  • Harambee Holiday Market brings community together for two days of local shopping

    DENVER — Inside New Hope Baptist Church in Denver, the main hall filled with color, conversation and the scent of handmade goods as more than 30 Black- and Latino-owned small businesses gather for the second annual Harambee Holiday Market.

    The two-day event, hosted by the AYA Foundation, is designed to celebrate community, culture and entrepreneurship, while creating an affordable way for small businesses to reach new customers during the holiday season.

    “Harambee means ‘all pull together,’ and that’s exactly what’s happening here,” said Tonoa Manuel, chief operating officer of the AYA Foundation. “We’re a community foundation that supports economic mobility through small business and entrepreneurship.”

    Manuel said affordability is at the center of the market’s mission. Many pop-up markets and festivals charge booth fees in the hundreds or even thousands of dollars, a cost that can be too steep for new or growing businesses.

    “It costs $50 for these vendors to set up for two days, and that’s it,” Manuel said. “We’re not here to make money. We’re here to support small business and give them the opportunity to be seen, heard and valued by the bigger community.”

    The market features everything from books and jewelry to handmade bags, quilts, teas and skin-care items. Many of the items are rooted in culture and tradition.

    “We have handmade quilts. We have bags from Africa,” Manuel said. “These are things you’re not going to find on Amazon or in a local chain store. That’s the beauty of shopping small.”

    For Sandra Guilford, owner of Miss G’s Reading Emporium, the market is a chance to bring culturally representative literature directly to families. Guilford runs a mobile bookstore specializing in books by Black authors and stories that reflect the lives of the children she once taught as a fourth-grade teacher.

    “When I retired, I decided that I would try to find books by Black authors and sell the books by Black authors that represented our kids in a good light,” Guilford said. “Some people hear about me from somebody else, but then it’s hard for them to find me. Events like this help us get our name out there. We buy things from each other, we talk to each other, it’s a community.”

    Guilford also keeps her books priced affordably. An important aspect of this market is to also be more affordable for the consumer in comparison to the average pop-up market.

    “I try to keep everything under $20,” Guilford said. “Books are really needed, and all kids should have books at home with characters that look like them.”

    In a neighboring booth, Farnosh Family, founder of Sun Ghee, demonstrated samples of her infused clarified butters. She says the product brings people together through flavor and tradition. This is her second year as a vendor.

    “We make infused flavors like chives and parsley, rosemary and sage, or even cinnamon and ashwagandha,” she said. “This is a great way to get in front of new people, especially those looking to support local.”

    Family said the market’s diversity is part of what makes it stand out.

    “There’s so much represented here; books, apparel, handbags, lotions, teas,” she said. “If you’re looking for something different than what you’d find in a big-box store, this is where you should go.”

    The AYA Foundation hopes the market continues to grow into a larger expo, giving even more entrepreneurs access to customers and opportunities.

    “There are a lot more Black and brown businesses than people realize,” Manuel said. “Events like this allow you to have access to that, and every dollar spent here stays here. Every connection made helps build long-term economic mobility.”

    The Harambee Holiday Market runs until 8 p.m. Friday and from 10 a.m. to 7 p.m. Saturday at New Hope Baptist Church and admission is free.

    Besides the upfront price tag, there’s a good reason most electric vehicle drivers own single-family homes.

    If you have a garage or carport, it’s easy enough to replenish an EV battery with a standard outlet or a faster “Level 2” home charger. Besides convenience, recharging at home also unlocks steep cost savings, allowing EV owners to avoid the high price of visiting the gas pump or fast charger once or twice a week. 

    A new initiative aims to bring the same benefits to Denver’s less wealthy apartment dwellers. On Thursday, Mayor Mike Johnston joined a ribbon-cutting for a bank of six chargers outside Sienna at Sloanes Lake, a former 1940s-era dorm for nurses converted into an affordable apartment complex.

    “It used to be that if a vehicle was electric, only some folks could afford it,” Johnston said. “No one is more likely to want to use an electric vehicle than someone who’s living in affordable housing.” 

    The average price of a new EV is around $58,000 in the U.S, which remains far out of reach for most low-income families. Colorado, however, offers programs to help less wealthy residents afford EVs. And since plug-in cars quickly lose value, pre-owned electric cars and trucks are now almost as cheap as used cars powered by fossil fuels, according to recent sales figures published by Cox Automotive.

