  • $50M renovation planned for The Sinclair at Port Washington | Long Island Business News

    [ad_1]

    THE BLUEPRINT:

    • $50 million redesign at community

    • Updates include residences, dining, wellness and common spaces

    • Amenities: fitness center, indoor pool, spa, walking paths, courts

    • Culinary focus on restaurant-style dining and social experiences

Renovations are slated to begin this spring at The Sinclair at , where plans were confirmed Wednesday for a $50 million redesign of the rental independent living community. The project, led by Pennsylvania-based architectural firm , includes updates to residences, dining venues, and common spaces.

“The redesign is about much more than updating spaces,” Roger Bernier, CEO of Chelsea , the operator of The Sinclair, said in a news release about the renovations.

“Our vision is to create an environment that energizes residents and supports how they want to live,” he added. “Thoughtful design, paired with exceptional service, dining, wellness and hospitality, allows us to deliver a level of care, attention and service residents have come to expect.”

The Sinclair is owned by Chicago-based Focus Partners, which purchased the senior community in May.

Located on a gated campus adjacent to the Harbor Links Golf Course, near North Hempstead Beach Park, the community does not require entrance fees or long-term contracts. Services include utilities, housekeeping, apartment maintenance, dining, scheduled activities, wellness and fitness programming, valet services and 24-hour concierge support.

The new design draws inspiration from the character and landscape of Long Island’s North Shore. Interiors are light-filled, and common spaces support gathering and relaxation for residents.

Reimagined areas include a lobby and reception, lobby lounge and bar, card and game rooms, and a wine cellar with a speakeasy-style setting. Throughout the community, the design emphasizes functionality and comfort.

Meals are a central component of daily life at The Sinclair and a key focus of the redesign, aligning with broader trends in hospitality-oriented dining in senior living. The culinary program emphasizes restaurant-style experiences, varied menus and social dining so that people can linger, enjoy seasonal dishes made with high-quality ingredients, and build community.

This includes an array of dining venues that are designed to provide the feel of local restaurants and boutique hotels. A steakhouse-style dining room, for example, features premium cuts and seafood. There are an all-day bistro and café for casual dining, and a New York-style deli venue for convenience in addition to the wine cellar designed for tastings and intimate gatherings.

To support physical activity and overall health, amenities include a fitness and wellness center, indoor swimming pool and spa services. Outdoor features include landscaped walking paths, pickleball and bocce courts, fireside gardens and designated gathering areas.

Previously, the community was known as The Amsterdam at Harborside, whose apartment life-care community had run into financial trouble. Focus Healthcare Partners now operates The Sinclair as a rental independent living community.

The Sinclair takes its name from Nobel Prize-winning author Sinclair Lewis, who lived in Port Washington in the early 1900s.

Founded 35 years ago, Fanwood, N.J.-based Chelsea Senior Living operates 11 senior communities in New York and New Jersey, including two in Plainview, and other Long Island facilities in Rockville Centre and Yaphank.

  • Evergreen seniors endure power outage with no heat, health concerns with a second shutoff looming

    [ad_1]

EVERGREEN, Colo. — Seniors at Green Ridge Meadows Apartments in Evergreen reached out to Denver7, worried about a second Public Safety Power Shutoff (PSPS) by Xcel Energy.

Residents of the HUD-assisted property just spent more than 24 hours without power, heat or hot water. A generator only powered their community room, hallway lights and elevator.

The lights came back on around 5 p.m. Thursday, but now residents are preparing for a second preemptive power shutoff early Friday morning with high winds expected.

“Our food is rotting in our refrigerators, and people are stressed out,” said resident Laurie Miller.

The situation has been particularly challenging for residents with medical needs.

Kathleen Mood, who relies on oxygen, has been charging her portable unit with extension cords in the hallways along with other residents.

“I didn’t have any oxygen all last night,” Mood said, becoming emotional while describing her experience.

    Denver7

Seniors are using extension cords to charge their portable oxygen machines with the electricity in the building’s hallways.

With Xcel Energy planning a second Public Safety Power Shutoff for Jefferson County starting at 5 a.m. Friday, these seniors know their time with the lights back on is limited.

That’s why Miller reached out to Denver7 for help with their situation.

