New listings towered over 2023 volumes for the 12th consecutive week in Houston, according to the Weekly Activity Snapshot from the Houston Association of REALTORS® (HAR).

Realtors entered 3,852 properties into the MLS during the week ended June 24, an 18.5% increase year over year. During the same week in 2023, only 3,251 new listings were added to the market.

However, pending and closed listings both dragged behind year-ago volumes. Pending listings fell 5.4%, with 2,314 properties going under contract compared to 2,447 a year prior, while closings dropped 10.4%, with 1,765 homes sold compared to 1,969.

Low sales activity combined with increased new listings means ample choice for Houston buyers — and buyers are interested, as evidenced by the 41% year-over-year increase in listing views on HAR.com. However, for a multitude of reasons, including high prices and stubborn mortgage rates, these buyers are staying put on the sidelines.
