    55 2nd Ave., Brentwood

    Queens-based TempWork Staffing Solutions Inc. purchased the 15,000-square-foot office building on 1.9 acres at 55 2nd Ave. in Brentwood for $5.3 million. The building is about 65 percent occupied, and TempWork plans to occupy about 5,000 square feet of the available space. The company, which also has offices in Elmhurst, Queens, is relocating its Suffolk County office from 2000 Brentwood Road. The sale price equates to a 5.5 percent cap rate. Founded in 2011, TempWork Staffing Solutions offers a variety of services, including seasonal staffing, contingent staffing, payroll services and more. Giuseppe Gregorio, Luca DiCiero and Nick Evangelista of NY Space Finders represented the buyer, while Mario Vigliotta of NAI Long Island represented the seller, 157 Cliff Road Partners LLC, in the Brentwood sales transaction.

     

    47 and 57 Hillside Ave.,  28 Locust St., Manhasset

    A three-building office portfolio in Manhasset has sold for $3.9 million.

    Mark Udell, the owner of London Jewelers, purchased a three-building office portfolio that totals 11,900 square feet, as well as a 5,000-square-foot parking lot. The properties in the portfolio include a two-story, 7,000-square-foot office building at 47 Hillside Ave.; a 4,000-square-foot office building at 57 Hillside Ave.; and a 900-square-foot office building at 28 Locust St. The building at 57 Hillside Ave. is fully occupied by three tenants and 28 Locust St. is occupied by a single tenant. The second floor of the building at 47 Hillside Ave. is occupied, and the currently vacant first floor will be used by London Jewelers for its jewelry repair operations, according to a broker on the deal. Kyle Crennan, Joe Lopresti and Brian Weigold of JLL represented the buyer, as well as the sellers, MAG Hillside LLC, RJG Hillside LLC, JVG Hillside LLC and DAG Hillside LLC, in the sales transaction.

     

    116-118 Broadway, Lynbrook

    118 Broadway LLC, an affiliate of a Long Island commercial real estate investor, purchased a 5,220-square-foot commercial building on .22 acres at 116-118 Broadway in Lynbrook for $1.75 million. The building, which has office space above three retail stores, is currently occupied by one tenant, Philly Pretzel Factory. Ron Koenigsberg and Dawn Gingold of American Investment Properties represented the buyer, as well as the seller, Phil Civello, in the sales transaction.

     

    3944-3954 Merrick Road, Seaford

    Local commercial real estate investor John DeCrescenzo purchased a 6,576-square-foot retail building on .32 acres at 3944-3954 Merrick Road in Seaford for $1.53 million. The building has two stores that are occupied by a hair salon and a chiropractic office. Ron Koenigsberg and Dawn Gingold of American Investment Properties represented the buyer, as well as the seller, Ryan Crest Corp., in the sales transaction.

    Joe & The Juice, a global chain of juice bar cafés, is coming to Long Island. 

    The Denmark-based chain has leased locations in Woodbury and Manhasset, where it will debut the concept here. 

    Joe & The Juice, which primarily offers coffee, juice, shakes and sandwiches, is in the midst of an aggressive expansion. The first Long Island location will be the 2,769-square-foot store in Woodbury Town Plaza at 8025 Jericho Turnpike in Woodbury, formerly the long-time home of Gabby’s Bagels. 

    The company will also open a 2,249-square-foot eatery in the new Manhasset Row at 1579 Northern Blvd. in Manhasset. Both will open next year.

    “We’re so excited to bring Joe & The Juice to Long Island,” Jorrie Buffett, managing director at Joe & The Juice U.S. told LIBN. “It’s a community full of energy and personality, and we can’t wait to share our fresh juices, smoothies, and famous sandwiches while creating a space where people love to come together.” 

    Founded in 2002 by Kaspar Basse, Joe & The Juice started with a single café & juice bar in Copenhagen. After expanding into other Scandinavian locales with the help of Swedish private equity firm Valedo, the company had more than 200 locations by 2017, including its first U.S. store on Spring Street in Manhattan. 

    Another private equity firm, General Atlantic, invested $641 million to acquire a majority stake in Joe & The Juice in 2023, according to published reports. 

    By the end of 2024, Joe & The Juice had more than 382 locations throughout Europe and Asia, including 65 stores in North America. 

    The first one to open here will likely be Woodbury.

    “The synergy between fresh juices and here Hot Yoga and Strength next door was the reason we went with Joe & the Juice to replace the iconic Gabby’s,” said Larry Weinberger of MGD Investments, which owns the Woodbury center. “We had offers from a few wonderful brands but this was a natural marriage. I think it elevates the entire Woodbury community.” 

