2820 Middle Country Road, Lake Grove
Bohemia Property Plus LLC, an affiliate of a prepared meals company, purchased a 2,025-square-foot retail building on .36 acres at 2820 Middle Country Road in Lake Grove for $1.2 million. The property was formerly occupied by a 7-Eleven store. Nicholas DiVisconte and Zachary Scher of Signature Premier Properties represented the buyer, while Jon Winzelberg, Dan Glazer and James Valenti of RIPCO Real Estate represented the seller, 1234 Rite Aid Dunn LLC, in the sales transaction.
115 Toledo St., Farmingdale
Limo Long Island leased a 7,200-square-foot industrial building on .50 acres at 115 Toldeo St. in Farmingdale. The company will be relocating from Westbury. The property was formerly occupied by party supplier J&L Confetti. Michael Freedberg of Suffolk Industrial Properties represented the tenant, while Michael Ragusa from Charles Rutenberg Realty represented the landlord, Toledo St. Realty, in the lease transaction.
2155 Ocean Ave., Ronkonkoma
R&M Online Services, an e-commerce company, leased 1,000 square feet of office space at 2155 Ocean Ave. in Ronkonkoma. Michael Zere of Zere Real Estate Services represented the tenant, as well as the landlord, Lakeland Property LLC, in the lease transaction.
400 Oak St., Garden City
400 Oak St. LLC, an affiliate of a Long Island-based healthcare nonprofit, purchased the 74,000-square-foot office building at 400 Oak St. in Garden City for $13.9 million. The building sits on 5.76 acres, which is leased from Nassau County. The property is 70 percent occupied by tenants that include the New York State Department of Motor Vehicles and other state agencies. The buyer plans on using the remainder of the building as its headquarters. Ralph Benzakein of Cresa Long Island represented the buyer, while Stephen Wolf of SW Realty Capital represented the seller, Concept 400 Realty Company, LLC, in the sales transaction.
