110 Kroemer Ave., Riverhead

Service Experts Heating & Air Conditioning leased 10,000 square feet of industrial space at 110 Kroemer Ave. in Riverhead. The Texas-based company specializes in residential and commercial HVAC service and maintenance and indoor air quality checks. The tenant was self-represented, while Brian McGuire of NAI Long Island represented the landlord, Kroemer Avenue Holdings LLC, in the lease transaction.

 

990 South Broadway, Hicksville

990 S. Broadway LLC, an affiliate of a Queens-based masonry company, purchased a 5,209-square-foot industrial building on .51 acres at 990 S. Broadway in Hicksville for $1.95 million. This will be the second location for the masonry firm. The property had been the long-time home of JT Motors, a truck sales, repair and maintenance shop. Bob Patel of Property Professionals Realty represented the buyer, while Patrick Ciancimino and Kyle Burkhardt of Newmark represented the seller, Field Realty Corp., in the sales transaction.

 

3200 Long Beach Road, Oceanside

TJC Operations Inc., New Rochelle-based commercial real estate investors, purchased the 11,500-square-foot building on .59 acres at 3200 Long Beach Road in Oceanside for $4.75 million. The property’s sole tenant is The Learning Experience, which opened at the location earlier this year. The sale price equates to a 6.5 percent cap rate. Anthony Mameli of Bronx CRE represented the buyer, while Matthew Colantonio of Schuckman Realty represented the Long Island-based seller, 421 Broadway LB2 Holding LLC, in the sales transaction.

 

570 Expressway Drive South, Medford

Smithtown-based Damianos Realty Group purchased the two-story, 29,000-square-foot glass and stone office building on 2.5 acres at 570 Expressway Drive South in Medford for $4.5 million. Built in 2002 and designed by Hoffman Grayson Architects, the office building is currently about 50 percent occupied by tenants including New York Life Insurance Company, Quest Labs, Land Use Ecological Services, Grace Industries and DeFoe Corp. The buyer Damianos Realty Group is planning to invest in property upgrades that will include modernizing the lobbies, hallways, elevator, and bathrooms, as well as improving the parking lot, landscaping, signage, roof and mechanical equipment. The Medford acquisition was a direct deal between buyer DRG and seller Namdar Realty.

 

500 Old Country Road, Garden City

Nanos, Gomez & Associates, P.C. leased about 3,000 square feet of office space at 500 Old Country Road in Garden City. The law firm, which focuses on immigration law, is relocating from Hempstead. The tenant was self-represented, while Robert Delavale served as in-house representative for the landlord, Breslin Organization, in the lease transaction.

 

1818 Pacific St., Hauppauge

Tri-Lift Inc., a Caterpillar and Mitsubishi material handling forklift distributor, leased 21,000 square feet of industrial space at 1818 Pacific St. in Hauppauge. The company is relocating from New Highway in Farmingdale. Michael Freedberg of Suffolk Industrial Properties represented the tenant, while Gary Brody of Brody Realty represented the landlord, Pacific Street Flex LLC, in the lease transaction.