“I think that people need to know what’s going on here,” Miller said. “And that’s why I got on the phone, because I thought, ‘Well, I’m going to stand up’.”

Resident Laurie Miller reached out to Denver7 ahead of the second planned Public Safety Power Shutoff.

Denver7 reached out to Foothills Regional Housing, which manages the property, to find out if there are any plans in place to help these seniors ahead of the next shutoff. So far, we haven’t heard back.

With only hours left before the power is set to shut off again, the Evergreen residents said there’s only one thing they can do to get through this situation.

“We’re all trying to pull together as a community,” Miller said.

  • Crest Group expanding its East Setauket rental community | Long Island Business News

    [ad_1]

    THE BLUEPRINT:

    • begins phase two of the project.

    • Eight new 55+ homes planned on 1.2 acres at 107 Comsewogue Road.

    • $4M expansion follows the $35M first phase completed in 2022.

Crest Group is expanding its townhouse development with a new phase of the project.

officials and civic leaders joined the developer at a groundbreaking ceremony last week for phase two of the Villas at Setauket, which will add eight more residences on a 1.2-acre site at 107 Comsewogue Road next to the existing 55-and-over development.

The $4 million second phase will add four townhomes and four garden-style apartment homes for renters age 55 and over that are expected to be completed next fall.

The $35 million first phase of the Villas at Setauket development created 92 rental townhomes on 17 acres at 109 Comsewogue Road. That part of the project was completed in 2022. Amenities at Villas at Setauket include a clubhouse, dog parks, community gardens, a pool, grilling stations and pickleball courts. Monthly rents start at about $4,100 for two-bedroom, 2.5-bathroom units.

“The Crest Group is proud to deliver this addition to our Villas at Setauket community after several years of planning and coordinating with the Town of Brookhaven and local civics,” said Daniel Scarda, director of corporate finance for Crest Group. “The Crest Group family has been building housing communities in this part of East Setauket since 2003, and this second phase of the Villas at Setauket rental townhome community is an excellent addition for the surrounding area. We thank all of the parties involved including the Setauket Meadows community members that gave us their input, as well as the Town of Brookhaven staff who helped us navigate the approval process.”

The development team includes Anthony Cucuzzo of D&B Architects and Engineers, attorney Tim Shea of Certilman Balin Adler & Hyman and Maxwell Scandale of Cashin Associates.

Earlier this year, Crest Group began construction of a $35 million in Middle Island. Called The Villas at Oak Run, the project will bring 74 two-bedroom townhomes on a 23.5-acre site at the northeast corner of Birchwood Park Drive and Middle Country Road for renters aged 55 and older.

Each of the apartments will have a one-car garage. Amenities at the Middle Island development will include an indoor fitness center, half-mile walking path and an outdoor recreational area with pickleball courts.

  • NexCore Group Breaking Ground on Two Flagship Senior Living Communities

    [ad_1]

NexCore Group, a national healthcare real estate investment and development company, today announced the closing and groundbreaking of two flagship senior living communities in partnership with Nuveen Real Estate: The Reserve Cherry Creek in Denver, Colorado, and The Reserve Strathmore Square in North Bethesda, Maryland. These landmark projects represent continued investment by NexCore and Nuveen in creating thoughtfully designed, mold-breaking environments for older adults.

Experience Senior Living (ESL), a wholly owned subsidiary of NexCore, will operate both senior living communities under ESL’s premier brand, The Reserve, known for delivering refined residential experiences, exceptional wellness and culinary programming, and a deep commitment to fostering meaningful community connections.

“The Cherry Creek and Strathmore Square projects mark a pivotal moment in NexCore’s growth and the evolution of our senior living platform,” said Hunter MacLeod, Executive Vice President of Real Estate Development at NexCore Group. “These are two of the most desirable and competitive markets in the country, and our entry into them underscores both the strength of our development capabilities and the demand for high-quality, lifestyle-oriented senior living. Each community has been thoughtfully designed to reflect the character of its location while meeting the needs and aspirations of today’s residents.”

The Reserve Cherry Creek: Elevated Urban Living in the Heart of Denver

Located in one of Denver’s most desirable neighborhoods, The Reserve Cherry Creek will offer residents a vibrant, walkable lifestyle with easy access to dining, cultural attractions, and outdoor recreation. The community’s design will blend contemporary architecture with warm, inviting interiors and boutique-style amenities, including chef-driven dining, wellness-focused spaces, and curated programming tailored to support purposeful living.

