Enniskillen‘s Erneside Shopping Centre on the shores of Lough Erne has come onto the market with a price tag of over £15m
Property agents Savills have listed the sale, describing it as a “substantial, high-yielding asset in a key regional location”.
Occupying a 9.9-acre site in Co Fermanagh, the centre offers 171,590 sq ft of accommodation and 638 car parking spaces.
It is regarded as the dominant shopping hub in the town and drew more than two million visitors during 2024.
Marks & Spencer and Next anchor the complex, supported by a broad tenant line-up that includes JD Sports, New Look, Superdrug, Lifestyle Sports, Waterstones, Holland & Barrett and Poundland.
Beauty retailer Rituals recently moved into a unit in the shopping centre earlier this summer, which now has a vacancy rate of just seven per cent.
Erneside is described as currently producing a gross passing rent of £2.41 million per annum and a net passing rent of £2.048 million, reflecting a net initial yield of 12.75% at the guide price.
“Erneside Shopping Centre presents a rare opportunity to acquire a substantial, high yielding retail asset in a dominant regional location,” said Ben Turtle, head of Savills Northern Ireland.
“With robust footfall, a strong tenant line-up and clear opportunities to add value through proactive asset management, we expect to see strong interest from investors seeking attractive returns.”
