1475 Montauk Highway, Oakdale

Civitano Design Group, a residential contractor, leased 1,000 square feet of office/showroom space at 1475 Montauk Highway in Oakdale. Michael Zere of Zere Real Estate Services represented the tenant, as well as the landlord, Eil Oak Ventures LLC, in the lease transaction.

 

58 Forest Ave., Glen Cove

Rejuvenation Spa leased a 1,200-square-foot retail building at 58 Forest Ave. in Glen Cove. Giuseppe Gregorio of NY Space Finders represented the tenant, as well as the landlord, S&V Realty, in the lease transaction.

 

274 Glen St., Glen Cove

Chef German Rizzo leased a 4,000-square-foot restaurant building at 274 Glen St. in Glen Cove. The property was formerly occupied by Riviera Grill. Rizzo, who owns Plado Tasting Bar in Manhattan and is a partner in another Manhattan restaurant called L’Arista Italian Kitchen & Bar, plans on investing in extensive renovations to the Glen Cove property, where he hopes to open his new Mediterranean-style eatery in December. Giuseppe Gregorio of NY Space Finders represented the tenant, as well as the landlord, S&V Realty of America Inc.

 

105 Emjay Blvd., Brentwood

7 Day Express LLC leased 22,000 square feet of industrial space and Adam Medical Inc. leased 5,000 square feet at 105 Emjay Blvd. in Brentwood. Luke Anderson of Industry One Realty represented both tenants, while Jason Maietta of Colliers represented the landlord, Brent LLC, in the lease transactions.

 

141-149 Merrick Road, Amityville

MZR Realty Group LLC purchased an 8,340-square-foot retail building on .40 acres at 141-149 Merrick Road in Amityville for $2.185 million. The property is fully occupied by four tenants and the sale price equates to a 6.4 percent cap rate. Amanda Gordon of Silber Investment Properties represented the buyer, while her Silber Investment Properties colleague Blake Benitez represented the seller, LFI Realty LLC, in the sales transaction.

 

2322 Grand Ave., Baldwin

Riche E&B LLC purchased a two-story, 4,800-square-foot office building on .25 acres at 2322 Grand Ave. in Baldwin for $1.35 million. The buyer operates Rehoboth Elderly Care and Companionship, which will occupy the 2,400-square-foot second floor of the building. The business is relocating from Levittown. Ron Koenigsberg and Dawn Gingold of American Investment Properties represented the buyer, as well as the seller, Ira Cohen, in the sales transaction.