The Reserve Strathmore Square: A New Standard for Senior Living in the Washington, D.C. Metro

Situated within the recently opened Strathmore Square master planned community, developed by Fivesquares Development, The Reserve Strathmore Square will redefine senior living in the Washington, D.C. metropolitan area. Uniquely located next to transit, adjacent to the world-class Strathmore Music Center and overlooking a new, beautifully designed park and vibrant mixed-use environment, the community will offer an unparalleled lifestyle experience. Residents will enjoy thoughtfully designed residences, elevated hospitality services, and a holistic wellness approach that supports aging in place.

“There is a clear gap in the market for senior living communities that combine elevated hospitality, wellness, and design in walkable, highly desirable neighborhoods,” said Michael Ray, Chief Investment Officer at NexCore Group. “These developments directly address that unmet demand. By creating spaces that reflect how today’s older adults want to live – connected, active, and engaged – we’re not only enhancing quality of life for residents but also creating lasting value for our partners and investors.”

“Nuveen Real Estate is excited to expand its relationship with NexCore and ESL through the groundbreaking of these two marquis senior living communities in Cherry Creek and North Bethesda,” said Andrew Pyke, Head of Healthcare Real Estate at Nuveen Real Estate. “These communities showcase the first-class, experience-oriented approach NexCore and ESL bring to senior living and Nuveen’s conviction in developing next-generation communities to serve the fast-growing cohort of seniors in these markets.”

Together, The Reserve Cherry Creek and The Reserve Strathmore Square exemplify NexCore’s mission to redefine senior living by combining thoughtful development, inspired design, and operational excellence – transforming how and where older adults experience community.

  • Senior living: The importance of proper nutrition as you age

Senior living: The importance of proper nutrition as you age

    [ad_1]

By Dr. Ghe Rosales-Vong, Guest columnist

As we age, maintaining proper nutrition becomes increasingly vital for overall health and well-being.

As a primary care provider, I understand the importance of healthy habits and nutritious diets, especially for my patients aged 50 and above. But it’s essential to recognize that aging often comes with special challenges, including managing common conditions like irritable bowel syndrome.

Irritable bowel syndrome is a prevalent gastrointestinal disorder affecting individuals of all ages, but seniors may encounter additional challenges in managing this condition because of age-related factors and coexisting health conditions. Seniors often have a higher prevalence of gastrointestinal issues and may experience changes in bowel habits as a result of age-related changes in digestion and metabolism.

This common gastrointestinal disorder is characterized by a combination of symptoms that can vary in severity and duration. Symptoms include:

    • Abdominal pain or discomfort: Many individuals with irritable bowel syndrome experience recurrent abdominal pain or discomfort, which may vary in intensity and location. This pain is often described as cramping or aching and may be relieved temporarily by bowel movements.
    • Changes in bowel habits: The disorder can cause alterations in bowel habits, leading to diarrhea, constipation or a combination of both. Some individuals may predominantly experience diarrhea (IBS-D), while others may primarily have constipation (IBS-C). Alternating between diarrhea and constipation is alco common (IBS-M).
    • Bloating and gas: Bloating and excessive gas are common symptoms of irritable bowel syndrome. Individuals may experience abdominal distension, a feeling of fullness or tightness in the abdomen, and increased passage of gas.
    • Changes in stool appearance: Stool consistency and appearance may vary in individuals. Some may have loose or watery stools, while others may have hard or lumpy stools. Stool may also appear mucus-like.
    • Additional symptoms: In addition to the primary symptoms, individuals may experience a range of other gastrointestinal symptoms, such as urgency (the sudden need to have a bowel movement), incomplete evacuation (feeling like you haven’t fully emptied your bowels), and a sensation of urgency or needing to strain during bowel movements.

Diagnosing IBS can be challenging because the symptoms can overlap with other gastrointestinal conditions, and there is no specific test to confirm the diagnosis. But I often use criteria known as the “Rome criteria,” which includes the presence of recurrent abdominal pain or discomfort at least three days per month in the last three months, associated with two or more of the following: improvement with defecation, onset associated with a change in stool frequency, or onset associated with a change in stool form or appearance.

