610 Rutgers Road, West Babylon
S&L Machining, a machine shop, purchased a 6,400-square-foot industrial building on .32 acres at 610 Rutgers Road in West Babylon for $1.5 million. Jeremy Hackett of Metro Realty Services represented the buyer, while Jeffrey Horn of Schacker Realty represented the seller, Eastern Fortune Inc., in the sales transaction.
262 East Main St., Babylon
The Rose Garden: Meet & Dance LLC, leased a 2,225-square-foot retail space at 262 East Main St. in Babylon. This will be the tenant’s first dance studio. Jamie Winkler of Winkler Real Estate represented the tenant, as well as the landlord, East Main Street, LLC, in the lease transaction.
Station Yards, Ronkonkoma
Great South Bay Brewery leased 8,428 square feet of retail space at Tritec Real Estate’s Station Yards mixed-use development in Ronkonkoma. The Bay Shore-based brewery is the first commercial tenant to be signed at Station Yards and it’s expected to open in the spring of 2024. Great South Bay Brewery was self-represented in the lease transaction, while landlord Tritec was represented by Maria Valanzano, Steve D’Orazio, and Jake Horowitz of Colliers.
660 N. Wellwood Ave., Lindenhurst
Camp Bow Wow leased an 8,000-square-foot retail space at 660 N. Wellwood Ave. in Lindenhurst. The space, which was formerly occupied by Fitness 19, has an additional 500-square-foot outdoor relief area. This will be the company’s first location in Suffolk County and its second location on Long Island, following its Hicksville facility. Camp Bow Wow, which offers a variety of services, including doggie daycare, boarding, training and grooming, is expected to open the Lindenhurst location in October. Michael Florey of Cushman & Wakefield represented the tenant, while Edward Gottlieb of Schuckman Realty represented the landlord, Wellwood 600 Associates, in the lease transaction.
258 East Main St., Babylon
Suffolk Counseling Services leased 1,750 square feet of office space at 258 East Main St. in Babylon. Jamie Winkler of Winkler Real Estate represented the tenant, as well as the landlord, East Main Street, LLC, in the lease transaction.
