Doral OKs 552 residences, 10% for workforce

Development plans for Doral Parc: Midtown Doral Phase IV, V & VI are moving forward in the most northern part of Doral.

Doral city officials approved the mixed-use development of 552 units across three 10-story buildings. Situated on the east side of Northwest 107th Avenue, between Northwest 86th and Northwest 90th streets, Doral Parc is to feature a mix of one-, two-, and three-bedroom apartments along with 22,740 square feet of ground-floor retail across two new garages.

Designed by architectural firm Pascual Perez Kiliddjian & Starr, the project is a joint venture between MG Developer and entrepreneur Ernesto De Lucas. The development site is projected to break ground in the second quarter of 2025.

The site is bounded by the FPL transmission corridor and 50 acres of conservation site to the east. To the west of the site is Ronald Reagan High School, which is an important part of the project, according to MG Developer. Another important factor is “Hero Housing,” where 10% of residential units will be reserved for workforce housing designed to serve teachers, Doral city employees and first responders, who are to be informed of vacancies with a 45-day notice.

“For me, this project is very close to my heart because I know it’s going to the give opportunity for the members of our community to be able to live here,” said Doral Councilwoman Digna Cabral during the Aug. 14 council meeting. “They come here to teach, educate our kids and also keep us safe, and now they also will have the opportunity to live among us.”

In addition to the residential units and retail, Doral Parc will offer residents access to amenities including a pool and pool deck, a public plaza, a dog park, a tot lot, two parking garages and spaces for public art.

Our collaboration with Ernesto De Lucas is a pivotal step in our growth, and we’re confident that Doral Parc will become a premier destination for residents seeking a modern lifestyle in this dynamic city.”