For seniors managing IBS, dietary modifications play a crucial role in symptom management. Here are some dietary strategies that may help alleviate symptoms:

    • Embrace a Low-FODMAP diet: FODMAP (fermentable oligosaccharides, disaccharides, monosaccharides and polyols) diets are fermentable carbohydrates in certain foods that can trigger symptoms in individuals with irritable bowel syndrome. Following a low-FODMAP diet, which restricts certain types of carbohydrates, has been shown to reduce symptoms such as bloating, gas and abdominal pain.
    • Avoid High-FODMAP foods: Those foods include certain fruits (such as apples, cherries and watermelon), vegetables (such as onions, garlic and cauliflower), legumes, dairy products with lactose, wheat-based products and certain sweeteners.
    • Focus on fiber: Fiber is essential for digestive health and can help regulate bowel movements in individuals with irritable bowel syndrome. Some types of fiber, though, may exacerbate symptoms in sensitive individuals. Aim to consume soluble fiber sources such as oats, barley, fruits and vegetables while limiting insoluble fiber sources such as bran and raw vegetables.
    • Practice portion control: Large meals and overeating can exacerbate symptoms, including bloating and discomfort. Focus on eating smaller, more frequent meals throughout the day and avoid consuming large quantities of trigger foods in one sitting.
    • Stay hydrated: Adequate hydration is essential for maintaining digestive health and preventing constipation. Drink plenty of fluids throughout the day, including water and herbal teas, and consume hydrating foods like oranges, strawberries, celery and cucumbers.
    • Identify food triggers: Identify potential trigger foods that worsen symptoms. Common trigger foods include caffeine, spicy foods, fatty foods and artificial sweeteners.

Seniors with irritable bowel syndrome can benefit from other lifestyle changes to manage their symptoms effectively. Stress-management techniques play a crucial role in reducing the frequency and severity of symptoms. Seniors can incorporate mindfulness practices, relaxation exercises and stress-reducing activities — such as deep breathing exercises and meditation — into their daily routines.

Engaging in gentle physical activity can have significant benefits for seniors too. Regular exercise helps regulate bowel function, reduces bloating and gas, and promotes overall digestive health. Activities such as walking, yoga, tai chi and swimming are low-impact exercises that can be particularly beneficial for seniors.

By adopting healthy dietary habits, practicing stress-management techniques and seeking support from your health care provider, you can effectively manage your IBS symptoms and enjoy a better quality of life.

Dr. Ghe Rosales-Vong specializes in family medicine and works with diverse patients on various medical issues. By working together, he helps his patients reach their goals and improve their health. When reviewing test results, he reminds patients that any improvements in their health reflect the hard work they’ve done at home. At MemorialCare Medical Group Westminster, Rosales-Vong helps treat a variety of adult and pediatric non-life-threatening emergencies, in addition to primary care services such as family medicine, internal medicine and pediatrics.

  • Senior living: How does sitting down all day affect your your bone and joint health?

Senior living: How does sitting down all day affect your your bone and joint health?

    [ad_1]

By Dr. Andrew J. Wassef, guest columnist

We often say that motion is the lotion for your joints.

The impact of movement, even gentle movement, can be extremely beneficial to overall health.

But many of our jobs have become more sedentary, with long days sitting at a desk. This inaction negatively affects your joint mobility and health by tightening your hip flexor and hamstring muscles, putting excessive stress on your joints and stiffening them.

Prolonged sitting with poor posture overworks the muscles in your neck, back and spinal ligaments – straining the discs and surrounding structures in the spine. Inactivity for long hours may also cause your bones to lose strength, contributing to osteoporosis.

The Centers for Disease Control and Prevention estimates more than 15 million Americans have severe joint pain. This pain can limit a person’s ability to perform basic functions and compromise their quality of life.

While most people associate joint pain or loss of bone strength with older adults, that doesn’t mean it can’t impact young people too. Young people may brush off their symptoms because they think they’re too young, but if you’re experiencing joint pain, don’t ignore it.

Too much damage to your joints leads to chronic pain and may require you to have joint replacement surgery, so it is important to take the necessary steps to prevent this from happening.

Research points to the simple fix – less sitting and more moving.

