intersection of Hollywood Boulevard and Highland Avenue annually.

    The three-story Hollywood Galaxy shopping center, which was completed in 1990, is nearly 80% leased to tenants including Target and LA Fitness. The remaining space could go to a high-profile business such as Nintendo or Lego that wants to create an interactive, immersive attraction for Hollywood visitors, Tyler Mateen said.

    The brothers are looking for tenants “who benefit off heavy foot traffic and value a large format with visibility,” he said. That might also be a flagship store for a big brand such as Nike, Adidas or Sephora.

    The Petersen Building at Hollywood Boulevard and Orange Drive, which is also part of the deal, was built in 1929 as the home of a Cadillac dealership. It’s now occupied by a Marshalls department store and La La Land souvenir shop.

    Last year the Mateens and their partner Pouya Abdi bought Wilshire Rodeo Plaza, a five-story office building at Wilshire Boulevard and Rodeo Drive in Beverly Hills. They are in the process of signing new retail tenants for the building and planning a rooftop restaurant.

    The Mateens also bought the HHLA entertainment center in Westchester near Playa Vista last year and are in the process of refurbishing it. Among its new tenants will be Meow Wolf, an immersive entertainment firm.

    All three properties are in high-profile locations where it is difficult to develop new projects, Tyler Mateen said. “We want to own assets that you can’t build again and that the market can’t ignore.”

    Kanye West copped a new $35M Beverly Hills mansion hinting at big plans for the property, but neighbors call it “delusional”.

    While Kanye West is with his wife Bianca Censori frolicking throughout Japan, he manages to sell his gutted Malibu mansion. After tearing out the interior but failing to begin upgrades, West sold the $53M beachfront property for only $21M. Selling the house for a 60% loss probably wasn’t ideal for West, but most of his business dealings aren’t.

    According to TMZ, Ye has already snatched up another nearby property in Beverly Hills, California. This time, Yeezy forked out $35M for a lavish 11-bedroom, 20k-square-foot, 7-arce property.

    Kanye couldn’t contain his excitement and took to Instagram to share a pic of the property with “Droam” written across it. Allegedly this was a hint that Kanye plans to build a city within Beverly Hills on the property. TMZ reached out to his neighbors to get their thoughts and they immediately labeled the idea “delusional.”

    Ye has mentioned the idea in several interviews and previously built domes in Los Angeles before police shut down the operation. Also, his neighbors say they hope he is traveling so much he’s never home to attempt the plans. It sounds far-fetched that Ye would succeed in building a city inside the luxurious Beverly Hills area however he’s pulled off far more insane feats.

    First, it was a driver of a sedan slowing down to a crawl and pointing as they passed the Spanish-style mansion, draped in elm leaves and hidden behind a privacy fence.

    Then came a group of teenage girls running out of a van for selfies, followed by bikers, who stopped to see what all the ruckus was about. In the end, they all had the same question.

    “Is that the right house?”

    In recent weeks, the quietude of this affluent Beverly Hills neighborhood has been filled with the buzzing of tourists and true crime fanatics all swarming to peek at the infamous Menendez mansion on Elm Drive — where two brothers murdered their parents in 1989. The case has received renewed attention after a Netflix show and documentary profiled their case and L.A. County Dist. Atty. George Gascón announced he recommends they be resentenced after new evidence that they had been molested by their father came to light, which could make them eligible for parole.

    In just the last month, Beverly Hills police officials say, officers have responded to 18 calls for service related to noise complaints and trespassing concerns around the mansion.

    “There’s people all hours of the night,” said Elm Drive resident Mindy R., who declined to provide her full name out of concern for her safety because of all the recent visitors. “People are getting out of their cars, blocking our driveway.”

    Now she and her neighbors call the police and tow companies to manage the crowd. It was nothing but the occasional tour bus through the neighborhood before, Mindy said.

    “I didn’t register that [the mansion] was across the street from me,” she said of when she first moved in a few years ago. “It’s been pretty quiet until the Netflix show came out.”

    In September, Netflix released its dramatization of the case, “Monsters: The Lyle and Erik Menendez Story,” as the latest chapter in its true crime anthology series. A two-hour documentary featuring new audio interviews with the siblings, “The Menendez Brothers,” was released by Netflix a month later. The scripted show and documentary introduced a new generation to a case that had their parents and grandparents glued to television screens during the first trial in 1993.