    Apartment chargers could unlock a new category of potential EV buyers. It could also help places like Denver reach closer to its climate goals as the federal government withdraws support for climate-friendly technology.

    The project, however, wasn’t financed by the city. Koelbel and Co., the developer behind the affordable housing project, built the chargers by contracting Buzze, a company focused on installing EV plugs at commercial and multifamily properties. Xcel Energy also offered rebates to subsidize the plugs.

    The same collaboration has plans for similar charging setups across the Mile High City. Over the next year, Buzze plans to install 600 chargers in Denver, putting a majority at or near affordable housing projects, according to Aaron Lieberman, the company’s founder and CEO.

    Lieberman started the company after buying his own electric car. At first, he didn’t own a garage charger, which left him planning errands around unreliable and expensive public fast chargers, where recharging can cost $20 to $45 per session. Once an electrician installed a plug at home, he said EV ownership became “a dream.” 

    “That’s the dream that’s being made possible for everybody who lives in this development,” Lieberman said.

    Colorado is an especially favorable environment for EV charging companies

    It’s clear there are plenty of Colorado drivers willing to at least try all-electric driving.

    On Wednesday, Gov. Jared Polis’ office announced that 32% of new vehicles registered in the state in the last quarter were electric, according to the latest report from the Colorado Automobile Dealers Association. 

    Sales surged nationwide as drivers rushed to claim the federal EV tax credit before it expired on Sept. 30. Colorado, however, not only set the pace for the highest EV adoption rate in the nation between July and September, surpassing California. It also set the highest single-quarter EV adoption rate ever recorded in any state.

    Colorado drivers have now registered more than 210,000 EVs, according to state data. More than 55,000 are plug-in hybrids, which can drive short distances on a battery before switching to a gas- or diesel-powered motor. The other 155,000 are battery-electric vehicles demanding either overnight charging or visits to public fast chargers. 

    Xcel Energy, Colorado’s largest power provider, has also made EV adoption a priority. In 2024, it won approval for a $264 million plan to offer EV purchase rebates and subsidize EV infrastructure. The utility now offers up to $20,000 to offset the cost of each charging port at an apartment, with additional support available in less wealthy communities.

    Robert Kenney, the president of Xcel Energy’s Colorado division, said the utility is investing more than $80 million to help commercial customers, like apartment complexes, design and build EV charging stations.

    “The future of transportation is electric, and that future has to be accessible to everyone,” Kenney said.

    It’s still way cheaper to charge an EV in a privately-owned garage

    Residents using the new Buzze charging station will pay between 35 cents to 40 cents per kilowatt hour. Since most standard EV batteries hold between 60 to 100 kWhs, recharging a car to full capacity should cost roughly $30.

    That’s far more than it costs to recharge an EV in a garage. In Colorado, Xcel Energy currently charges residential customers around 15 cents per kWh, so topping off a battery would cost roughly half as much as using one of the Buzze chargers installed at the apartments.

    Lieberman said the extra cost helps pay for physical infrastructure and software behind the charging system. Even though it’s more expensive than home charging, it’s still cheaper than high-powered fast chargers owned by companies like Tesla and Electrify America. 

    “And all of it beats gas without the oil changes and everything else,” Lieberman said.

    DENVER — Low-income families in Denver are getting some housing help with the opening of new income-based apartments on the Mosaic Community Campus.

    Archway Community on the Mosaic Community Campus opened on what was part of the former Johnson & Wales Denver campus. It consists of four buildings with a total of 154 apartments.

    Archway Communities acquired the residence halls through a partnership with the Urban Land Conservancy, which worked with the Denver Housing Authority and Denver Public Schools to split up the buildings on campus for different uses.

    Dominique Tillman and his family were among the first to move into the new development. He said there is never a dull moment with his wife, three daughters, and a dog.

    With a big family, Tillman is more grateful for the additional space now than ever.

    “It’s a lot bigger. It’s peaceful, it’s quiet. Girls got room to move around, and it’s just great. There’s great people around. It’s great to be around and see the positive energy that’s coming through this place,” Tillman said.