Physical activity helps you maintain a healthy weight, prevent muscle loss, improve bone density, and protect your joints from excessive wear and tear by absorbing the forces impacting them. When you walk, jog, climb stairs or lift weights, your bones and muscles become stronger to provide stability for your body while moving.

When movement is not possible, using an ergonomic chair provides benefits by supporting your posture and reducing the strain on your spine, neck and joints while sitting. Try to keep the spine in a neutral position and adjust your computer so it is high enough to avoid looking downward.

Other ways to prevent negative effects of sitting on your joints include:

    • Stand up for five minutes every hour.
    • Take brisk walks throughout the day, especially during phone calls.
    • Incorporate stretches or yoga into your workday.

If you are experiencing chronic joint pain and find yourself needing medical intervention, MemorialCare Joint Replacement Center at Long Beach Medical Center is ranked among the best U.S. hospitals in orthopedics by U.S. News & World Report. Orthopedic surgeons at Long Beach Medical Center diagnosis your injury or disorder, provide treatment with medication, exercise, surgery or other treatment plans depending on your specialized needs.

If medication and physical therapy fail to provide relief, the Joint Replacement Center offers the latest robotic technology for a complete spectrum of care, including hip, knee, shoulder and ankle replacement.

To find the joint care you need to get your life back or to schedule an appointment, visit memorial.org/lbjointreplacement.

Dr. Andrew J. Wassef is a fellowship-trained, board-certified orthopedic surgeon with Long Beach – Lakewood Orthopedic Institute in Long Beach. He serves as the medical director of the MemorialCare Joint Replacement Center at Long Beach Medical Center.

Groundbreaking Moment Ushers in Discovery Village At Castle Hills, Assisted Living and Memory Care Community

    [ad_1]

Construction of Discovery Senior Living’s New Assisted Living and Memory Care Community is Officially Underway

Discovery Senior Living (“Discovery”) held a groundbreaking ceremony earlier this month at the future site of its Discovery Village At Castle Hills, Assisted Living and Memory Care community slated to open in Lewisville, Texas, in early 2025.

The celebration marked the official start of construction of the new Assisted Living and Memory Care community, next to its existing Active Independent Living community. It will include 90 one- and two-bedroom apartment homes boasting modern features and amenities, warm wood tones, and a stunning gray-blue and cream color palate throughout.

Discovery has a long track record of creating thoughtfully designed, well-built communities and Discovery Village At Castle Hills, Assisted Living and Memory Care will be no different,” said Akash Gaur, Division President, Discovery Development Group and Discovery Design Concepts. “We are excited to break ground on this new Assisted Living and Memory Care community that many area seniors will be proud to call their home.”

Discovery Village At Castle Hills, Assisted Living will offer a welcoming Grande Lobby, gorgeous Sensations Dining Room, and Lucky’s Café and Bar, as well as comfortable community living rooms, a bright and airy creative studio and luxury salon and barbershop. Memory Care will offer a secured entrance, a light and cheery activity room, easy-access Sensations dining rooms, and wide, easy-to-navigate hallways in soothing color tones.

The addition of the Assisted Living and Memory Care community on the same campus as the Active Independent Living community provides residents with a full continuum of living options and the same level of service delivery they are accustomed to, so they can age in place. The communities will be connected via a covered walkway.

“Discovery Village At Castle Hills has strongly supported seniors in the Lewisville area for many years,” said Nicole Gasaway, National Brand Manager, Discovery Senior Living. “We are extremely excited to take another step forward in our support by adding an Assisted Living and Memory Care community. This continuum of care will provide local families with a beautiful and innovative environment to meet the needs of their loved ones at various stages of life.”

  • BeeHive Homes Partners With KamiCare to Elevate Quality of Care in Senior Living Communities With AI Technology Fall Management System

BeeHive Homes Partners With KamiCare to Elevate Quality of Care in Senior Living Communities With AI Technology Fall Management System

    [ad_1]

BeeHive Homes, a prominent national assisted living and memory care provider, is escalating its commitment to superior care by integrating KamiCare from Kami Vision, a leader in AI-based fall management solutions, in over 50 Beehive Homes nationwide and growing. This strategic partnership seeks to bolster resident safety by detecting and averting falls, resulting in enhanced care quality, improved staff efficiency, and increased peace of mind for families.

