SouthPark office tower plans scrapped. Here’s what Phillips Place may get instead

Instead of an office tower, SouthPark’s Phillips Place may be getting over 270 apartments.

Mid-America Apartment Communities, or MAA, filed a rezoning petition Wednesday to build a mixed-use complex at 6920 Fairview Road, according to city records. It’s the site of the former Regal Cinemas at the Phillips Place shopping center.

MAA is looking to build a 275-unit multifamily complex with up to 15,000 square feet of ground-floor commercial space, according to the petition.

The complex would be adjacent to MAA’s existing SouthPark apartment complex at 4835 Cameron Valley Pkwy. It’s unclear if the proposed development would be an extension of MAA SouthPark or be built under a different name. MAA didn’t immediately respond to a request for comment Thursday.

But the proposal is different from what the parcel’s previous owners had in mind.

In 2021, Charlotte-based real estate developer Lincoln Property filed its own rezoning petition for the 3.7 acre site. Then, Lincoln was looking to build a 10-story office tower and parking deck.

The Regal movie theater was torn down in 2022. But nothing was built in its place.

Last year, Lincoln sold the site to Simon Property Group for $144.8 million, according to Mecklenburg County deed records. And at the time, Simon said it planned to elevate the site with possibly new shops and ongoing investments.

Additional housing in the SouthPark neighborhood would be an ongoing investment as more development heads to south Charlotte.

SouthPark office and residential development

The area surrounding SouthPark mall has been a hot spot for rezonings and development.

Amwins, a specialty insurance distributor, is relocating its headquarters to 4415 Sharon Road. The building will be 15 stories tall, split into nine floors of office space and six levels of parking.

In October, real estate group Hines filed a rezoning petition to transform almost 4 acres at Carnegie Boulevard in SouthPark.

The two sites at 6601 and 6555 Carnegie Blvd. host The Pavilion, a single-story retail building.

The rezoning would allow for a mixed-use project with apartments and commercial properties including office, retail, restaurant or fitness spaces. The building could also climb up to 275 feet.

Hines did not provide the city with site plans but said it would be primarily multifamily. The firm also included prohibited uses within its rezoning request, such as no drive-through establishments, live performance venues or industrial uses.

The rezoning was approved in February.

About Phillips Place and Simon Property Group

The retail, residential and entertainment plaza opened in 1997. It’s an open-air European village-style retail center with over 134,000 square feet of space.

In recent years, Phillips Place has pushed to bring more luxury brands to Charlotte.

Ralph Lauren opened its first North Carolina store at the center in 2023. And other high-end stores include Alice + Olivia, Veronica Beard and RH Gallery, which has a rooftop restaurant.

Simon Property Group has also been expanding its reach in SouthPark.

Simon owns SouthPark mall, Charlotte’s largest shopping center. And in 2023, Simon purchased Hampton Inn & Suites at Phillips Place for $42 million. The 124-room hotel is steps away from the mall.