    Tillman said a three-bedroom apartment in Denver that is not income-based would be expensive compared to his current rate.

    “You know, most places for a three-bedroom, two-bath is probably going for average on the low end, $2,700 to $3,500,” He said. “We pay $2,000 for everything included.”

    Archway said construction is pretty much wrapped up.

    “We’ve taken 400 dormitories and converted them into 154 affordable apartments for families and individuals,” Georgeanne Barrett, the director of communications with Archway, said.

    Barrett explained that the apartments offer services like a food pantry, access to mental health services, and after-school programming for kids. Residents of the Mosaic Campus also have endless opportunities.

    “We’re also able to partner with the other campus partners, which include the Denver School of the Arts, where we’re sitting at dirt coffee work options St. Elizabeth school and Emily Griffin’s Technical College,” Barrett said.

    Fort Worth is considering using tax-payer supported bonds to increase the city’s supply of affordable housing.

    The proposal is still in the early stages, but it’s one of several the city is considering as it prepares for its 2026 bond campaign.

    The city’s neighborhood services department is asking for $100 million to support a series of strategies outlined in a 2023 report on Fort Worth’s housing crisis. These include down payment assistance, subsidized apartments, increasing support for residents experiencing homelessness and purchasing land for affordable developments.

    The report revealed that a household earning the city’s median income could not afford to buy a home in most of Fort Worth.

    The city is in the early stages of planning its 2026 bond campaign and will need to weigh the proposal against projects to support road construction, park expansions and public safety, said Christianne Simmons, who leads the city department in charge of planning, budgeting and data analytics, in an email to the Star-Telegram.

    The city has the ability to borrow up to $800 million in the 2026 bond, according to Simmons, however, it’s not clear if will use all of its capacity.

    The city is compiling the list of possible bond projects and plans to have a preliminary list sometime in October, she said.

    Any bond proposal would have to be approved by voters in the May 2026 bond election.

    Members of the Fort Worth City Council appeared to support the idea at a work session Tuesday.

    The city has done a great job using bond money to support police, firefighters and parks, and this is another tool it can use when it comes to housing, said council member Chris Nettles, whose represents part or east and southeast Fort Worth.

    Council member Jared Williams, whose district includes the Como neighborhood and parts of southwest Fort Worth, echoed Nettles’ sentiments.

    He said the bond could create opportunities for generational wealth at a time when a lot of Fort Worth residents are “asset limited.”

    This would be the first time Fort Worth has used bond funds to support affordable housing, but it wouldn’t be the first time the tactic has been used in Texas.

    Austin, Dallas, Denton, Houston and San Antonio have used bond propositions to build new housing or help residents repair the homes they already have.

    The bonds have also spurred investment from private developers with a study of Austin’s bond programs showing developers kicked in $6 for every $1 spent by the city. In San Antonio, that ratio was 9 to 1, according to a city of Fort Worth report.

    Dallas is among the nation’s leaders when it comes to converting old office buildings into living spaces.

    Big D ranks No. 3 in the number of former offices getting the home-makeover treatment, according to a recent report by RentCafe, a nationwide apartment search website. The city is breathing life into 3,163 new apartments this way.

    Dallas placed third after two East Coast metros in the 2024 office-to-apartments pipeline: Washington, D.C., with 5,820 units and New York City with 5,215. 

    Bryan Tony with the Dallas Housing Coalition said RentCafe’s findings are “incredibly promising.” Downtown’s amenities are a major draw to young professionals and urban dwellers.

    “The more office-to-residential conversions that can take place here, the more attractive our downtown living experience and our housing affordability will be,” Tony said. “Right now we know that Dallas is becoming increasingly unaffordable, so the only way to combat that is add to our housing supply.”

    The coronavirus pandemic upended the way that people work in Dallas and countless other cities worldwide, with many now clocking in from home rather than reporting to a traditional workspace. Another recent study found that the January occupancy rate in Dallas-area offices was 34.2% lower than it was pre-COVID-19.

    At the same time, home prices have soared in North Texas in recent years, pricing out many would-be buyers.

    Dallas’ leading adaptive reuse projects include the former Oncor building, with 330 units, and the Bryan and Renaissance towers, with 425 and 500 units, respectively, according to a RentCafe news release.

