Brokers and developers were honored with awards Wednesday, as the Association for a Better Long Island (ABLI) and the Commercial Industrial Brokers Society of Long Island (CIBS) held their 29th annual Long Island Real Estate Dinner.
More than 450 industry professionals attended the fete, held at the Heritage Club at Bethpage, to network and recognize the accomplishments of some of their real estate colleagues.
“These awards not only focus on the outstanding professionalism of the recipients but consistently remind us of the high bar that is set for development across the region,” ABLI Executive Director Kyle Strober said. “Through these honors the enormous economic strength of the real estate community is revealed time and again. Congratulations to all.”
The winners of the night’s three major awards included Breslin Realty Development’s father-and-son team of Ken Breslin and Justin Breslin, who received the Developer of the Year award for their $95 million, 201-unit transit-oriented rental complex The Langdon in Lynbrook. The Langdon’s community amenities include a lobby café, concierge services, rooftop terrace with skyline views, a landscaped courtyard with a range of outdoor amenities, resident lounge, fitness center, dedicated work-from-home stations, and more.
“There are very few other luxury rental residential properties in Nassau County that combine and offer both The Langdon’s extraordinary transit access and centralized location with abundantly convenient transit to both Long Island beaches and New York City,” Ken Breslin, company president, said in a written statement. “The Langdon as a full-service luxury rental building comes replete with New York City rooftop views, while being woven within in a special walking downtown, village-oriented feel.”

The Most Ingenious Deal of the Year award went to Chuck Tabone and Daniel Gazzola of Newmark for their ability to bring buyer and seller to the table for the $29 million sale of the 143,493-square-foot industrial warehouse at 31 Windsor Place in Central Islip. The Newmark pair orchestrated the complicated sale from Brookfield Properties to F.W. Webb in one of the most creative and challenging industrial transactions completed on Long Island in 2025.
“This transaction exemplifies the creativity, persistence, and strategic thinking that define the very best of our industry,” Ralph Benzakein, president of CIBS, said in the statement. “Chuck and Daniel didn’t simply bring together a buyer and seller—they solved a complex business challenge by finding value where others saw obstacles. It is exactly the type of innovative dealmaking that the Most Ingenious Deal of the Year award was created to recognize.”
CIBS’ Lifetime Achievement Award was presented to Ted Stratigos of Avison Young for a long career that underscored his professionalism and industry wide respect. One of Long Island’s leading brokers and advisors, Stratigos has built a legacy defined by leadership, dealmaking, mentorship, and an unwavering commitment to the growth of the region’s business community. Throughout his career, Stratigos has represented some of the nation’s most prominent corporations, institutions, and investors, while helping complete transactions that have fueled economic development and job creation across Long Island.


“Ted’s impact on Long Island’s commercial real estate industry extends far beyond the transactions he has completed,” Benzakein said. “Throughout his career, he has been a trusted advisor, respected leader, and generous mentor whose influence can be seen not only in the deals he helped close, but in the countless professionals he has guided along the way. He embodies the very best of our industry and is exceptionally deserving of this recognition.”
A past president of CIBS, Stratigos has been recognized throughout his career with numerous industry awards, including multiple Broker of the Year, Deal of the Year, and Most Ingenious Deal honors. He remains actively involved in charitable and community initiatives throughout the region and continues to help shape the future of commercial real estate on Long Island.
“I am truly honored to receive this recognition from CIBS and my colleagues in the industry,” Stratigos said. “Commercial real estate has provided me with the opportunity to work alongside extraordinary professionals, clients, and community leaders over the years.