    The trial, one of the first of its kind to be televised, created an appetite for a new American genre: true crime. The nation was engrossed in the tale of these two charismatic yet troubled young men who seemed to have it all between wealth and looks before they violently snapped, taking their parents’ lives with shotguns.

    The renewed celebrity status of the house has since become a goldmine of viral content for TikTokers who film the mansion and rehash the gruesome details of the murder scene for online audiences or raise the idea of a haunting.

    “This psychic visited the Menendez home. Do you see what I see?” says the caption of one TikTok video that has been viewed more than 2.5 million times, as it zooms ever closer to an upstairs window to suggest a shadow of Jose Menendez’s face.

    Natalie Gardena, a surgical technician from Pomona, said she’s seen content creators hopping the fence on social media to take photos on the porch to re-create a picture of the brothers standing in front of the mansion.

    The 25-year-old visited the mansion on Wednesday on her day off from work and said she was initially drawn to the home by her morbid fascination with true crime documentaries — she had also visited Benedict Canyon in Beverly Hills where the Manson murders happened. But watching the scripted Netflix series also caused her to sympathize with the brothers’ experiences of alleged abuse under their father.

    “The system just failed them,” Gardena said. She thinks it was unfair that the trial focused on the brothers’ spending spree after the killings without fully acknowledging the sexual assault allegations. “If they were sisters, they would have been out long time ago. But since they’re men, no one believed men could be sexually abused back then.”

    Though the mansion is no longer owned by the Menendez family — it was sold for $17 million in March and is vacant as it undergoes renovation — that apparently hasn’t stopped its appeal at home or abroad.

    On a recent Wednesday afternoon, visitors were walking or driving by the home virtually every minute. Among them were tourists from France and South Africa who stopped by to take pictures of the mansion’s front-facing facade and the residence’s numbers on the driveway.

    “In Italy, the show is very popular,” said Fabrizio Serra, a 23-year-old who was visiting Los Angeles and decided to include the Menendez mansion on his itinerary. “It’s fascinating to visit this place … something that you always see on the screens … you have the opportunity in real life [to see it].”

    For others, seeing the residence brings up a deep sense of personal loss and grief.

    Rebecca Hecht, who went to Beverly Hills High School a year ahead of Erik Menendez, lives about a mile away from the home and was walking by the house with a labradoodle on a recent afternoon.

    “I just feel a very heavy presence being here,” Hecht said. “It feels very ominous on the street.”

    Her brother Adam taught Erik tennis, she said. The same summer the murders happened, Adam also mysteriously disappeared — a case that’s never been solved.

    “In 1989, I believe I lost three brothers,” said a tearful Hecht, who still can’t believe that a schoolmate of hers has been in prison for decades. “I understand what they went through, because I grew up in this town, I had a very similar father to them. But the abuse was far worse that they went through.”

    With the renewed attention drawn to the case, she finally mustered the courage to watch the entirety of the Menendez trial on YouTube. And while she doesn’t condone murder, she believes they deserve a second chance because of the alleged abuse.

    “They’re model citizens in prison, and strangely, ironically, prison was probably a better life for them, and that’s why they were able to thrive,” Hecht said.

    As for the Netflix show, Hecht said it’s too personal to watch it.

    But she hopes the media attention has swayed the public’s and officials’ opinions in favor of the brothers.

    “I think any publicity is good publicity. I do think there’s a firestorm of attention right now, and I believe it’s pushing in the direction of their release,” she said.

    UCLA sports benefactors Nahum and Alice Lainer have listed their Beverly Park estate for $26.5 million, marking the first time the property has gone up for sale.

    The Lainers built the roughly 8,000-square-foot home at 28 Beverly Park Terrace in 1995, one of the first houses constructed in the gated community that’s home to celebrities such as Adele, Rod Stewart, Denzel Washington and Justin Bieber.

    Coldwell Banker Realty’s Steve Frankel, who has the listing, described the property as Palladian and reminiscent of a Tuscan villa.

    The Mediterranean-style home sits on a 2.7-acre lot with four beds and seven baths. A pool, gardens, fruit trees and enough space for 10 cars are among the estate’s amenities.

    Frankel, who spoke with The Real Deal Friday morning just ahead of showings at the property, said it has attracted strong interest.

    “We are getting so much activity on it because we are priced right,” Frankel explained. “For you to be able to buy into Beverly Park at this price point is rare and hasn’t happened in years.”

