Morgan breaks ground on Pearl Lake Pointe multifamily community in Sugar Land – Houston Agent Magazine

Multifamily developer Morgan broke ground on Pearl Lake Pointe, a 376-unit apartment community at 16435 Creekbend Drive in Sugar Land.

The project is Sugar Land’s first apartment project in 13 years, according to developers. The 6.46-acre site will feature a five-story wrap community with a pool, fitness centers, golf simulator, sky lounge and first-floor cafe, plus 9,940 square feet of commercial space and a six-story parking garage.

“Pearl Lake Pointe is a unique opportunity to elevate the living experience and set a new benchmark for luxury in Sugar Land,” Kase Pappert, senior development manager at Morgan, said in a press release. “We are grateful for the city’s partnership and look forward to helping re-energize the Lake Pointe peninsula with a welcoming community that feels like home and connects residents to the amenities right outside their door.”

“The groundbreaking of Pearl Lake Pointe marks an exciting new chapter for the Lake Pointe peninsula,” said Sugar Land Mayor Carol McCutcheon. “After years of planning and collaboration with Morgan, this project delivers much-needed, high-quality multifamily housing and strengthens our long-term vision for a vibrant, connected district.”

Units at Pearl Lake Pointe have open-concept floor plans with stainless-steel appliances, quartz countertops and in-unit washers. Select units also have balconies. The project also includes five street-level live-work units with storefront visibility, allowing residents to operate businesses from their homes.

First deliveries are projected for mid-2027.