    Joe & The Juice features an eclectic menu of flatbread sandwiches, including the popular Tunacado, with avocado, tuna mousse, tomato and vegan pesto; the Phat Joe, with chicken, turkey, grana padano, avocado, tomato and honey mustard dressing; and several more. 

    The drinks at Joe & The Juice include shakes like Trust Your Gut, a blend of kefir, strawberries, fibre booster, banana, date puree, beetroot powder and Sproud milk (plant-based milk); Chocolate Flex, with raw cacao, banana, date puree, collagen and whey protein, Sproud and ice; and more. 

    The juice blends at Joe & The Juice feature Green Tonic, with kale, celery, cucumber, olive oil and ice; Iron Man, with apples, strawberries, kiwi, olive oil and ice; and many more. Other offerings include breakfast bowls, pastries, and snacks. 

    Jason Sobel of RIPCO Real Estate represented Joe & The Juice in the Woodbury and Manhasset leases. Derek Weinberger served as in-house representative for the landlord, MGD Investments, in the Woodbury lease, while Sobel and his RIPCO Real Estate colleague Brian Schuster represented the landlord, Manhasset 1577 LLC, in the Manhasset lease transaction. 

    After these first two locations, Joe & The Juice will be expanding further on Long Island. 

    “Both sites were strategically selected to serve active, health-forward communities, with strong synergies among co-tenants that promote wellness, balance, and convenience,” Sobel said. “We are seeking additional Long Island locations.”

  • Theodore Alexander hosts grand opening at new LI store | Long Island Business News

    Global luxury furniture brand Theodore Alexander will host a grand opening celebration next week for its first Long Island store that opened last month.  

    The new Theodore Alexander store, which will host a grand opening event at 6 p.m. on Thursday, Oct. 16, was built in a 41,393-square-foot space above the Whole Foods Market in Kimco Realty’s Munsey Park Plaza shopping center at 2103 Northern Blvd. in Manhasset. The space was formerly occupied by a Bed, Bath & Beyond store which closed in 2021. 

    The grand opening will feature Bobby Berk, the original design expert on Netflix’s hit series “Queer Eye.” Berk will host a meet-and-greet and sign copies of his book “Right at Home,” which will be given to the first 200 guests. The event will also feature live music, champagne, light bites, as well as contests, giveaways and showroom tours, according to a company statement. 

    Known as the Theodore Alexander Manhasset Design Center, which opened on Sept. 11, it is operated by an international third-party investor, according to the furniture manufacturer. 

    “For nearly three decades, Theodore Alexander has served the designer trade community by creating exceptionally crafted pieces and building a legacy of trust, quality, and lasting creative design,” Theodore Alexander President Ed Teplitz said in the statement. “We now extend that same elevated experience to Manhasset, one of the nation’s most sophisticated luxury markets, which is made possible by the commitment of a private investor. We invite the public into our world of design to experience our craftsmanship firsthand, and we look forward to building lasting relationships with the people who will live with and love our furniture every day.” 

    Founded in 1996 by Paul Maitland Smith, a pioneer of high-end furniture production in Asia, Theodore Alexander has been selling its luxury home furnishings through other retailers and dealers throughout the world. The new Manhasset store is part of the company’s effort to open Theodore Alexander stores in areas with attractive demographics. It is located just across the street from Americana Manhasset and around the corner from the showroom of luxury furniture brand Arhaus. 

    Interior designers will have access to trade pricing, the full fabric library and digital product catalog along with designs showcased on the floor, offering an opportunity to have giving their clients a chance to check out the furnishings before purchasing, according to the statement. 

    The Theodore Alexander Manhasset store is open from 10 a.m. to 6 p.m. on Mondays through Saturdays and from noon to 6 p.m. on Sundays. 

    Jordan Domroe of Parallel Realty represented the tenant, while Gene Spiegelman, Jeffrey Rosbash and Morgan Singer of RIPCO Realty represented the landlord, Kimco Realty, in the lease transaction.

    The three highest-priced home sales in Manhasset last month ranged from $3.3 million to $7 million. 

    The priciest Manhasset home sold in November was a 5-bedroom, 6.5-bath colonial on 1.11 acres at 171 Elderfields Road that sold for $7 million, which was $1.002 million over asking. It was listed by Traci Clinton and Lorraine Downey of Compass and sold by their Compass colleague Alexandra DiMaria. 

    A 5-bedroom, 4.5-bath colonial on .67 acres at 13 Stone Hill Drive N. fetched $3.35 million in cash. It was listed by Eileen Krach of Daniel Gale Sotheby’s International Realty and sold by Xian Zheng of Compass.