    Last year, Mark Wahlberg’s home in the gated neighborhood sold for $55 million, after originally asking nearly $88 million in 2022. Sylvester Stallone sold his Beverly Park mansion last year to Adele for $58 million. The home originally listed for $110 million in 2021.

    Most recently, a 16,000-square-foot mansion at 51 Beverly Park Way, with a $48.5 million ask, went into contract. In May, a 28,500-square-foot mansion at 73 Beverly Park Lane was listed for $89.9 million. There’s also the 23 Beverly Park Terrace home owned by Rod Stewart, which hit the market last June. It saw a price cut to $74 million in February before being taken off the market, according to Zillow.  

    Their home listing is the latest real estate move this year by the Lainers.

    In March, the two paid $7.8 million for Unit 20C at the Wilshire House in what marked, at the time, Los Angeles County’s priciest condo sale. The 5,400-square-foot unit spans the entire floor of the ritzy luxury tower and has three beds and five baths.

    The philanthropic couple are long-time supporters of UCLA’s athletic program. They met while earning their undergraduate degrees at the school and cheered for the Bruins basketball team on their second date. Their contributions to the college include establishing a UCLA men’s basketball scholarship program in 1990 and going in with a group of other supporters on a fund focused on recruiting top coaching talent. 

    In recognition of their gifts, UCLA’s athletic director’s formal job title is The Alice and Nahum Lainer Family Director of Athletics.

    “Million Dollar Listing Los Angeles” star Josh Flagg is under contract to purchase the Trousdale Estates home of Charlie Puth, The Real Deal has learned.

    Flagg, an agent with Compass, negotiated for the singer-songwriter’s Beverly Hills Mid-Century Modern home in an off-market deal, according to sources. The price was not disclosed.

    The “We Don’t Talk Anymore” singer paid $9 million for the 4,439-square-foot property in 2017.

    Puth originally placed the four-bed, four-bath home at 1875 Carla Ridge on the market in November 2023 with a nearly $17 million ask. It saw a series of price reductions throughout this year, with the most recent ask at just under $11 million before the listing was pulled from the market in July.

    Flagg did not respond to a request for comment late Tuesday.

    Architect Rex Lotery built the 1965 home, according to listings for the property. It comes with history, having served as a gathering place for advisers to President Ronald Reagan and socialite Janet de Cordova and her husband and “The Tonight Show with Johnny Carson” producer Fred de Cordova.

    Carla Ridge, if closed, would add another notch in Flagg’s expanding real estate portfolio.

    He currently resides on Strada Corta Road in Bel-Air’s lower East Gate, often referred to as Old Bel-Air. 

    Flagg also bought 605 North Alta Drive in Beverly Hills in 2018 for just under $6 million, according to property records. He sold the property in 2022 for $8.1 million.

    In addition, Flagg purchased 710 North Bedford Drive in Beverly Hills, paying $8.4 million for it in 2022.

    Beyond Los Angeles, Flagg spent $4.3 million, with business partners Adam Rubin and Andrew Shanfeld, for 4727 North Bay Road in Miami. He’s also said to be eyeing multiple properties in New York with his father Michael Flagg.

    Man dead after fatal stabbing in Beverly Hills

    Police are investigating the events that led up to a fatal stabbing Saturday in Beverly Hills.

    Detectives say initial reports indicate there was a confrontation between two men near the intersection of Spalding Drive and Charleville Boulevard.

    A witness who asked not to be identified tells NBC4 that the injured man police arrested allegedly tried assaulting a father with a little girl near that same intersection.

    “He had a baby in his arm and being attacked by an assailant was clearly a situation that we couldn’t just drive away from, so we pulled up right in front of them,” said the witness, who intervened. “He was not present, he was having some kind of psychotic break, and so it was kind of scary.”

    The witness says as soon as he pulled over his son jumped out to help the father and child – he then saw the man with a deep cut on his face turn his attention to his car and said he tried grabbing his dog.

    “I reached back, grabbed her, and then was pulling her back, but he wouldn’t let go, so I was pulling her, he was pulling her, and then I started punching him because I was yelling at him to get out of my car.”

    The witness says during this time his car slowly rolled into a yard on Spalding– and saw the injured man stumble away towards a nearby home. He added that he did not see how the fatal stabbing happened.

    The man with the stab wound was taken to a hospital where he later died, according to authorities.

    Police have not released the identity of that man and say the other person involved in the confrontation is cooperating with investigators.