    Tony noted that to keep up with housing demand, Dallas needs to develop 100,000 units by 2033. It’s crucial to get moving quickly on that goal. Also important: not leaving out low-income residents.

    Nearly half of Dallas renters are forking over more in housing costs than they can afford, he said. It’s unclear how many of the adaptive reuse spaces downtown will fall under the “affordable” umbrella, but Tony believes that these transformations are a step in the right direction.

    “Dallas right now as a whole, we have been affordable before, but we’re at risk of really becoming unaffordable,” he said, adding: “Those gaps are becoming more apparent.”

    Advocates had been pushing to see $200 million allocated to housing in the upcoming bond package. In a straw vote last week, City Council was prepared to approve only $61 million toward that goal.

    Many residents may soon be forced to move because of pricey housing, Tony said. Loads of jobs are located in Dallas, so he hopes that more housing will become available in and around the urban core to attract and retain talent.

    “We want to keep that competitive edge as a city,” he said.

    Jennifer Scripps, president and CEO of Downtown Dallas Inc., noted that at the same time that some companies are downsizing their space, Dallas is welcoming hundreds of new residents each day. In fact, the Dallas-Forth Worth region counted more newcomers between 2021 and 2022 than any other metro nationwide: nearly 170,400 additional residents.

    But converting break rooms into bathrooms won’t necessarily be easy. Scripps pointed out that it’s challenging to reconfigure these spaces, pointing to factors like plumbing, additional toilets and other considerations.

    Scripps said she’s toured properties that were converted a decade or so ago that have held up well.

    “When people think about housing in Dallas, the kinds of apartments we offer in downtown, it wasn’t always the kind of apartment stock people were used to,” she said. “So we’ve had to kind of reinvent our apartment market downtown over the last 15 years, and now I think it’s showing lots of signs of health as we’ve had transplants from the coasts moving in, and a real demand that has been sustained.”

    Scott Goldstein with Downtown Dallas Inc. noted via email that newer conversion projects tend to land in the luxury realm, with prices as high as $4.16 per square foot. But older conversion-project units may not necessarily break the bank, with some costing as low as $1.71 per square foot, he said.

    Over the past couple of decades, downtown Dallas has also introduced more than 20 acres of green spaces, Scripps said. That’s good news for residents who need to walk their pups. And Dallas today is a national leader in greening its downtown with a veritable “portfolio of parks.”

    Plus, the area is home to tons of cafes and restaurants, as well as services including tailors, dry cleaners and optometrists.

    Many people want to work near where they live, Scripps said.

    “By attracting highly qualified professionals and people who work in a variety of businesses that we have downtown …,” she said, “by having a healthy, diversified economy and attractive housing and high quality of life, it’s ultimately what all of this stuff is about, right? That we will have a healthier, safer and more vibrant downtown.”

    While every type of sweater is priced differently thanks to the materials, labor, and knitting process that goes into it, if you’re willing to splurge on a good quality sweater, opt for a high-quality, thick cashmere sweater— the higher the percentage of cashmere in it, the better. But, as always, there’s layers to the type of cashmere you can get.

    According to Stockholm-based Chinese designer Lisa Yang, the determining factor in how soft cashmere sweaters can be lay in a few key details: the weather conditions of where the goats are from and the craftsmanship that goes into spinning the yarn to make the sweater. Yang specifically sources her cashmere from Inner Mongolia, given the region’s history and livestock. 

    “There are very different standards and grades of cashmere, just like you see with many other materials. At Lisa Yang, we always source grade A fibers for our yarn production,” the designer tells Who What Wear. “To explain in a bit more detail, grade A fibers are the highest quality cashmere you can get, the longest and the finest. The diameter of each fiber can be as small as 14-15.5 microns, with a length of 34- 36mm.”

    “However, it is not only down to the quality of the natural fiber but is also due to the experience of the cashmere producers in this region — they have worked with this yarn, spinning and knitting cashmere, for centuries. No-one has a better understanding of the craft of cashmere production than my longtime friends and producers in Inner Mongolia who we have worked with for over a decade – they are like part of our family.” Yang says.

    Was my title too dramatic? I’m sorry.
