A vacant lot in southeast Fort Worth could one day be the location of a new emergency hospital.
The Fort Worth Housing and Finance Corporation is looking to sell a plot of 2511 Mitchell Blvd., off U.S. 287 near Polytechnic Heights South, to CAH Developments LLC for the development of a neighborhood emergency hospital operated by Baylor Scott & White and Emerus Health.
The hospital would be one of four proposed locations for North Texas neighborhoods that Baylor Scott & White says it will build over the next two years. There will be locations in Dallas and Aledo, and two in Fort Worth.
Baylor Scott & White already operates eight of these neighborhood hospitals, with locations from Burleson to Murphy.
The Housing and Finance Corporation unanimously approved a resolution to authorize the sale of the land at its meeting on Jan. 27.
“I am extremely excited about this project coming to the east side of Fort Worth,” said District 8 council member Chris Nettles at that meeting.
The 2.65 acre lot, which is zoned for neighborhood commercial use, is valued at $135,434, according to the Tarrant Appraisal District, but its projected market value is $808,038. The Housing Corporation paid $57,393 for it in 2009.
Even though the Housing Corporation got the land for that low value, the deal made with the developer says that it cannot be sold for less than the $808,000 market appraisal.
A press release from Baylor Scott & White says the neighborhood hospitals are “small-format, fully licensed hospitals.” This hospital, according to a presentation provided to the Housing Corporation, will have 16 beds.
Under the agreement, the developer must finalize all of their plans in 60 days and pay all closing costs. The City Council will need to officially approve the transaction.