Following a successful pilot of the KamiCare technology in two of BeeHive’s Farmington, New Mexico, homes, the group decided to implement KamiCare across 33 additional BeeHive Homes in New Mexico and Texas. In just the first three weeks, falls decreased from an average of eight per week to just two per week with KamiCare. Additionally, KamiCare technology provided insights that optimized staff training and fall management.

“We saw an immediate and remarkable return on our investment in Farmington and we expect the same in expanded locations,” said Nate Manning, COO of The Manning Group, owner of BeeHive Homes. “We have even seen move-ins partly because we are using KamiCare. One family in particular chose our home over a larger competitor because we offer advanced fall management technology.”

With an alarming 36 million falls reported among seniors annually, resulting in three million ER visits and 32,000 deaths, falls represent a critical issue in long-term care communities. Traditional fall management systems often lack the necessary insights into the causes of these incidents, a key component for effective prevention.

KamiCare leverages advanced AI technology to deliver a comprehensive understanding of fall incidents, enabling improved prevention strategies and enhanced safety measures. The system uses vision AI to monitor 30 body points, alerting caregivers of abrupt movements. Falls are auto-detected by AI and verified by a 24/7 expert team, ensuring no false alerts. Caregivers are notified through SMS, push, call, and email within 90 seconds.

The outcome is a safer environment for residents and employees, bolstered risk management, and a heightened competitive edge for BeeHive Homes. This innovative and affordable solution not only increases resident safety but also solidifies BeeHive’s standing in a progressively competitive senior living market.

“We are excited to partner with KamiCare,” said Dennis Toland, co-founder of Beehive Homes. “We need this kind of technology to provide the best quality of care for our residents and to have a competitive advantage in the markets we serve. I am excited that many of our Beehive Homes across the country are going to be using KamiCare.”

“BeeHive Homes is using new tools like KamiCare to help their residents,” says Brandon Neustadter from KamiCare. “They genuinely care about the people living there. We’re happy to work with them and hope to help even more seniors together.”

  • Sinceri Senior Living Partners With LifeVac

Sinceri Senior Living Partners With LifeVac

    [ad_1]

Today, in honor of National Choking Awareness Day, Sinceri Senior Living announced its partnership with LifeVac, a company that provides lifesaving choking devices.

“At Sinceri Senior Living, we partner with companies that create value for our residents, families, and shareholders,” stated Kayla Wersal, Vice President of Programming for Sinceri Senior Living. “This is why we chose to partner with LifeVac, a non-invasive choking assistance device. As a leader in senior care and Alzheimer’s, we realize how important it is to put the correct tools in the hands of our staff that will help keep our residents safe.”

The LifeVac device offers a safe and effective way to save people from choking when other methods fail or cannot be performed. Wersal stated that Sinceri rolled out the partnership in February and encouraged each community to order the lifesaving device. LifeVac worked with Sinceri training its staff and making sure the orders were shipped to each of its locations.

“Since our partnership started, I am excited to announce that we have already saved two lives using LifeVac during choking incidents. We look forward to strengthening our partnership and continue saving lives.”

Founded in 2010, LifeVac is the only portable, non-invasive airway clearance device registered and fully regulated by the FDA as a Class II suction device. LifeVac uses a one-way valve system, which means that when applied, air vents outside of the unit and not into the person who is choking. The rescue device uses a short burst of suction, with minimal air volume, to mimic a forceful cough. When the handle of the plunger is pushed down, air escapes through the vents; when the plunger handle is pulled back, negative pressure is generated, and it suctions out the lodged material. LifeVac’s Airway Clearance Device is essential for seniors in wheelchairs, as standard choking protocols cannot be performed.

“It’s so important for LifeVac to be available to take care of those that have taken care of us. The elderly are at a higher risk of choking and may not have an option in a choking emergency,” stated Arthur Lih, the inventor of LifeVac. The two companies are looking forward to serving the seniors at Sinceri Senior Living and continuing to give them the excellent care they deserve.

    About Sinceri Senior Living:

Sinceri Senior Living is a premier senior living management company that provides service to seniors in 21 states, serving approximately 3,800 seniors across the U.S. Sinceri Senior Living manages all levels of care, including independent living, assisted living, memory care, and skilled nursing communities.
